    BBB complaints against Indio Management Team

    I Highly recommend NOT to rent from any properties owned by Indio Management. I live at The Hamptons Apartments. Indio Property Management Team is SORRY! I have had mold issues and a ceiling leak in which they FAILED to repair in a timely manner which is a violation of my lease agreement. According to Texas Property Code 92.056, repairs have to be made in a reasonable amount of time and there are remedies that you can take. I highly suggest you to know your rights as a Tenant. I have contacted Code Compliance and two enforcement officers came out to inspect the ceiling leak. They have until June 25th to make the repairs. The so called contractor came out and cut out a big chunk of the sheet rock out and sprayed Kilz to kill the mold. I informed him that the mold in the wall has to be removed. Needless to say, the contractor was seen with my very own eyes drinking beer and smoking. I texted the maintenance manager, Calvin. I emailed Imelda and Jocelyn numerous times about the mold, and they have NEVER responded to any of my emails nor phone calls. A ton of my shoes, clothes, and purses were destroyed and mold infested. You can smell the mold if you enter into my apartment and it seems to be coming from the vent. The maintenance manager, Calvin came out about a month ago and called himself cleaning the mold. What a joke this was and when it rained the cement leak was leaking again and the mold resurfaced which indicates that the mold and ceiling leak was NEVER repaired correctly. I will be taking legal action against the property owner, Seth Bame and Indio Property Management. I filed a complaint with BBB and Indio's BBB rating is an F. Wait a minute, they are charging tenants for utilities and my building does NOT have a meter! Under the new lease agreement in which I did not get one, shows that tenants have to pay a fee for the security camera. Guess what, the security cameras do not work! I have read the numerous complaints and reviews regarding Indio Management that it is sickening! There are dead shrubs that are visible. Indio Management Team has and continues to engage in some illegal activities.

    Wyndham On the Creek Apartments is now owned by Indio Management. The Both apartment and staff deserve zero stars. I discourage any new or potential, residents from leasing at the Wyndham on the creek apartments. They have recently been sold to Indio management as of May 2023, and This apartment has went down tremendously. Do not lease at this apartment, the office workers are unfit to be in any leadership roles, unaccountable, rude, and unprofessional. Ana Barrera & Her assistant Stephanie, purposely keep the office phone off, and send tenants to voicemail. The entire time the office is suppose to be open. I called the office a total of ten times today from two different phones and each time the phone sent me to voicemail " The Verizon customer is unavailable and doesn't allow residents/ potential tenants, to leave a voicemail. I sent a email, asking why the phone goes to voicemail, and doesn't allow anyone to leave a voicemail. Exactly 2 minutes after I sent the email, I called and the phone rung through. Stephanie answered 1 out of 11 calls. That was made to the wyndham on the creek apartment office. I called to request maintenance on my air conditioner and they sent an maintenance person who did not fix the air, he came for five minutes and left out my patio door. I called again and they didn't send anyone back to recheck the air conditioner. My apartment has been at 83 to 90 plus degree for two days. Heating and Cooling are emergency work orders and demand immediate attention. I emailed, and called multiple times today, and even sent a picture of my thermostat, verses Ana sending maintenance to my apartment, she sent a picture of a thermostat showing 72 degrees for the Wyndham on the creek office thermostat. I pay to live in an apartment with air conditioning, you get paid to sit in a cool office, we are not the same. When it HUD Federal regulations, this apartment fails. I have lived here 3 years, before the new owners took over in May 2023 and I have experienced high hot Texas summer temperatures, but my apartment was able to be cool and definitely under 83-90 degrees. The apartment, have went down in the last two month. There is a big change in leadership, and staff decorum and respect for residents living here. Let's Talk About it. There has been three overflowing dumpster for two months. The maintenance do not pick up the park lots. They walk around on their phones all day. The new managers do not provide security at night. so it dark at night because they to cheap to pay for parking lot lights. The POOL doesn't work. The maintenance are rude and lie that have completed work orders when they have not done any work. Pest Control never comes out to the apartment. Though your charged for there services. The list go on for days.

    DO NOT LIVE IN ANY OF THEIR COMPLEXES! This is literally the most unprofessional apartment complex company to deal with. Especially don't live in any of their lower Greenville complex's (the palisades)!! THE IS A MASSIVE ANT, ROACH, & BUG problem! They've had the exterminator come out & sprayed my bathroom for ants multiple times and they are coming by the heaps now and I put a request in AGAIN on the 15th and no one has responded to it. I've literally asked to move out and they won't let me leave before my lease term ends but yet don't want to fix the issues they have. I DON'T WANT TO LIVE HERE - whatever you do DON'T GET AN APARTMENT WITH THEM! THEY ARE DISGUSTING and then will force you to stay!

    I posted this on Google reviews, so I'm gonna go ahead and copy and paste…read more The ceiling collapsed and there was black mold and rotted old wood. The other apartments also experienced this issue or at the very least wet/damaged walls. I had to document a LOT of other damage when I moved in so as not to be held responsible for it but that was the worst part of living here, specifically because maintenance didn't get on it for a month, and my calls were not answered or returned during this time. I called the city health inspector. They came out to address the one issue of a collapsed ceiling I reported, but also, without my prompting, noticed various other problems - a gap underneath the front door, sunken floor, etc. Our gate lock was broken also at some point. They did REMOVE the lock, but it was never replaced as far as I know (I'd moved out soon after that). There were mice, cockroaches, despite my cleanliness. I saw pest control come by once (which I guess might be normal?) and they did a kind of half-assed job, which isn't the apartments fault, but I feel they could have been vetted more. The trash cans had maggots and were absolutely disgusting and smelled, and the front yard for the building was covered in holes and trash. Myself and my neighbors asked a couple times for new cans or some maintenance outside (the most we got was tree trimming, it seemed). The person we were talking to appeared to have quit or been fired soon after that, though. Then it was hard to contact their replacement... ever. I would say just don't move specifically onto the street I was on, but these are just unhelpful and careless people. We were suffering. And YES, they do a raffle monthly where you will be rewarded for a good review. Residents are desperate enough already, so these good reviews are all BS. Also attached notes from the city health inspector, only one of which was addressed. Sorry for the rant.

Hot water over responsive; and a bevy of other complaints. I contacted the team and worked with them to not only address intra apartment "to-do's" and felt like I was part of a team. They went the extra mile. The Waller Group was keen to see the property upgraded and returned to a chic, Oak Lawn boutique community. It's exciting to see an old charm brought into a new life. Let's hope Team Waller works magic with a 're-fab' of the rest of the block. Great job and Five Star all the way.

    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.
