We were told "we're not going to do any better than this." and we "just need to buy it." ERA leads the real estate industry in unprofessional behavior and unethical business practices. The realtor and ERA have caused issues for me and my family that we have spent over 6 years trying to financially recover from. We experienced multiple problems with the home within the first year we lived there. Not only did the basement, which we were told was dry, flood several times, but none of the repairs which were required to be completed for FHA approval, were done. When we finalized the purchase, we signed papers that said the repairs were completed. The agent gave us the impression that the reinspection had confirmed these repairs were completed. These incomplete repairs caused us to have to pay out thousands of dollars and ultimately lose the house itself. Other issues the inspector noted which should have never passed FHA inspection, were abestos tiles through the house, several layers of wallpaper in most rooms hiding severe cracks and settling, cracks and separations in the front porch area (which we later found out were signs of structural damage), a collapsing detached garage/yard barn, and large tree roots which had grown under the driveway and busted through the dilapidated ceramic sewer drains causing drainage issues. I had been assured by Virginia, and thusly ERA, that the items from the inspection report had been fixed. We came to find out, too late, not a single item on the inspector's list had been addressed. When I went to ERA for help, I was informed that the realtor was no longer employed by ERA and had taken all of her client's paperwork with her and moved to a different state so all repairs were now our sole financial responsibility. When I mentioned to the person I spoke to that I felt ERA should back their sale and help us resolve these issues , they told me I had no options because the inspector had given it his approval, when he reinspected. When I spoke to the inspector directly, he told us no one contacted him to do a re-inspection to "give his approval.". During the initial inspection, the inspector told us how the updates and repairs that had been done through the years were "good enough to get by" but not at all done professionally. He mentioned they were done by "the buddy down the street, in exchange for an apple pie." and most homes in the area would not pass for the same reason, so not to be too worried. The realtor stood by what the inspector said and never questioned the integrity of the house. Through all of this, ERA offered zero assistance but did admit Virginia was at fault for leaving us in a lurch. Beyond that, ERA refused to accept any responsibility with their repeated excuses and refusal to try and help us resolve the issues. After casually sharing the story with others in the real estate community, we are learning just how shady and horrible ERA truly is and how foolish we had been for trusting someone who was supposed to have our best interests in mind, especially knowing we were first time home buyers. I would not recommend ERA to anyone looking to buy a home because you will be fed nothing but lies and weak attempts to pass the buck and place the blame elsewhere when something goes wrong. As the company standing behind the realtor, when they admitted Virginia was at fault for lying to us, I should have gotten better treatment from them and I did not. For all of the long term financial and emotional trauma, the lingering impact to our health from black mold and asbestos exposure and the negative psychological aftereffects from our experience, ERA has left a mark on my family that we may never fully come back from.
