My rating is a 3 star- he did something as well and somethings marginal. There was confusion & initial problems the week he listed my rental because he happened to be starting his vacation. No one else in his office seemed able to handle things. Subsequently,during his absence we missed the first two good renters and consequently the alternative was for me to drop the price. Upon his return, a renter was approved but I found out he had also lowered the criteria. I ended up with a "difficult " renter. It required too much attention on my part. Several items broken during the time of rental was billed to me even though negligence on their part was suspected by Jay. About each month his "handyman "was required to repair some item, at my expense or provide service at my expense. At termination my rental was left not clean and he did subtract monies and immediately obtained a cleaning company, to provide the cleaning service. However, the renters deposit- an item between he and renter- was the subject of "bargaining" and resulted in more than several calls and perplexing discussions. His accounting and paperwork was accurate.

They made zero repairs, including routine maintenance, to occupied apartments. My floor was caving in, the carpet was older than a decade, there was a bed bug infestation in all the buildings, lenolium peeling up, dried calk in bathroom and kitchen, cockroaches, active crack addicts, and illegal, free labor of the tenants. (A man named Lee who mowed the grass and did handy work while drinking vodka and orange soda) After I left, I had to leave my garbage bags and unused boxes in the kitchen because their construction crew illegally used our dumpsters for their demolition instead of renting their own. They sought out my social media account and harassed me via DM, calling me a "disgusting and pathetic individual for living the way I do" (I suffer from physical and neurodevelopmental disabilities.) They are horrible people. Their rent is currently 1650 a month, and the apartments still look exactly the same as they did 6 years ago.

They either had in house resources or outside contractors that were prompt, did quality work and were reasonably priced. I don't know how we would have ever found and scheduled the number of trades required in reasonable time to get the house listed. Every call to them resulted in another problem solved. They're in the business of getting people in the door as quickly as possible and that's about it. We had a carbon monoxide leak my first winter here (not their fault obviously) and the Executive Properties team was very casual and cavalier about the whole thing. I guess the fear of dead tenants isn't something they concern themselves with. Now that we're moving out a few years later, they want us out the door before the end of our lease terms. They're out to make a buck and don't really care about how their business affects you and your family.
