It is a huge part of why we eventually bought a home in the area. We always felt safe and taken care of in Harriman Woods. The neighbors throughout the years were always wonderful and, often times, became friends. The property is in such a wonderful location and amenities such as the huge pool and pool area were such a perk. We loved having guests over to the pool and even had parties for our children's birthdays a few times there. Harriman Woods has a real gem of a Property Manager over there in David. We cannot say enough about him. From the time I first inquired about availability in Harriman Woods he made us feel like we were already a welcomed part of the community. Any issues we had were always addressed promptly and with a smile no matter how busy he was with all of his other responsibilities. He was a large part of why we remained in Harriman Woods for so long. He is everything you look for in a property manager.......personable, organized and always willing to help and do the right thing to get the job done and keep Harriman Woods a wonderful place to live for everyone! During the winter season they have snow removal. Something I truly appreciate. Cleaning company comes weekly, the buildings are clean and fresh. The maintenance team- Anthony, Eddie, and Cory are the absolute best and always on point with any issues I've had. Anthony, head of maintenance is always professional and helpful during hours and after hours. The leasing agents are always professional and helpful. The community is kid and pet friendly. The week I was moving in the hot water heater erupted and decided to empty out all over the floors. With no questions the heater was replaced within hours. It was quiet, the on-site laundry was REAL expensive for teeny machines, it was my work schedule so I never saw any of the amenities like pool, tennis courts, basketball etc. Garbage collection was fantastic with the dumpsters placed all over the property. Great grounds keeping that was on top of things including snow plowing.

Pros: -As crazy as it may sound, the rents here are your…read moreamong your best bet affordability-wise in this rapidly gentrifying area. -The grounds are kept absolutely meticulous, you would think you were living at the White House (until you step inside, that is) -They accept most pets (with an extra surcharge of course) -The balconies are a nice touch. Cons: -The weekly lawnmowing/landscaping starts as early as 6:30 am -The walls in the apartments are paper-thin, meaning you can hear every single neighbor around you & cannot hang anything up without it falling out. Due to the cheap construction, your experience living at the complex will be largely based on who your neighbors are, as you will hear them all from your apartment. We had an upstairs neighbor who smoked cigarettes inside, purposely stomped on the floor and screamed racial epithets daily. Each incident was documented & sent to management, who did nothing about it. -The management is inept & asleep at the wheel when it comes to doing their job. Within the first month, the dishwasher stopped working completely & our refrigerator was leaking about a gallon of water a day onto the floor. The maintenance team replaced the dishwasher immediately & told us "all of the refrigerators here leak like that". When I told management about it, they said in these exact words, "you got a brand new dishwasher, that's as good as you're gonna get." Brilliant. -They charge a non-negotiable $65 amenity fee for a pool that was closed for 75% of the time that I lived here and a basketball court that is crowded regularly with people who do not live in the complex. The pool requires you to pre-register online for a "2 hour period only". -Several of the laundry machines located in the basement of each building are filled with mold, and after having several of my clothes ruined, I was told the machines are from "an outside vendor" and they would be contacted. More than a year later, the machines have yet to be cleaned/replaced. -5 months after moving out, I have not received my security deposit back. This complex is a good choice if you are never going to physically be there or as a "last resort" the rent goes up at least $50 every year and there is little benefit for the price you pay. I know several people that live in the surrounding complexes in the beacon/Fishkill area who do not deal with a fraction of the issues I went through in my 2 years of living here, and roughly pay the same amount in rent as I did. As noted in previous reviews, some of the units are a little outdated (mine was) however I could see that some units were or in the process of being updated/renovated. You are within the perfect distance to Route 32 and 9W, close to gas stations, grocery stores, etc. The common grounds are well-maintained during summer & winter, parking can be tricky without designated lines but I never actually had an issue finding spots since everyone is mindful on how they park. They have coin-operated laundry in the basement and additional storage. They are pretty much the only housing complex in the area that is able to provide heat and hot water with a generator during outages, which was amazing. All this being said, I would recommend it to anyone who was looking to stay in Cornwall and on a budget, while my stay there last year was short, I never had an issue and both the on-site supervisor and owner were always helpful & responsive.
