I've had two adult children rent from this company. One of them left their place clean and was still told that they owed $1800 for something that should've been qualified as normal wear and tear. My other child didn't leave the property in such nice order, but they told Hunter's property that they were willing to do cleaning and repairs and pay for any thing that needed to be done. This offer was not received and they proceeded to call my son-in-law's work asking for phone numbers to garnish his wages. They are pressing federal vandalism charges because they did not get everything moved out when they left. read more

Of course, the hurricane dumped a whole lot of rain on Ozark, and it came right in my bedroom, even though hunter properties assured me there is a tarp over the roof and there are no leaks. On Monday I sent new pictures to them with the amount of water on the carpet and they said they would contact a carpet cleaner to come out and dry the room. Bee Clean Carpet is at our apartment complex every couple of days because apparently other tenants have problems with leaks. I didn't hear anything Monday from the carpet Company. So I texted the maintenance manager John and let him know. Within thirty minutes I had a call from Mike with Bee Clean carpet, and I made arrangements for him to dry the carpet. Their machines have to run for 24 hours. On Wednesday, their technician Kenny texted me, and I made arrangements to be home for him to come by. I also made sure he knew that I would be available Thursday and just text me and Icouldmeethimthere. Not so long ago I got a notification from my ring camera that someone entered my apartment. It was Kenny the carpet guy, and he had not called or texted me. I have an emotional support animal in the apartment. I like to be there because I'm the only person that will be able to catch him if he gets out. I called Kenny to ask him why he didn't text or call me, and he said he forgot till he reached my apartment. I said so you have a key to just go on in and he said yes, I have a key. So it's very nice that hunter properties hands the keys out like candy and that anyone can enter without your permission at any time. read more

HUNTER PROPERTIES NOT CARE ABOUT PERSONAL SAFETY FOR TENANTS. My 23yo daughter was alone at her apartment taking a shower when maintenance UNLOCKED the door and walked in without any warning or notification. HOW is this possible?! Well, according to Jessica this is routine and not out of the ordinary. Unbelievable!!! Jessica said she would "look into it" and call me back. That was months ago. Not a word back from her. A month later AGAIN maintenance unlocks the door, walks in and states they're there to change the filters. My daughter walked in to a man standing in her living room. Again, NO NOTICE and no knocking.... Just came in. I guess Jessica was right when she said this is normal procedure. And it is true, if you leave a good review you'll get a $5 gift card. So can you really trust the good reviews? NO So happy my daughters are OUT of that hell hole. If I could give zero stars, I would! read more

I have really enjoyed working with JP, Chris and John. They treat their clients well, know them by name and face. They give back to the local community which shows that their hearts are in the right place. They charge fair rents to their tenants and take the quality of their homes seriously. I find their monthly reports easy to read and if I ever have questions they are quick to respond. read more

Hunter Property Management is taking advantage of my family after my cousin's unexpected passing. They accepted $3,000 check from a local charity to help my cousin and his wife be released from their lease so she can move away with her 2 young daughters and mourn in peace. In the agreement, they kept the $1,300 deposit that was made. My cousin's wife was happy with the agreement her and the management company came to. However, Hunter Property Management is now trying to come after my late cousin's wife with over $3k in false fees after they have already agreed to and accepted the $3k check from charity and their $1,500 deposit. Taking advantage of a grieving wife/mom of 2 young girls is absolutely vile. Stay away from Hunter Property Management. read more

Mold and leaky ceiling went on for over a year and was not repaired. Keys must be turned in exactly on time at noon or you will be charged a fee of $75 even if it's within the same day. Very disappointed in cleaning fees after move out being over $500 when it was a health hazard with the mold in there. Very upsetting with move out experience and a huge unexpected bill for cleaning plus deposit taken. Rent also was increased by almost $100 and they charge fees for paying rent online. Tried to work with the offices on these fees and was basically told no adjustments can be made by a very unhelpful rude office lady. read more

Would give zero stars if possible. They "managed" two properties for us and the experience was awful. Charged us for constant repairs at the properties (we've had rental properties for years and never experienced so many things wrong). Our new property manager has handled the two properties for 7 months now and there have been no repairs needed. I could go on and on. Rude staff. They pay their tenants to post 5 star reviews and I've noticed that some of the 5 star reviews are posted by people who work for them. They were a nightmare. read more

We live in a house that was sold to a new landlord who won't take the time to meet us then he goes thru hunters property to handle his affairs ,ok but in this house we have been over run with mice and have sent in many request for something to be done ,they can once the after several more requests sent a rude email stating don't send no more request it's your job to get rid of them ,well there is a squirrel in the attic that has chewed a hole in the ceiling and they have been told of that to and it's still there ,don't rent anything that this property management has their finger in ,they had us sign an apartment lease for a house that we have been living in for 4 years now and still expect us to pay a 30.00 dollar maintanance fee ,for what !! They aren't dealing with the mice issue we have to. Hunter property has no care in them ,especially for disabled people as Mr and my husband are and no car ,only SSDI to live on and barley can eat but we have to pay out of pocket to get rid of mice . read more

Don't ever rent from this company because if you do you will get screwed out of your deposit money and that you will also get screwed if anything ever goes wrong in your household. They try to make you pay for everything when a landlord is supposed to be the one that pays for any issues that go on in the house especially if it's internal and you have nothing to do with it. This company right here are scammers and out to get you for all they can rob you for. They also try to raise my rent which they actually did once because I had to agree or move out during a pandemic. Could you imagine not even knowing if you're going to have a job and your rent gets raised on you or you have to move. If you want to rent from an ethical company that cares about being fair and cares about your well being..do NOT rent from hunter property management. I started renting from them in 2021 in which Tara was my property manager and was amazing, caring, and worked hard to find a place for myself and my children. I had to sign a no look lease unfortunately because I was moving from Jefferson City. The carpet was stained and the refrigerator leaked which ended up being on me for signing the no look lease (which I'll never do again) but I did not blame Tara for that. I do not know why she no longer worked there a few months after I started renting from them but I got the news that JP (Jessica pitts) would be my property manager from there on out which would turn out to be very unfortunate for me and I'm sure many others. Fast forward to 08/2022 shortly after I signed my second lease with them my duplex was flooded due to a significant amount of rain we received one night. I had to stay at a hotel for two nights in which I was not reimbursed for and then there were several industrial sized fans in every part of my unit for over a week. I suggested pulling the carpet up due to me being worried there was mold underneath but that never happened either. They charge a $30 amenity fee on top of your rent every month with no amenities. They say an app called piñata is the amenity because you get points for making your rent on time every month but they never report on there that you actually made the payments so it never benefits you. They give you a lousy $5 gift card to Andy's the day you move in if you leave them a 5 star review which I have now found out is a ploy because they can't earn good reviews the right way. March of 2023 I call JP and leave several voicemails (which she claims she never received even though I have screenshotted proof I called) about wanting to inquire about two houses they listed for rent from their website to see if I could transfer my lease to one of their other properties due to me being afraid my toddlers ongoing cough and allergies are being caused by the possible mold in my unit, and I didn't want to break my lease..never received a call back or any acknowledgment. Fast forward to April 2023 I have no choice but to move and break my lease a few months early. Jessica Pitts emails me and tells me I will have to pay a 60 days rent plus a 2 month buy out (so 4 months worth of rent which actually goes past when my lease originally ends). She is very rude and unprofessional in her emails by responding to questions with "negative.." and then answering my question and being completely snarky. Then when I tell her I'd only like to correspond with her manager from here on out she denies me that. I have never had any problem with anyone else the way I have had problems with hunter property management and specifically Jessica Pitts. My new landlord tried to call several times to verify I rent from them and she was unable to reach them at all but yet "JP" claims I'm "the only one who has problems contacting them". There is nothing good I can say about this company. My last day in the unit was 4/30/2023 in which I spent the entire day cleaning and left the unit cleaner than it was when I moved in yet they still sent me a bill for $3000+ which included cleaning fees of $250 and $150 for each room and also charged me $77 for Mays prorated rent when my last day in the unit was 4/30. They also stated that if I don't have that paid within 30 days they will be tacking on another $1300 fee which is INSANE and completely unethical but they do not care. I now have to spend money to dispute the individual charges that are completely unfounded. Again, this company will literally rob you blind and not work with you at all.
