you need a license to fish in any body of water in NYS.... As far as is it private, yes, it's privately owned and the public can pay to fish there.... It's a very peaceful, private and accommodating lake that has plenty of fishing action for all....

Nice lake, the rest is a disaster…read more The listing says there are 115 acres of nature trails (elswhere it says 120 acres). Prior to my visit when I asked about a trail map, there was no response. Upon arrival at the property, the only trail I was told of was the one that led from the cabin to the lake. This is very misleading, A big part of the reason I booked this place was the nature trails. Post-visit I was told no one has ever asked about a trail map before. Over 100 acres of trails and no map or markers or signage except for the lake trail. That's ridiculous. The cabin needed cleaning. There were spiderwebs in bathroom. Webs in the corners of the bedroom ceiling, a cobweb hanging from the ceiling. These webs looked like they had been there a while. The ceiling fan was covered in dust. I booked a cabin to be able to have use of the full kitchen. The microwave door handle was hanging on by a thread. It appeared someone had previously attempted to fix it with glue, which obviously did not work well. The shower handle came off in my hand, but I was able to put it back on. The toilet was running and then stopped working. Eventually, someone came to fix the toilet. The next day, the toilet stopped flushing again. The kitchen window did not close all the way, allowing bugs to come in. The screen of the screen door is not attached, and the door does not close flush with the door frame. It was not possible to have front door open because there was ample room for bugs to come in. The listing says "Peace and Quite!!! Very Private". It was not private, it wasn't even quite quiet. There is a good amount of streetnoise, the cabin is set very close to the road. Bring earplugs. Private? No. It is a very short walk to the playground because the playground is directly across the street. A fence separates you from house next door, clear view of their home and yard. Not nearly as secluded as you'd think. They asked if I would not leave a negative review in exchange for a refund. I don't do hush money. People deserve to know what to expect from this place.

The cabins are always clean, the communication through Airbnb is seamless and Bob gives you access to his kayaks, paddle boats, rowboats etc! My husband loves the lake for fishing! There's something to do for the whole family. We- come back every year and look forward to continuing to making many more great memories.

The best thing, Happy Days is only 4 miles from one of the greatest attractions in New York ....Bethel Woods, the 69' Woodstock Concert Field and the historic Woodstock Museum (which is a must see... you'll thank me later). The campgrounds are covered in pine trees, so you awake to great, fresh smelling air. It's very clean. The showers, bathrooms and rec room were immaculate. I drove my RV here, but on the premises, you can rent well restored, classical 3-wheel campers for a minimal fee and spend the night in camping luxury (and instead of my gas guzzling RV, I'll bring my car next time, instead and still save).... Tim, one of the owners, is great. From his story, he had no intention of running a campsite. He was in corporate management. He came to Happy Days as a kid. When the woman who owned the site told him, he'd have to find another place to camp next year ... the wheels went into motion. This campsite is Tim and his brother's baby and the care and the high standards they have also shows in their appreciation of their customers ... and I'm sure that comes from having originally been a customer of the campsite. Make sure you make reservations in advance, especially when Bethel Woods has a concert planned for the weekend. I was going to stay an extra day but I waited too long. Booked for the Bethel Woods concert goers.

We saw several bald eagles and enjoyed natures beauty during our 4 hour float. No rough rapids, so nothing to be worried about. Pack a cooler with hoagies, drinks and snacks and you are good to go!

6 Hours of Sunburned Regret - Landers River Trap........f you've ever dreamed of drifting…read morepeacefully down a river for three relaxing hours, don't come here -- unless you meant six hours of sun-scorched misery while your children cry and you paddle like a deranged gondolier just to keep moving. Landers assured us our 5-mile tubing trip would be a chill three-hour float. Cute. The Delaware River clearly didn't get the memo, because in some spots the current stops entirely. You'll have to use your arms like oars -- not fun when your only paddles are your hands and growing resentment. Pro tip: if you have kids under 12, they'll be too small for the massive tubes and too weak to help. So congrats -- you're towing a human anchor while slowly baking alive. And just when you think you've made it, Landers hits you with the final boss: a shoreline of thick, goopy mud that sucks your shoes off and your soul with it. Because who doesn't want to end the worst vacation day ever by trudging through six inches of swamp muck? Never again. Thanks for the trauma, Landers.

I think other reviews said it but I'll include my thoughts too -- the noise curfew is non-existent…read more We are night owls so we didn't mind. Let's dive in ... Campsite (3/5): These are a bit stacked on top of each other but our group had two next to each other so it didn't impact us too much. Ambiance (4/5): These campsites are right on the water which is absolutely stunning! You really feel like you're in nature, but there is a major road near the top campsites and even by the water you can hear road noise. There was a huge group at the top which partied into the night though we're up late anyhow and it was no issue for us. Consider earplugs if you're not like us. Bathrooms (4/5): These were relatively clean for a campground bathroom. Minus a star here because on the last day the women's room was out of order -- but I believe it was due to another guest, as a member of our party heard someone say "oh no it's not flushing!" TL;DR: Great for those late-into-the-night campers. If you stay here make sure you get a waterfront spot.
