James and Nicole provided white glove service through the entirety of the process. They are the real estate equivalents of Goldman Sachs or McKinsey - highly strategic in their advice while also being exceptionally detail oriented and organized. All the while, they maintained a customer-centric approach that was both personal and professional. They understood our needs and were truly partners throughout the process - never married to a single approach, just the one that made sense for us. From start to finish across two transactions, there was never anything too big for them to handle or too small for them to address. We truly value their partnership, professionalism, and work product. Highly recommend to everyone - especially busy people with a high bar!

The day before escrow was to close, with no communication during the entirety of the transaction tells my agent (who had to call him by the way) "oh, we're backing out. " No good reasons. No legal reasons. Won't work with my agent to resolve it. Wouldn't try to remedy the transaction. Won't release the earned monies per the contract. I called the manager of the branch and he was less than interested that one of his agents is, in my humble opinion, totally unprofessional. They know that if the transaction amount is low enough, you won't litigate to get your money and they will back out cause they are not professionals. The "Arbitration" costs a lot of money and they know you won't do it. They tied my property up for 30 days and I rejected other offers because we had a deal. Then without any notice, they pull out... leaving me on the market in a worse time of the year to try to move a property, near the holidays. The agent may be the top 1%, but I won't say what he is the top 1% of. DO NOT HIRE THESE PEOPLE, DO NOT NEGOTIATE WITH THEM.

We heard mixed reviews of her before going in. We heard that she is abrasive and hard to work with. We found neither to be the truth. Gwen is a passionate and hard working agent who's best interest is her client. Yes she is aggressive, but for the benefit for her client. She reads every single line of contract, disclosures, inspections, title, etc.. to make sure everything was in order and inform us if anything needed our attention. For example, she found an incomplete area in the termite inspection report - she then negotiated with the sellers to fix this problem. Gwen also knows every ins and outs of real estate in Palo Alto. She can recommend you with every contractor and city services persons - and they know her! As her client, you will be very well taken care of. I wholeheartedly recommend Gwen for anyone who is buying or selling their house in Palo Alto.

The team is very knowledgeable and clearly takes pride in their work. We're extremely happy with our experience buying in Palo Alto and would definitely recommend Brad and the Deleon Team!

What stood out most was how prepared they were. They came in with a clear plan, which made it easy for us to coordinate our own move around it. When it came to prepping the house, they were thoughtful, suggesting only the improvements that would actually move the needle, then connecting us with the right people to execute them. The DeLeon design team's staging felt like it belonged in the house rather than being dropped in from a showroom. It complemented what was already there rather than overwriting it. Closing was smooth, with Audrey and Karen keeping us informed at every step. If you're thinking about listing, call Audrey. We couldn't recommend her more.

The landlord refused to change a lot of things including kitchen cabinets and stove. We performed professional lead test for $1600 out of pocket after receiving positive result from lead test bought at Amazon. We moved out before the rent expired, they did help us find a new tenants, but surpise surpise charged us $3000 without a proof of work (before & after pictures) essentially to resurface the wooden floor, which we cared for. It suffered abosulely no damage by us except for maybe marker pen by kids, we tried washing some of them off and it was coming off, so it didnt need the whole resurfacing work. We feel lied to and exploited to renovate the super old house. We left behind the dishwasher and kitchen island and Ring doorbell all brand new, and landlord refused to pay even $200 for everything included. The price was symbolic, because the dishwasher cost us $600 from Costco and Kitchen Island $500 from IKEA, Ring Doorbell dont remember. New tenants ended up buying those things. Worst experience I've had with landlords so far, the landlord felt super greedy. UPD: Wanted to clarify couple of points: * The management company was ok, Christopher was responsive * Amanda helped us find new tenants quickly when we wanted to terminate the lease early * There was NO lead problem (conclusion of the environmental report), but problem with who should pay for the evaluation. Owner refused to pay anything even though they were interested in this report as well (their words, not mine) The reason I left this review to the company is because I can't leave this review to the house owner, I just have nowhere to leave it. I wish the company would stop working with landlords like this, and do a better job of protecting the renter's interests as well, not just the landlord's. After all they're the mediators between the two.

Every time we've worked with Ann, she has proven that she is not just a realtor--she's an advocate, a problem solver, and someone who treats her clients like family. Ann's dedication and work ethic are unmatched. She is responsive at all hours, creative when it comes to solutions, and fiercely protective of her clients' best interests. To give you an idea of just how far Ann will go for her clients: when my water broke unexpectedly and I ended up in the hospital, we were still in the middle of closing escrow. Most realtors would have thrown up their hands--but not Ann. She made sure everything still went smoothly. Even while I was recovering and preparing to welcome my baby, Ann made sure nothing fell through the cracks. That's not just good service--that's above and beyond in the truest sense. Buying a home is stressful enough, but with Ann by our side, we have always felt supported, reassured, and in the best possible hands. She has now helped us successfully purchase three properties, and there is no doubt we will continue to work with her for every future move. If you want a realtor who is tireless, trustworthy, and genuinely invested in your success, look no further. Ann Vu is the realtor you want for life!
