At the same time, I had noticed some missing mortar in the brick on the outside of the house and a broken gutter - meaning water was dripping down the side of the house and likely entering the walls. I was convinced we had mold and envisioned our whole bedroom being torn apart. After searching online, I came across this company which had good reviews so gave it a ring. I was impressed from the second Angelina stepped foot in my door. You know when you see Mike Holmes walk into some poor soul's house on his show and you know he's going to fix things? That's how I felt - she was going to save the day. And that's what she did. Long story short, she did her thing using equipment which can detect the presence of mold without making a single hole. She also checked other parts of the house to ensure she had the whole picture. She wasn't convinced it was mold. Surely enough within 24 hours or so, we received the "Indoor Air Quality (Mold) Testing & Investigation Report" via email confirming her suspicion. Turns out our old house with its plaster walls saved the day. Yes water had come in, and yes that was the cause of the odor, but because it was plaster, all we needed to do was dry it out and get out mortar and gutter fixed. (If it had been dry wall, we would have been screwed.) In the following days, Angelina offered recommendations on getting rid of the odor and responded promptly to any other questions I had. She even offered to help me rent an "air scrubber" if we continued to smell the must. Thankfully it wasn't needed. The price was very decent. If I recall, it was in the $350 range when all was said and done.

He contacted the company himself to discuss his concerns. Left undiscovered there would have been an extremely costly issue to address within months. Such a relief that it was detected in time to have it resolved without thousands of dollars in damage! The rest of the inspection report was highly detailed and we will be using it as our guideline to have our home in the best shape possible for its upcoming sale. Thanks James!

My friends woke up to that nightmare that no first time homeowners…read morewant to experience: their very pricy remodelled house was showing water damage on the top level ceilings after just six months. (Barf!) They had a number of different roofing specialists come though to inspect the damage and they all quoted full roof replacement, which could be up to $40Gs! My friends hadn't had a home inspection done pre-sale because including any conditions on their bid may have given the house to the other bidder, so they took my advice to try that tactic after the fact. I'd known James casually and could tell from the way he discussed his work and did his own home construction that he's a super smart cookie who knows his business and is really passionate about it, always updating his knowledge and traveling great distances each day to do inspections. Reporting back to me later my friends seemed surprised at how thorough James' knowledge was and how prepared his toolkit: he took out his moisture meter and diagnosed the problem as originating from the flashing (where shingles join the siding), not the roof - a repair that would run closer to $10Gs to fix. Because he had no vested interest in up-selling the job, his inspection fee ended up paying for itself 160 times over. My friends were understandably delighted and soooooooo grateful for my recommendation. Yay me! (But really him.) James proved just as awesome as expected!

    First I should mention that I have called on Rob Bundy Plumbing to install a kitchen sink, a…read moretoilet, etc. and although he may have taken days to "show up", eventually he would arrive and do a good job. His time management is very bad and I don't believe he ever showed up when he said he would. I know sometimes jobs are bigger than a contractor thought sometimes but he was sometimes several days or even longer. Sometimes he just doesn't show up or call. Timelines: 2017-10-17 Invoice came from Rob Bundy Plumbing for the fixing of the pipe Had my ceiling replaced by a professional contractor whom I have had do work before because they are awesome. This occurred during this period in between 2017-12-16 I sent Rob a picture showing him the MAIN problem by text 2017-01-05 Rob responded and said he would call me on Monday (never happened) 2018-01-08 email sent to detail problems and possible acceptable solutions 2018-01-21 I drew his attention to my email again 2018-01-31 I told him "time is up" for me to hear a response and I was going to write this review 2018-01-31 He called and said he would be at our place that day. He made a suggestion regarding problem which is listed in details. 2018-02-15 Still no phone call, text or anything...he simply didn't show. In September, Plumber, Rob Bundy came to fix a leak from the stack under our bathtub. I have attached photos of the problems and the finished job which prompted this review. The water leak was caused by ....well this is Rob's description from the invoice: "Leak coming through ceiling of living/dining room ceiling below upstairs washroom. Cut open wall and ceiling exposing abs drains. Found leak at cracked tee wye. Cut out section of 3" stack, tub drian, tub waste overflow and toilet drain. Installed new tub waste and overflow with chrome clicker trim. New toilet drain, tub drain and section of 3" abs stack. water tested and inspected for leaks, good." My husband and I were home for the repairs so consulting was an option. These are the issues which made us very unhappy customers: Although we did not talk about changing the drain, he changed the drain and overflow. All the fixtures are brushed nickel but he put in chrome and apparently they were quite expensive. The drain makes a huge vibrating noise when the tub is draining and for a bath person this is a big problem. The noise is very loud! When our contractor came to put back the gyprock on our ceiling he said that there was some structural damage to the floor under the bathtub. I already figured out something was wrong because the Seal put in by Bathfitters, who had added a new tub surround the year before, broke on one side of the tub and the entire tub actually drops more than 1/8" but not quite ¼". Our contractor braced it as best he could without getting into extensive repairs. The really big problem, as if this is not enough, is that the pipe was mounted by the plumber (Rob Bundy) BELOW the level of the ceiling. Like I said to Rob, in my email, it is not necessarily about doing a bad job, but how you handle it after the fact that really counts. My timeline clearly shows that he is not willing to provide good customer service. During my LAST conversation with Rob on January 31st he suggested that he put a quarter round around the bump in the wall to hide the pipe. I told him that decorating and drawing attention to a bump in my wall with the bathroom stack is not at all appealing to me. He suggested that it may be possible to tear out the ceiling replacement we had put in and perhaps do something with the pipes, but we would have to once again pay to have it fixed. He did not offer to contribute to that expense at all. Note that Rob Bundy did not offer to refund any part of the $830.05 to contribute to possible fixes such as putting up crown moulding to hide the pipe. We have not heard a word from Rob since he said he would be coming over later. That was 15 days ago and not a call, text or show up. So the long and short is that Rob Bundy did a bad job for which we paid $830 and we are not at all satisfied.

Given the housing market is cooling nowadays, if you're in the market, you are probably in a better position to negotiate an inspection on purchase. The 5-star consistent Yelp reviews don't lie. Vahn is great, and I highly recommend him! He knows his stuff and has many years of experience in construction, civil engineering and home inspections. He grew up in a household that's in construction and real estate. He quickly responds to the first request for information. However, you should be able to find all you need from the detailed breakdown of prices on his website. He spent four hours on our house and thoroughly explained the HVAC system, how all our equipment works, and how to maintain it through the seasons. Very patient with answering all my Q's because I know nothing about it. While our home is relatively new and within limited warranty, he did find some HVAC-related items, electrical panel and external areas to improve. What did we receive at the end? A detailed 45-page report (we had two HVAC systems) with 10+ recommendations and pictures. He even had diagrams of our electrical, heating and plumbing systems etc. All the model numbers of our equipment and home appliances were listed and submitted to notify us of any recalls on an ongoing basis. It was worth it for us to get the home inspection after purchase. We paid for the extended thermal scan of the home, but we didn't upgrade for the radon scan. However, it's only $30 to add on a radon scan if you want a quick check.

(real estate home purchase is 5days condition offers with house inspection. ) When I try to contact the seller agent for the date and time that was given by Vahn is already too late. someone else has booked that time on line with Vahn. At first I was very upset when I called Vahn and he explained to me why is unavailable and he took the time to contact another inspector to help me. I will definitely recommend friends and family for Vahn service even I don't have a chance to have Vahn to be there for my home purchase at this home inspection, I will contact him for next house purchase.
