In general any management or maintenance that you or roommates talk to will be pretty unhelpful most of the time. Appliances like dryers & AC will be lazily fixed and will likely have problems several times. "Luxury Amenities" such as the club house printer and tanning bed broke and neither were repaired/replaced for months. The trash truck comes around 4-5am so be prepared to wake up to that if you're a light sleeper. Whenever it would rain our first floor would flood. The doors to individual rooms don't lock very well, so it is entirely possible for either the apartment or other roommates to allow guests to enter the room (potentially causing damages) while you are moved out but still finishing out the lease. Upon moving out they are trying to charge me cleaning fees for dog hair in the dryer. While ridiculous in general, I did not have a dog and the roommates who did paid their pet deposits, I'm assuming, for that reason. It really is the little things that add up that make this place unenjoyable to live at. While it is an overall cute place & close to campus, it is not comparable to the other options that charge the same price.

I immediately contacted management and sent photographs documenting the condition. Instead of taking responsibility, they avoided returning my calls. When I finally received a response, I was told there was nothing they were willing to do to make it right. Parents trust an apartment community to provide their children with a clean, sanitary, move-in-ready home. The Bluff failed at the most basic level, then compounded the problem with poor communication and a complete lack of accountability. The condition of the apartment was unacceptable. The way management handled it was even worse. I strongly recommend that parents and students inspect the actual apartment thoroughly before signing anything or handing over payment. I lived at Essex Square for three years (2020-2023), and it was the best apartment experience I…read morehave ever had. The maintenance crew was incredible. Whenever I would submit a request, the issue was often resolved within the day (even within a few hours!). If an issue would take longer, maintenance would communicate with me and provide me with a timeline for resolving the issue. Additionally, management resolved an issue with a neighbor promptly and ensured I continued to feel safe in my apartment. Throughout my time here, whenever I had an issue, I knew they would be able to fix it. As for the apartments themselves, mine was clean when I moved in, and it was the perfect size for one person. I lived in the unrenovated style of apartment (carpet, older appliances / kitchen) and had zero issues with it. The complex itself is quiet, clean, and felt very safe! There's also a pool and various other amenities. It's in a great area of town and near several restaurants / grocery stores. It took me about 10 minutes to get to campus, but I enjoyed not being right in the thick of the college scene. The complex had a very calm, family friendly vibe which was perfect for studying. All in all, I really enjoyed my time here and highly recommend it.
