    Infestation of roaches!! Our experience at this apartment complex was beyond unacceptable. We…read morearrived with plans to move in, only to discover that the unit was completely infested with roaches. Not just a few here but these were crawling in the walls, kitchen, and bathroom. It was clearly uninhabitable. Despite the severity of the infestation, we were told that pest control wouldn't be available until next Monday....it was Wednesday when we arrived. That's almost a full week of being expected to live in unsafe, unsanitary conditions. Bombs and over-the-counter sprays won't fix an infestation this deep and they claim it would help... To make matters worse, we were told there would be no hotel accommodations offered, and that our only option was to split up from our roommates and temporarily stay in different units...completely disrupting our move in plans and adding even more stress. And the worst part? They had already taken our money. This place is part of a student housing system that feels like a scam designed so that once they've got your payment, they've got the upper hand. If you have a problem, their "solution" is hey "too bad" or pay a lease breaking fee if you want out. That's completely unacceptable. We wasted our time, energy, and money traveling here, only to be met with a situation that should have been addressed long before any tenants were scheduled to move in. This level of unpreparedness and lack of basic livability is completely unacceptable. If you value your health, time, or sanity look elsewhere!!

If I ever have to come back to Tuscaloosa I would live here again. 2 pools A small gym Laundry Room AND w/d hookups in your apartment AND they rent out W/D if you need to. Everything is well kept, the garbage is NEVER full. Ever! The grass is always green. I was lucky and lived on the end if a cul-de-sac but it was eerily quiet. Like so quiet my neighbors never heard me, nor I them. As a young girl living alone I was always worried if someone murdered me no one would hear my screams. Morbid I know. But you get my point. This place was great!…read moreThe office staff is friendly and helpful, and the maintenance guys are awesome - they get to work orders quickly and always wave when they see you. This place is also really peaceful and quiet - something that as a grad student I really appreciated. It's a little far from UAs campus, but I think it was absolutely worth it. The prices are reasonable and you can't beat having a fireplace when it gets freezing in the winter! And the units (the 2 br/2 ba) are really spacious. I would recommend Palisades to any student that isn't looking for the "undergrad atmosphere" or really anyone looking for a quiet, reasonably priced place to live in Tuscaloosa.

As from the reviews…read moreit appears to have a reputation but staying here over a year I've had nothing but a good experience. My place was clean and there was nothing out of the ordinary other than some paint imperfections from a rapid repaint from the previous owners. Other than that, great place and cheap (you get what you pay for). Crimson Ride has a rotating bus every 30 minutes, so you don't even need to drive to campus if you don't want to! The only real frustration I would have to say is that they're pretty inconsistent at the front office because they have so many rotating employees that often when you make a call and then are told to call back later you end up getting someone entirely different that has taken their place and unless the original person wrote a note down for the new person you have to start over again.

For several days, we have repeatedly called and emailed the local office regarding a payment issue that was caused by an error on their end. The online payment portal would not allow us to make the required partial payment for fees and utilities, and we were simply trying to get someone to help us resolve the issue so we could pay. Despite multiple emails, phone calls, and being told that a manager would contact us, no one ever returned our calls or emails. What makes this even more frustrating is that while no one had time to respond to our requests for help, someone had time to post a Seven-Day Notice to Pay Rent or Give Possession on my son's door. We were never refusing to pay--we were actively trying to pay, but their system would not allow it because of an issue on there end. This situation could have been resolved with a simple phone call or email. Instead, it caused unnecessary stress and made my son feel like he was being threatened with eviction over something that was completely outside of his control.

After 3 years and 3 different managements I can confirm nothing will ever change. Scion or whatever corporate bs they have is a joke. Let me just list the multitude of reasons you should not live here, . Horrible inconsistent management . Pool always dirty . Hot tube never works . Broken gym equipment . Break ins with no accountability . Zero gate function for all three years . Constant rodents and cockroach issues . Lack of enforcement of rule . Lazy and rude staff .inconsistent room checks months off schedule . And the cherry on top recently they switch internet providers and the internet barely works now After all of this, I can't keep quiet anymore, if you are going to UA and need an apartment never and I mean never choose this as an option.

I believe they reduced the number of guests you can bring in as well. The gates are normally broken. Additionally, the pool and hot tub are broken, and I've seen no progress on pool maintenance aside from one single day of work about 2 weeks ago. These amenities have been closed since March 5th (they said they would be fixed by March 15th). They also had the audacity to increase rent as well. They are also doing maintenance on the study rooms as well. I have not seen any work done on these study rooms aside from a bit of construction for about 3 or 4 days around a month ago (no progress since then). There was an incident where a non resident discharged a firearm in the parking lot last October. I heard there was another similar incident last Spring. I know there is also a bit of a cockroach issue, but it's not bad in comparison to the issues above. I've also heard rumors of rats, but I cannot confirm this. Though I have seen quite a few stray cats around here. Additionally, the thermostat is programmed to be only on hot, cold, or off. This gets pretty annoying when there is a large temperature change (especially during the night, going from a warm front to a cold front for example). Additionally, all of the stairwells are gross, dirty, and stained. I also heard that the trash service comes left frequently compared to last year. The top of my my stove is not level either, so whenever I cook something, the oil on my frying pan always pools on one side. There are 4 benefits of living here. A great 24/7 gym, a bus to campus, your own bathroom, and a roof that doesn't leak.
