My experience with H.A. Edwards has been extremely frustrating. My original issue involved several rodent entry points throughout the property. At the time, I understood that H.A. Edwards was extremely busy preparing "literally thousands of units" for the influx of students, so I remained patient and respectful.
After approximately two weeks, I spoke with a very rude representative who told me that service tickets had been created. However, I never received confirmation of those tickets, and she was unable to provide an estimated timeframe for when maintenance would address the issues. The rodent entry points ultimately took approximately three weeks to resolve. On top of this they seem to have a habbit of marking work orders as closed when nothinng was done
Unfortunately, that was only the beginning. During my tenancy, I also experienced a broken shower hot-water knob, a significant water leak, extensive mold growth that damaged personal belongings, and an HVAC system that routinely struggles to bring the temperature below approximately 83°F. I was told that the lack of any insulation in the property was a major contributing factor, yet no meaningful solution was provided. I am currently paying approximately $350 per month in electricity for a roughly 700-750 sq. ft. home, which I believe is unreasonable given the condition and efficiency of the property.
I brought these issues to H.A. Edwards' attention numerous times and repeatedly requested to speak with someone who could actually address the ongoing problems. I was told on multiple occasions that my name and phone number had been passed along to the appropriate parties, but I never received meaningful follow-up. As a result, I spent numerous hours of my workday making calls, following up on maintenance requests, and, on multiple occasions, leaving work to ensure that necessary repairs were actually completed.
Eventually, I contacted the city inspector to conduct a full evaluation of the property. This was absolutely not my first choice, as I understood that it could create significant inconvenience for both myself and the property owner. However, I felt I had exhausted the normal channels available to me. The inspection identified numerous additional issues requiring attention.
To be fair, Charles has been by far the most professional person I have dealt with at H.A. Edwards. Unfortunately, getting consistent communication or reaching someone who could actually resolve these issues was extremely difficult. It was only after I escalated the situation to the city inspection dpt that I began receiving more meaningful attention.
My biggest issue with H.A. Edwards is not that problems can occur in a rental property--maintenance issues happen. It is the lack of communication, follow-through, and urgency in addressing them. As a tenant, I should not have to repeatedly call, escalate issues, involve the city, or take time away from work just to get basic maintenance concerns addressed.
If you are considering renting through H.A. Edwards, I would strongly recommend asking detailed questions about the condition of the property, its maintenance history, and how maintenance requests are handled before signing a lease.
Based on my experience, H.A. Edwards has been one of the most frustrating property management companies I have dealt with, primarily because of the lack of communication, rudeness and follow-through.
I am sure this review will fall on deaf ears once again. But unfourtanatley this seems to be the only way to get snything done with this company. I would HIGHLY suggest looking elsewhere for rental properties as client satisfaction does not seem to be any sort of priority for HA Edwards.
