We had Terry remodel our 1940s bathroom - electrical, plumbing, tile, tub, painting, toilet, sink,…read morelighting, cabinet, exhaust fan, grab bars, counter, plaster repair - the works! It's now been about 4 months since he finished the work and each day I look at our new bathroom and think "wow!' He did a great job! He was patient and always responsive to any questions or issues, and cleaned up each day. Great workmanship too. He started out by measuring and answering any questions we had, offering ideas here and there but letting us make our own decisions. Unlike some other contractors, he did not give fancy 3D architectural renderings, nor did he accompany us to each supplier to pick out products. Here's what his process was, which was perfect for us. We received a proposal contract which listed each item or task, along with a cost allowance for each item. If we chose something more expensive than its allowance, the final price would reflect the increase. If what we chose cost less than the allowance, the final cost would go down by that much. So we had a bottom line price from the start and would have the final decision on expenses. He then also gave us a list of his suggested suppliers from which to pick out all of the products. We worked with those suppliers to make selections at their respective showrooms (they work with TLC regularly), and they forwarded our selections to Terry. A few selections we made were from suppliers not on his list, which was fine, but the places he suggested were where most of the items came from. When all selections were made, he provided us with a revised proposal contract reflecting our selections and revised costs. Then he - not us - did the ordering from each vendor to insure that all of the parts and pieces fit together and would work, plus that way his contractor discount was applied. His final contract to us was transparent and showed all prices. No additional markups, no change order fees, no nonsense. If someone wants computer-generated architectural renderings, having him present at each supplier meeting, one central showroom where every needed product and samples are all in one place, then this type of contractor isn't likely for you. If however, you want a remodeling contractor that not only provides the quote but also does the actual work himself, with reliable suppliers that work with him, with a fair price and a minimal amount of stress (if that's possible lol), then TLC's a good choice. Would we recommend TLC Contracting? If you haven't it already guessed: the answer is absolutely!

While the subcontracted crew performed well, the finished project had significant defects, including concrete splatter, uneven stamping, improper drainage causing water to pool toward the house, and incorrect step dimensions. These issues were acknowledged but later denied by owner Ryan Thomas, who refused responsibility and closed the contract. Not the customers fault when business is unresponsive and refuses to cancel the contract. This was all Northshore's responsibility to cancel contract and fill out insurance forms that they received multiple times. We had already canceled on our end, but the bank and insurance company needed Northshore to sign off. We did our part to cancel. Ignoring the paperwork and trying to blame client doesn't fulfill Northshore's responsibility to complete cancelation. Bad way to do business. Things were going well until the city refused to approve the garage rebuild. I asked if Northshore was still interested in just repairing our garage. They said yes. But then, nothing. It was always an excuse why they could not schedule an estimate for repair. If they didn't want the job, they should have said no. Instead, I had to call, text and email frequently to get any response. I needed them to cancel our original contract so the mortgage company would give the money back to our insurance company and not 1099 Northshore. No response for months. I finally sent our cancellation notice to the mortgage company and let them know what they needed to do. Not sure if they did their part but probably won't hear from them again. Disappointed in how things turned out.

Shawn finished our kitchen remodel in late November 2023. The result is truly impressive largely…read moredue to the use and professional installation of high quality materials and fixtures all around. I will leave it up to him to post photos. This project was a complete tear-out involving: - new layout design based on our plans / ideas / goals - complete cabinet / countertop replacement including overhead soffit removal - 25% drywall replacement were needed for moisture damage, etc. - some minor structural floor repair - major electrical upgrade including new dedicated circuits (outlets) and lighting fixtures - Shawn's choice of a stunning, yet utility orientated stainless steel kitchen sink Shawn's knowledge of carpentry, plumbing, electrical, etc. proved to be very thorough and professional. His adherence to building code details gave us solid confidence in his advice and work. All materials were quality and installed correctly to last well in to the future of our home. A final recap: - Professional timely communication with total customer involvement - Very clean / low construction dust environment (a priority for us) - Budget conscience with end result costs a priority - All materials used were of top quality - Use of only trustworthy and professional quality sub-contractors - Any hiccups / issues that were encountered (and there will always be some) were highlighted and resolved to our satisfaction - Very personable and friendly - Excellent attention to detail Overall rating: Would absolutely recommend Shawn's Improvements for any and all home repair / improvement scenarios.
