There couldn't be a more peaceful and relaxing place for us to live with our new puppy during this time or some other. This community is everything you'd need for an elite lifestyle. From their concierge to the fitness center, my husband and I love everything. I love the beautifully crafted wooden cabinets and the magnificent kitchen island. My husband and I cook together and it's so amazing to make delicious food in a gourmet kitchen! The lighting is just perfect around the house and we love love love the spacious patio! We love it all! We follow their facebook page for regular updates and particularly enjoy their posts. Recently, they had a table set up for dog parents to collect some treats for their furries and I thought it was a great idea! Their New year goodies and champagne setup was very cute! Their monthly newsletters are very informative and I love the swimming pool area. The maintenance is top-notch and very prompt. The management always reaches out after a maintenance call to check if everything was according to expectations. The community outdoors is maintained beautifully. The shrubs, trees, grass and pavements are all maintained quite well. We love walking around the community with our little puppy and she loves it too! One feature that's very noteworthy and probably never seen in any other apartment community is the presence of only one large trash compactor as compared to multiple overflowing trash cans. I love this because I don't like smelling trash while walking around. There's a wonderful trail all around the community and it's a great run or a walk when you want to experience the outdoors when not in the mood for hitting the gym especially during the pandemic. This is an amazing destination to call home and will be for a considerable amount of time. When it comes to quality, Price Brothers Management does not hold back and we are very happy residents of the Prairie Creek Apartments in the beautiful city of Lenexa.

    Signed a 15 month lease on a 3 bedroom, 2 bath apartment. Within the first month a family of five…read moremoved in above us and the fun was over. They didn't seem to care about the noise they made, nor the time they made it, often 12 to 1 in the morning. We introduced ourselves and kindly asked them to quite down at least during the property quite hours that were in the lease. They acted as if they were just unaware of the noise and would try to do better. This lasted 6 days and then it all started again. We went to the office and they wrote a letter to the tenants reminding them of the quite time. This had little to no effect on them. The noise they made sounded like they were throwing bowling balls at each other or maybe trying to become professional wrestlers. This was a constant thing. Banging, pounding, banging and more pounding. We asked them numerous times to please stop over the next year. We went to the office manager and requested another letter be sent. The office manager said that they could only send out a letter every six weeks to give the offenders a chance. This happened multiple times. After 6 months of this, we asked if we could break our lease and move out. The office told us we had not met our half way point of our lease and would have to pay 15,000 dollars to do so. We stayed and the neighbors got to continue doing anything they wanted. We finally had enough and paid the fee to break the lease (3000) and left. The office doesn't care about the good tenants who follow directions and are courteous to others. They only care that the bad tenants make their rent and they get paid. I would not live here again if they were to offer me any amount for of money.

Since the bedrooms are on opposite sides of the apartment, it is perfect for living with a roommate. The open concept, nice appliances, and beautiful kitchen island adds to the feeling of luxury, as does the large balcony. The maintenance team of Caleb and Kemarion are top notch, always responding to small maintenance problems promptly and skillfully and in a friendly manner. The landscaping is beautiful and the half mile walking trail very inviting. The swimming pool and exercise room are very nice. There are many convenient businesses nearby, and within the next two years the Chiefs will have completed their new headquarters and practice field less than two miles away.

I rarely write negative reviews, but future residents deserve to know what they're signing up for. The biggest issue was how residents were treated. Whenever I brought up legitimate concerns, I often felt like I was being accused of exaggerating or lying, but in the end my concerns were true. Emails frequently went unanswered, required multiple follow-ups, or were met with defensive and condescending responses. The management also had no problem talking about issues that are going on in the community, and had no problem speaking poorly about other staff to residents as well. Safety was one of my biggest concerns. Parking lot lights took approximately eight months to be repaired. Even more concerning, my building's secured entry door remained unlocked for months despite repeated reports. I even contacted corporate because the leasing office stopped responding. Rather than acknowledging the problem, I was told the building had only recently become unlocked, which was simply untrue. There were multiple occasions where random people were inside the building during the early morning hours. I also have written communication from the office stating that resident safety was "not a priority," which was alarming. Transparency was lacking from the beginning. During the leasing process, residents are not clearly informed that they'll be paying for many of the property's utilities. Parcel lockers are advertised as an amenity, yet residents are required to pay for them monthly with no option to opt out. Many amenities were unavailable for extended periods. The gym closed for months. The former media room was converted into a spin room continues to remain closed after over a year while residents were repeatedly told it would reopen soon. Communication surrounding amenities was poor as well. On a 90-degree day, the pool unexpectedly closed without advance notice. When I asked about it, I was told to "read the signs," even though those same signs had been left posted the week before while the pool was open. Rather than acknowledging the confusion, management blamed the residents. Maintenance requests were another frustration. Requests were sometimes closed with comments stating nothing was wrong, despite the issue still existing. Vendors also seemed poorly supervised. Snow was plowed in ways that blocked residents' vehicles, creating unnecessary problems. The move-out process was equally frustrating. A mandatory inspection 60 days before move-out felt more focused on finding future charges than helping residents avoid them. I requested documentation explaining the inspection findings and followed up three times without receiving it. The deductions from my security deposit were the final disappointment. I was charged $150 for resurfacing the stovetop, $185 for normal bathtub wear after living there for three years, charges for trash despite leaving the apartment spotless, fees for damaged light bulbs even though I had videos showing every light working, and additional paint-related charges despite patching holes before move-out. Despite requesting explanations and documentation, I never received meaningful clarification. The response I did end up receiving basically sounded like I left my unit trashy and in poor condition, which does not reflect my video walk through and how the unit was left when I turned my keys in. Throughout my tenancy, the recurring theme was a lack of accountability. Problems were minimized, concerns were dismissed, and responsibility was consistently shifted away from management. The property is beautiful, but great landscaping and updated buildings don't make up for poor communication, inconsistent management, and a lack of respect for residents. I genuinely hope management begins listening to residents and addressing concerns professionally. Until then, I cannot recommend living here. KINDLY
