My roommate and I were needing a reliable complex that offered 6 month leases, and when we found these apartments, it was a breath of fresh air from our previous rental experiences. The office staff were very kind and helpful from day one to the end of our lease, you could tell they cared more than just about getting you to sign for them. The maintenance team had been so efficient and amazing. Every time we had a maintenance request, they were there in the same day to get it fixed, and fixed well. The units have been recently remodeled, with new kitchen appliances, granite countertops, and huge shower/bathtubs. It really has felt like a comfort to come home every day to such a nice unit. The only thing to keep in mind, and why I've given 4 stars, is there are some fees that definitely weren't expected upon moving that have made things a little more difficult. They require you to pay 21 ish dollars a month for their "valet trash service" that is supposed to run Sunday night through Thursday night. We got emails almost on a weekly basis saying that unfortunately no one was coming to pick up our trash this evening. And on top of that, almost every single month, we got an extra 20$ charge that no one told us about for there being "too much trash this month." My roommate and I both could've walked our trash down to the dumpster for free in the first place, so paying over 40 dollars a month for there being "too much waste" was kind of crazy. On top of that, our lease took place over the winter, and I will attest the insulation is absolutely horrible. Our electricity bills almost killed us for the months of Nov-February. I've never seen that high of bills before for energy. Last small note, we had someone come out to look at our dishwasher because it was not cleaning the dishes, and turns out it was just because the unit was old and didn't really work. They didn't replace it or fix it, just said sorry, and we washed all of our dishes by hand for 6 months. Not the biggest deal to hand wash dishes, but when you're expecting a unit with a dishwasher and paying premium prices for that, it definitely is frustrating when you still have to do it yourself. Overall though, if we weren't to be moving out of town, we could've been happy extending our lease and staying here for a while! read more

This place has only gotten worse, they do not care one bit about their tenants. The apartments are taped together, the property is over 25yrs old and you can tell. Don't be fooled by the nice apartment they use as a showing it's all a SCAM! Good luck trying to reach someone in the office or corporate. These people are literally unreasonable to work with when it comes to repair work and accommodating their tenants. BEWARE!!! The office staff never answers the phone EVER. Attached are pictures of what was discovered when the raggedy utility door came open. The filth explained why my allergies worsen day one. The maintenance Tim was cool. But the old rules are as dated as the complex. Such you're not allowed to use your own new washer & and dryer, but they're are slow moving to repair, their very old, dated and dont work properly one's. I was given a dirty, broken-down apartment. This is the greatest apartment complex ever, with the greatest management ever. I moved in here two years ago. My apartment was renovated in 2017. I absolutely loved my apartment. The amenities are amazing. The leasing staff is amazing. The management is amazing. It was awesome! But this is why they are the best. I have had a hell of a time over the past year. I'll be honest, I was in a bad place and I wasn't working. And to make a long story short, I was supposed to be out of here by yesterday. I finally found a good job and a place which is a four minute walk from where I'll be working, as I don't drive because I haven't disability. But I can't move until Monday. But the staff at Cambridge Square he's gonna let me stay until Monday, just so I won't be homeless, as I have no other place to go. Chloe is absolutely phenomenal. And although I haven't met Nick, I appreciate his humanity. For the first time in my life, I broke the law, by not being able to pay my rent. I'm a squatter! It's hard to say out loud. But they always treated me with dignity. And when you're down on your luck, like I was, that's the best gift you can get. If you want a great place to live, with nice apartments, great amenities and a great staff (and by the way, the maintenance team is awesome as well), you should check out Cambridge Square. This complex is in a great and quiet location. It has beautiful landscaping and trees. The neighborhood is convenient to most everything. The units are in terrible need of remodeling. The units are dirty, terribly dirty. We moved in after transferring and traveling from out of state. We literally had to mop and vacuum just to lay our heads down that night. The kitchen appliances appear 20 years old, as does the cabinetry. The kitchen oven, fridge, and microwave had been cleaned. Everything else was plain gross. The interiors are very dated and full of years of grime. Our unit also smells awful. The exterior corridors badly need powerwashing. This complex could be a gym but badly needs new ownership, fully and completely remodeled, and needs real professional cleaners inside and out. We did contact management with our move in concerns but the solution given was to send back the same cleaning team that failed. I would not recommend this complex to anyone. Please don't be deceived by the "luxury" description. There is nothing luxury about this place. It is very sad it has been so uncared for. read more

I lived here for a long time - something like 8 years. I probably spent well over $80,000 in rent in that time (never missed a payment, and hardly ever required maintenance). The first few years were wonderful; everything was neat and clean and orderly - they had this groundskeeper that was caring and concerned, as though it was his home he was keeping tidy. And oh the staff, the office staff. Not too often do you find a staff of an apartment complex that is genuinely kind, and treats its customers like they matter at all to the operational functionality of their bottom line (of which employs them daily). Typically, apartment staff seem bothered, irritated at times, pensive with a sort of parenting-style of kindness, corporate energy. Slowly Cambridge square became that sort of a place, until we were essentially living in the lobby of a realtor conglomerate. I lived here before the fancy upgrades, even before the lodge down the street became a big fancy thing: it was a large quiet field on either side, with an occasional deer jumping from one side to the other - rabbits about. But then the lodge moved in in style, and Cambridge square wanted to "Shake things up to the times." Office staff was nearly completely replaced, and the rest were promoted away. Policies got tighter, and suddenly everything was running like a municipal building. Rent's begrudgingly increased between 4 to 6 percent every year, until something about needing a specific number of upgraded units for their loans to function or something or other meant my proposed rent increase was 24 WHOLE PERCENT! Yeah, they wanted my rent to increase 24 percent, and imploring the VP of the company of investors owning this place, she agreed to a 1 year extension at a sub 7 percent increase rent, pre-covid times. They upgraded my 20 year-old unit with some stuff when I left, and suddenly it was worth a 50% increase in what I paid. The floors were paper thin, so my neighbors dog sounded like it was ice skating every day; children's feet were worse than dogs feet by far - and don't get me started on my neighbors music below. There was a few non-violent break-in's while I lived there, though I'd heard they might of been someone they knew that did it. One day my car was stolen from the parking lot, and when the cops showed up, he shrugged his shoulders and said, Not much we can do, the thieves like the proximity to the highway, so they hop off the highway, steal a car close to the highway, jump right back on the highway and typically go back to Missouri. They found it in Missouri a month later, pieces harvested off it. Cambridge at the time didn't have any cameras, nor did the medical buildings, and the cops don't really care about car theft unless they catch one of them, but definitely if you live here - much like everywhere - don't leave valuables in plain sight (Per the OPPD). I left no valuables, but my car was cool. Nowadays Cambridge square is essentially a top golf, QuikTrip artery filled with Engineering money and medical professionals, so leaving was for the best. Not my speed, nor my taste for the speed of life there. Great pool though - probably one of the best. You can keep all the rest. read more

I've lived here since July 2022 in a 3bd 2ba Pros: Great Pool, good place to walk your dog, helpful office staff, good maintenance staff (Especially Marvin), well kept exteriors. Cons: not energy efficient, high water bills due to overwatering grass, sidewalks never cleared of snow/ice, interiors need updating, high rent, frequent problems requiring maintenance, mold, pool closed at 8pm all last season. I think the value is poor based on the apartment's quality and condition versus price. I'm leaving as soon as my lease is up because I found a cheaper apartment with similar amenities that have been updated more recently. read more

We lived here from June 2019 to earlier this month. The apartments are nice, and relatively spacious (for apartments). We only had a couple minor maintenance issues while we were there and they were always handled very quickly. I am a nurse and work nights so am sensitive to noise but we were never disturbed by noise. Occasionally heard upstairs neighbors walking around when it was quiet in our apartment but that's it. Worth noting our apartment was facing the stream on the terrace level so we were not next to a parking lot. There's always enough parking which is nice. Personally I felt the COVID pool restrictions were handled well and as a resident I would be bothered if the pool was full due to visitors and I could not swim. I was happy with the restrictions implemented and we were able to use the pool several times and stayed for an hour and left. Our only negative would be high utility bills in the winter but I'm not sure if that's specific to our particular apartment (terrace level so doesn't get as much sun and is half underground). We also had to keep it at a reasonable temperature due to a toddler, so others might be able to keep bills lower by having a lower thermostat setting. read more

As a nurse who had been working on stop for the community. The Cambridge apartment pool will not let anyone have a friend. I have a nurse friends we finally have a day off we just wanted 2 hours of rest and relaxation. There's two people at the pools total, and they are kicking out people. Great Location, Great Service, Great Price! While looking around at a few different apartments when I was moving to the Kansas City Area, this one stuck out to me for a few reasons. 1. I really liked the location for me. So many different things to do near by, Top golf is a just a block away! Several restaurants within 2-3 miles. 2. The pricing seemed to be priced slightly less than other apartment complexes that I looked at and still had all the amenities that I wanted. 3. Emily was the agent I dealt with in the front office, she was very helpful, answering any questions that I had and made signing the lease a breeze. Cambridge Square is a pretty good place to live. We have lived here for four years and haven't really had any issues with management, just the building we live in. The walls, floor, and ceiling are thin. When the neighbor upstairs lets her dog loose we can hear it running all over. The pipes in the building weren't put together properly (or something like that) so you can here them groan whenever our neighbors have their water running or even when we turn on hot water. Now, from what we've gathered it's just our buildings style: the two bedroom units. So watch out for that. We've stayed because we love the location of the complex and our building within the complex. The apartment itself is nice with high ceilings. The price is still pretty reasonable but any higher and we might as well get a house. They have a gym with nice equipment that is accessible 24 hours. The pool is great: beach style that goes deep and large. It's very popular in the summer! They do have an office with computers and a printer for our use but it's outdated and sometimes down. One negative: with it being literally next to the highway you need to watch out for thieves. I've had my plate stolen and my fiancé had his car stolen this past summer. The garages are a bit too much price wise but worth it if you want to make sure your car is safe. read more

I looked for what seems like months for the right apartment in the Kansas City area and had a very hard time finding a nice place to live that was reasonably priced, until I found Cambridge Square. I've been living here for a few months and it's been an incredible place to live. The location, leasing office, amenities and overall buildings make it an excellent choice for Kansas City living. The apartments are beautiful and, even though they are located near 435, are very quiet. You feel like you're in a little resort when you're on the peaceful wooded property. Especially, when you're at the beautiful pool! The leasing office was incredibly friendly from the moment I met them, all through the move in process, and now while I'm living here. When I moved in, the apartment was very well cleaned and looked brand new. The only small issue was with a towel rack that was loose and once I let the leasing office know they had it fixed within a few hours. The process was painless and they made sure I had everything I needed from the moment I got there. One of the best parts of living here is the trash pick up. All you have to do is put your trash can outside of your door at night and they come and pick it up. Easy as that! It's so helpful and prevents trash pile up in your apartment. The gym amenities are also excellent. You can select a workout on demand from their list of numerous workouts and play it on the television. This makes working out fun and easy. Overall, I would recommend Cambridge Square to anyone looking for a place to live in the Kansas City area. It's been a great experience and their team is so helpful and kind. read more

I have lived here for nearly a year and it's been one of the best rental experiences I ever had. First, the apartment interior is nicely designed and spacious: newly renovated, high ceilings, patio, storage unit, etc. The only complaint I have is noise from outside. Given the proximity to the highway, you can hear the traffic fairly well, but it's never too distracting or intrusive. Sometimes it's actually a nice white noise. The noise from neighboring apartments is almost negligible which is a huge win. Probably what has made the biggest difference is the staff here. The office and maintenance staff are great. Shout out to Alexa who is always extremely friendly and polite and managed to turn a minor issue we had into a pleasant experience. Also, Les, from maintenance, has always been very respectful and responsive to any requests we put in and resolves it quickly to satisfaction. Overall, it's not a cheap place to live, but comparatively, it's a really good deal for what you get. We looked long and hard for apartments within a 15 min radius and none really came close to Cambridge Square. read more

I have been living in the complex for 3 years and I have not had any issue until now.  Cambridge Square started charging me a hidden fee for the last 9 months.  I think that is unethical, dishonest and unprofessional. I never expect this from them. It was never communicated to me by any way that they needed my proof of insure, they just started charging that fee. I think that charging hidden fees brakes the trust that I use to have. Unfortunately I realized that they were charging me hidden fees until 9 months later, so shame on me. read more

I've lived at Cambridge Square but I'm moving out next week to a house. I've had very few issues over the time I've lived here. I will agree with other reviewers about thin windows. You can hear EVERYTHING going on in the parking lots. I've never had anything stolen or untoward happen as far as safety. The staff have 98% of the time been really responsive and most issues are resolved within a day. Actually about 2 years ago, the battery of my smoke detector died and set off both alarms at 2 in the morning. With the high ceilings and small apartment, my lack of ladder was a real issue. But I reached out to the emergency maintenance line and somebody came within 15 minutes. I was so relieved and I'm still very grateful! As others have said it's a really beautiful community with really nice amenities. And they have some extra ones that they just added, like the valet garbage pick up. read more

My husband and I have lived at Cambridge Square, Apartments for over four years now. We have loved living here from the very beginning, have renewed our lease several times and feel that it's home. The staff in maintenance are amazing and could go on and on about that! This has been the best rental experience I've had in my entire life and have rented pretty much my whole life. The apartments themselves are so pretty, spacious and very homey. High ceilings and crown molding really make the apartment feel like home! There are so many other features as well that I can't say enough about! Highly recommend it! Again, the staff here are wonderful, kind and caring! We really do love it here! I am writing this review as a former tenant from 2011-12. We moved to Overland Park from Kentucky and it was a rather quick move. And as such, we were hard-pressed to find suitable accommodations for our family. Being unfamiliar with the city, I did a bit of online research and came up with a few places to have a look at because we had a total of 3 days to find a place to live. One was a no-go because they had rented the last unit prior to our appointment, another was a townhome in Lee's Summit (far from my husband's job) and then there was Cambridge Square... First impressions were great! It was the end of September/early October so the weather was really nice and the grounds were just beautiful. Everything was so well-kept and the clubhouse was gorgeous too. The staff were all very welcoming and accommodating, even going out of their way to talk to my shy little 2 year old. We were taken to a ground floor apartment and given a tour by a lady named Erin, who is no longer there. She told us that this was the available unit. It was handicapped accessible, which didn't really mean much to us, but it did provide a few extra safety measures for our little girl. The previous tenant had left ceiling fans in each room, which I later found out was not voluntary. Once you install something like a light or a fan there, it becomes their property - remember that. The windows seemed very thin and it seemed very noisy in there, but I just thought it was me. We also could hear the upstairs neighbors' children stampeding through the apartment and also the toilet flushing. We asked about the noise and she said that the neighbors were being especially loud because they were moving out, which they were, but not for a couple of weeks. And not before they destroyed that apartment. When the tour was over we told her we weren't sure and needed the night to think about it. She was very obnoxious and said "Why would you need to think about it? Look at this place!!" The finishes were NOT high end despite what they say on their website. The kitchen counters are formica and the floors are covered in lino. The only tile in that place is a few square feet as soon as you enter the apartment. And it is slick as snot. Appliances are average and there were multiple dead spiders (more about those in a minute) and bees and random bugs lying around as we were touring. The carpet was new, but I knew by the feel that it was cheap as well. And it was a very light cream color. And I have a toddler. But I digress! We went back to the clubhouse to let our daughter run around and talk and decided to go ahead and sign the lease. We didn't have many options at that point. I was worried about being so close to 435 AND being on the ground floor AND the apparent lack of security there, but we needed a home. So - done and done. Long story short, we moved in and a few months later so did new neighbors upstairs. They were a nightmare. They were loud without concern for us. I kept a record (per the management) of how many times they violated the noise curfew and it was well over 40 times. They assaulted my husband and also the woman grabbed me in the office in front of the entire staff. Management did nothing to these people. In fact, both of us moved out at the same time. We also had an infestation of wood louse hunters and centipedes. Bees also frequented my daughters room but I could never find a entry point. Very bad experience. If I had more room, I would say more. Maintenance was fabulous. Every time. The only light in the freaking dark of that hell-hole. Do not recommend. read more

PSA to all future residents: These apartments are nice, just like most apartments in Overland Park. What sets Cambridge Square aside is their customer service. We have had issues with communication since the day we looked into living here but the most recent incident is too much. I had my car towed for expired plates (which I was unaware of) with no phone calls, no email, no warning that this was going to happen. Had I been given any sort of warning, I would have immediately taken care of the issue. Instead, I spent over $300 to get my vehicle back. When I called the main office and spoke to Emily, she explained that she could not contact me to warn me in advance because she didn't know it was my car. She also explained that while it is in fact HER job to get that information from me upon move in, I should have known to provide her with that information when she didn't ask for it. Despite the fact that she admitted to me it is her responsibility to reach out and get this information, I continued to be blamed for not providing it to her. Not one time in the 2+ months that I have lived there did anyone reach out in regards to that information (she says she "may have" called me at some point, which I can confirm she didn't). This boils down to her making a mistake and failing to do her job properly and not having the integrity to own up to a mistake and make it right. The apartment themselves are nice, but I find it unethical to treat your tenants this way when it is clearly a mistake on the apartment's end. read more

These apartments are so cheaply remodeled and maintained. We live in the building closest to the club house as well. Doesn't make a difference on location I bet. Things we noticed after moving in you don't notice while you're looking: staff has been great but these apartments are not at all what we thought... -wood floors are cheap and places in horribly- lifting in many spots and not cut to properly fit. -no full size drawers in kitchen -you can hear your neighbors above you and know exactly where they are. (I know it's the lack of insulation or construction because neighbors moved out and now the remodelers are just as loud as neighbors were) you can tell exactly where in the unit people are - first floor walk way between units are always damp, filthy, & stained: never power washed - first floor patios are filthy with dust and debris; attract lots of mice during warm months causing mice poop on porch - kitchen hardware was not properly chosen and creates interference with appliances when opening -has had quite a few times there were not parking spots near our building -windows are old and don't open easily -lots of crickets can get in through lack of current seal at front door Could keep going. But we would of appreciated knowing these things before we signed a lease here... read more

I'm a current 2012 resident of Cambridge Square. I've been here for three months and I'll give my background (for frame of reference) and my initial thoughts on the complex. I work a basic 9-5 schedule and the most important thing to me is a quiet environment when I'm at home relaxing from my time spent at the office. I've lived in the past at Aspen Lodge in Overland Park (awful management, horrible state of repair on the apartments themselves, and too expensive for what you got) and the Library Lofts downtown (expensive due to location and a gamble on the type of neighbor you might get, but security is better than anywhere else downtown and I enjoyed it quite a bit). This year I moved to Cambridge Square to be closer to friends and family and because my company is moving to the area next year. When they learned about my office move Cambridge Square offered me the benefits of a 'preferred business partner' which was icing on the cake. My initial views on the apartments are: Excellent state of repair - clean apartment on move in, excellent new appliances (including washer/dryer), and wired caps in the bedroom for a lighting fixture or fan (which maintenance installed free for me within 3 days of a request) Excellent grounds - seriously, our maintenance and lawn care team is top notch. Landscaping looks beautiful, and when friends visit you'll be proud to have them drive through the lot to your home. It looks great here. I'm being nice and not docking off for the dogwood tree outside my apartment, which I'm allergic to. :) Great staff (including Maintenance) and management I like the apartment a lot. I have a single bedroom and it's plenty of room for me. It's well built and insulated well - I've had to use the hear and air very minimally. The only negatives I've noticed are: Basically zero pre-installed lighting in the back half of most apartments. You should have enough lighting in your entryway, kitchen, and dining area to get by...but your living room and bedroom are given NO built in lighting. You'll have to invest in plenty of lamps or fixtures for decent lighting in some areas. The walls are plenty thick, but the floor is paper thin. I'm lucky I have a mellow upstairs neighbor, but I can still hear every step he takes above me. I've never heard my neighbors through any side walls though. A bit pricy, but I've found you get what you pay for. The proximity to Town Center and 'Leawood living' come with a price, and I'm ok with that. The access to 435 is great too. read more

I lost my job in 2013 after the government shut down. I had to relocate to a different state. Cambridge Square forced me to pay out the remainder of my lease or delay finding a job until my lease was up. I asked if there was anything that hey could help me with but instead I got immediate threats of collection and credit degradation. I never had a problem with them until I needed to move. Update: this is exactly the forum to discuss predatory practices of Cambridge Square. No "education" is needed with regard to the lease agreement. I paid my money. I don't like what they did. Very happy with our move in. The office representatives were very helpful. Miranda Hibbs especially made herself available for any questions we had. It was very nice to have such attentive staff especially coming from other locations where the staff was less than friendly. The grounds are also very well maintained. I lived at Cambridge Square for three years. As others will point out, maintenance and landscaping are top-notch. But be aware. While the apartments are very upscale looking at first look, not all is perfect. As others will note the insulation can be poor (especially with respect to weather insulation). My January and December 2014 electric bills were $350/mth. This is for a one bedroom apartment. While many may think this is an error or exception, I urge to check with KCP&L before renting. KCP&L will be able to tell you comparable energy bills for apartments in this community. My huge winter electric bills were the norm over my entire lease. This despite that fact that my apartment was always cold. Most importantly be aware that Cambridge Square's (Fogleman management's) business policy are horrible in many ways. Always read the fine print in the contract. The lease requires a 60 day move out notice. In my case, I decided to notify of my move out 30 days from my lease expiration (after 3 years as a tenant). Cambridge proceeded to enforce the 60 day notice and even increased my last month rent $200. Additionally, even though I left my apartment in immaculate shape (with zero complaints on my exit walk out), Cambridge came up with several unrelated charges to keep most of my security deposit. Another area to look closely at is the method of paying your monthly rent. Fogelman's (the management company) website is horrible and was never able to tell me my monthly rent (it varies as it includes a water/garbage charge). Also ask about office hours. They are inconsistent. While this property has many things to recommend it, Fogelman Managements service policy is questionable. When I moved into this apartment the community was managed AMLI. AMLI was far better to deal with and encourage you to consider AMLI properties in the KC area. read more

My husband and I have lived at Cambridge for 2 years, and we both have noticed the management has really gone downhill since they changed over last year. I think a different company started managing them last summer, and since then their communication is pretty poor. They fail to notify their residents in a timely manner when construction, maintenance, repaving, or anything is happening on the property. They treat the place like a hotel (barge in on you when you're sleeping) and not a place where people live, have busy lives, and need more than 1 days notice for anything. We are happy that we found a house and are leaving this complex! I wouldn't recommend living here. read more

After reading below "why did you choose this place" you might ask. Well coming back to the US I was limited with the choices available during the July month. Yes I'm very happy that I was able to get a place from Cambridge, but if I knew what I know now, I would have suggested a top floor. Unfortunately there wasn't one and I was on a time limit to get into something so yes Cambridge thank you for the opportunity. So, if you're between leaving home, starting or graduating college, this place may be right for you. High fiving your fellow neighbors at 2 in the morning coming home "happy" . For those that have careers or jobs that require your presence early in the mornings you may want to really think hard about whether or not this place is right for you (single or family). If you don't mind obnoxious noises here and there, you'll be fine, my suggestion request the top floors. Still with the thin floors and slamming doors, as if it's a war to out slam the other tenants, you may still find it hard to get the necessary sleep. For MY experience and my opinions!! After multiple complaints about the tenants above me still they were oblivious to the other tenants. They continued their 12-2 in the morning slamming the door, dropping things on the floor, walking around as if it was day time and letting the world know "their time together" ;) . Coming to the conclusion, after no white noise makers or fans could cover the noise; the floors are built cheap and are super thin. I understand each building is different I was in the 1 bed room so potentially you could get respectful neighbors if you go for the 2-3 bedroom places. Since these apartments do have thin floor and you do hear the bathrooms quiet well. Not something you want to be able to hear while sitting and eating or trying to escape a stress full week, just to come home to build on the stress to the point it exhaust you (throwing in the towel they call it). So yes the others reviews are fairly correct toward the constructions of these places and noises you hear. They are drafty during the winter and noisy due to thin floors, well cheap constructed floors. Needless to say we found a new location to move too with no one above and no one below so problem solve. The management they are excellent they did try their best at making the neighbors aware and did send the complaints to the tenants. Maintenance was great as well always there when needed and completed quite fast. 10 star Excellent!! So there is my 2 cents of opinions on this place take it as my opinion only for each person experiences different tenants. It is apartment living obviously. read more

My experience so far at Cambridge Square has been a great one. Any issues or concerns that I bring to their attention are addressed immediately or within 24 hrs. Once I called about a small leak and the maitenance worker was at my door in less than 5 minutes. It was amazing! Kendall, Kenzie, and Keela are the sweetest and represent Cambridge well, along with the rest of the staff. I am very happy with this apartment complex and I would recommend it to anyone. read more
