I have bought a previously occupied townhouse in Chicago, a new townhouse in downtown Chicago, a luxury highrise condo in Chicago, a previously- owned $1.3M-plus single family home in Arizona and a couple of investment properties in AZ. I built 2 homes in a Lake Michigan resort area of Indiana. All of them were great (or actually perfect). The home in Sedona has been nothing but a burden. The selling agent lied to me about what was included in the price of the home and there was one problem after another. The construction was shoddy and there was one minor repair after another. I just sold the house, and I can't express how relieved I am to be rid of the absolutely worst home I have every owned or lived in. I would NEVER consider buying another property from Miramonte.

What brought us to this house tracking was the value of the product. Their standard offerings are superior to most of the competition. And the cost of up grading was cheaper than most other homes in the area as well. When you shop a new home don't be fooled by low ball offerings that cost a fortune to upgrade. Look at the over all cost of your finished product. It's then you'll see the real value of the Miramonte Boulder Pass offerings. Just ask the people who live here- they will tell you why they moved into the neighborhood.

I only lived there for 5 months and paid an additional cleaning fee of $450. I was so pumped about that since it was the first place I have lived that offered that kind of service. Managers all said just leave it as is and we clean it for you!" AWESOME! One week after my move-out they hit me with a carpet cleaning fee, and a stovetop glass replacement fee. I was there 5-months and paid the extra cleaning fee so I will most likely take them to small claims since they're messing with my credit now!

I liked it here. The neighbors are friendly, and theres a lot of families. But its still quiet…read moreand peaceful. The mountains are pretty and theres lots of trees and flowers. They actually have nice landscaping and not just rocks like some other apts. The hiking trail is right behind the apartments so you can walk to it. And seis kitchen and dutch brothers coffee is right there too. I had the dutch bros app and got free coffee all the time. I lived near the pool, and sometimes it got loud, but luckily the windows are double paned so if i closed it, i could barely hear anything. Insulation is good too, so the house stayed fairly cool or warm. When i applied, they approved my application same day, which was really helpful. And they gave me my deposit a week after i moved out, which was fast. Also they only took out $50 for a cleaning fee. Ive been charged $100 before so i thought it was really reasonable. I didnt feel ripped off of my deposit at all. The fixtures in the home seemed very good quality too. The only bad things are that bc its right in front of the mountains, theres a lot of bugs and mosquitos. And the leasing/managing office rarely picked up the phone. If i left a message, theyd never call back. So you have to go in the office in person. I complained about it once and they said its bc theyre busy. Ok. Also the manager would walk around the apt but rarely smile or say hi. Its like she didnt really want to interact w the tenants unless absolutely necessary. But when i moved out there was a 2nd new manager there so hopefully its improved.

The customer service after the build is below standard. 1. during walk…read morethru Customer service rep for had a punch list but never followed through with items, terrible. 2. I had an item with drywall within the year warranty and had the item reoccur. They did not stand by it. At one point I believe they actually admitted I was lying about it, very unsat. I had high standards for the company but after the build customer service is terrible. The house is a well built home...other then dealing afterwards.

I bought a half completed spec…read morehome a couple of years ago and the experience with Sombra seemed to decline as soon as we were under contract for the new home. The attention to detail and quality control seems to be seriously lacking in my neighborhood builds. I experienced electrical issues with various breakers tripping my first evening in the home. The deficiencies are not limited to one trade as I have experienced roof leaks, drywall and carpentry issues and the list goes on. Before purchasing the Sombra home I had a Meritage build and was much happier with the overall fit and finish of the home. Oh yes, and the Meritage build was half as much money as the Sombra home. Its unfortunate that with the asking price of these homes there does not seem to be much pride in workmanship taken. I think Sombra would benefit with some much needed improvements in their quality control and after speaking with numerous neighbors who have had similar experiences and actually live in these homes they seem to be in agreement with me.
