I feel compelled to write this review due to our experience when purchasing a house with Raul Vasquez as our realtor and Henry Vasquez as our mortgage broker. We purchased a short sell home in October 2013 for $405,000 (which appraised at $425,000). We thought we were making a great investment....that was not the case. In February of 2015 we discovered that our home would sell for $50,000 less than that appraisal.
We feel the appraisal amount is based on irregularities, to say the least. Of the (5) comps used for our appraisal
3 were outside our tract (a reputable local realtor looked back and found there were 15 pertinent comps within our tract at the time)
1 was an active listing that did not sell and
1 was a larger house with 2 additional bedrooms
Granted the realtor/mortgage broker did not complete the appraisal but we feel that they should have been asking more questions pertaining to the value of the appraisal and how the report was prepared, or making us aware that we were paying over market value for our neighborhood at that time.
There were an abundance of verifiable comps that were within 1 mile of our house that could have/should have been used and our home might have sold at a fair and equitable price. As our realtor, Raul even allowed the previous owners to charge us $1,000 for a BUILT IN barbeque that wasn't listed under the exclusions. That didn't feel like someone who was working for us, or looking out for our best interest.
We do not feel that our realtor or mortgage broker were working in our best interest and I do not feel they did due diligence in regard to this real estate transaction.
