We agreed, with her advice based on home sales in our area, to aggressively price our home in the hopes that we could get a cash offer, and quickly. When I questioned whether or not a $695 Mark Spain Transaction fee was negotiable upon entering into the listing agreement, Bridget stated that it was not and when pushed for removal she said that she reached out to corporate and they stated it was not negotiable! Two cash offers came in, but both were unrealistic as the home was only 3 years old and in 'as new' condition with added amenities since move in. I wouldn't count on a 'Guaranteed Cash Offer' without fees and strings attached even if an offer did come in from an investor! During our search for a Buyer's Agent in another state that was recommended by Mark Spain Realty, when asked to waive the "mark Spain Transaction Fee" the agent stated that he could have that removed from our agreement! Bridget represented us well and maintained an open line of communication with us primarily by phone, text and emails. She did ultimately negotiate a deal for us to have a full cash offer with a 30-45 days closing window as she conveyed to the Buyer's agent that we were on the hunt for another home out of state. However, once a contract and offer was tendered, Bridget referred future queries by me to Evergreen Settlement Services, one of their affiliated title companies, which we agreed to utilize for closing. Our choice was dependent when comparing their ALTA-1, HUD statement with two other local title companies. Upon comparison, Evergreen was very competitive when comparing apples to apples fees and charges with the local companies. Unfortunately, our contact at the title company was rarely in contact with us as most information is requested to be uploaded by a secure email to include questions and documents important to closing agency. Later we were able to speak to a supervisor at Evergreen who was very helpful answering our questions that were related to their services. After we secured a home and entered into a contract on that home, we were then presented at closing, by Evergreen, with an ALTA-1/HUD statement that had three additional fees or costs that, had we known these would be included, we would have chosen one of the local title companies instead. We did stay in touch via text with Bridget throughout the process, but the only one 'in-person visit' was at the initial listing sales agreement signing at our home. The photographer was arranged, took photos of the home and submitted them to Mark Spain. Any photos of our 4th bedroom were not included. Following that, unfortunately, when we saw our listing draft of our custom home it had errors and omissions which we were unaware of as we were not asked to review the description prior to the listing going live on MLS. We emailed Bridget with a suggested edit of the description and after saying it was a staff error, she ultimately had it corrected to properly reflect that which we desired to highlight the 'other amenities' unique to our home. Overall, Bridget, upon our pressure demands requesting more personal handling of our real estate transaction, agreed that she would be more involved all the way to closing and she did turn it around after we pointed out that we felt that we should have had more contact with our agent despite having the home under contract! Bridget was apologetic and understood our desire and my need for a more 'hand-holding' relationship with us! Bridget is a great realtor and a secured for us a cash deal! I would recommend Bridget Franklin as she is a very special and personable realtor who helped us sell our Florida home!

From start to finish, there was so much attention to detail of what I wanted and strategies on and how to actually get a house in this crazy sellers market. I called Candace after I decided to fire my initial agent and I'm so very happy I did. I am a California resident seeking to move across the country, and the agent before didn't seem to navigate that well and dropped the ball a few too many times. Even tried to convince me of bending the things I wanted in my home and I almost did...Not Candace though! As soon as I contacted her, she forwarded me her email to send her my list of what I wanted and the listings of a few houses that I loved, but I lost out on dealing with my prior agent *ugh*. Within a few days, I received emails of homes that actually fit or was close to the profile of what I was looking for. It was so easy to communicate with her and she actually understood what I wanted. I don't think she sent me one house that didn't have elements of the style home I desired. She always made me feel like I was a priority even though I know she's so very busy! Whenever I said I liked a house, she was right on going to tour it within a day and sent me videos. Being in a different state, this was very helpful. When it seemed like we found a few promising houses, I booked my flight to see them. The first time I flew out, my offer wasn't accepted as the primary buyer and she was so bummed along with me. She truly cared about me getting my dream home. During the tours, she would actually listen to some of the little comments I'd say of things I liked and didn't. For example, I like bright houses with open floor plans and windows above my tubs to welcome moonlight. My list was much longer, but hear me out. In Atlanta, many houses are closed off and do not welcome much natural light, so keep in mind that my non-negotiable wants were RARE. I remember her sending me a video and pointing out a perfectly placed bathroom window so I can "bathe under the moon" LMAO. She had me cracking up and I knew that I chose the perfect agent just in that moment. I am now laying blissfully on a air mattress from a local target in my new home we closed on 3 days ago that has the most beautiful layout, huge windows with endless natural light, local to my favorite stores, in a great neighborhood, and perfectly placed window above my muh flipping tub! I don't even want to go back to Cali to pick up my stuff lol! Totally about to push my flight back after this review is done. *Clears throat* Yay! We did it! It was a bumpy underwriting process, but she was always there to listen to me rant as a friend and advocate on my behalf when I didn't want to ruffle feathers. She was always fighting and in my corner. If it wasn't for this woman and her going to bat for me every step of this process, I would've went nuts or given up.
