Terrible. This 'business' tries to exploit and scare people with letters in the mail that are made to look official and alarming. They didn't even provide their actual business name in the letter because they know what they are doing is scummy, I found them nonetheless by looking up their contact info. This is EXTREMELY predatory and exploitive to the point I don't know how this can even be considered legal, and clearly meant to take advantage of unsuspecting home owners. Stay far away and double/triple check any mail you receive trying to use scare tactics who are not forthcoming with their business information, it's a scam. read more

I do not recommend Home Solution Lenders Inc. I had the worse experience ever while dealing with this company during the process to secure a mortgage to buy a new home in Lakeland, Florida. I went with this company because the incentives offered by the builder if I apply with Home Solution Lenders. His underwriter, Brian M. Zimmerman was the most dishonest, and untruthful individual I had to deal with; his lack of integrity and professionalism made the process a nightmare. By the time my wife and I were ready to close on the new home, he and a junior loan processor named Chealsey Salas started to impose new requirements every single day and it seems that they were never satisfied. I don't know if they made more difficult to us because we were a Hispanic couple or because I was a retired Armed Forces service member, but definitely it was a very unpleasant development. read more

I do not normally go through the trouble to rate anything or anyone on google. I am very easy to please and communicate with. WIth that being said, I had literally the worst experience with HSL. There were some poeple during the process(you deal with more than one person) that were kind and professional and just overall pleasant to work with. I cannot say the same for Ricky Peacock. He is the VP of HSL. To begin with, Ricky is one of the lest professional people I have ever encountered. He is short tempered and brash over the phone or email. His level of communication skills are sub par at best. At the beginning gettign responses back from emails was very very difficult. Sometimes 48 hours would pass with no response even though my response to the orignal email would be a request for something like documents and I needed to confirm they got the information requested. Communication across the company was so poor at times I wrote a very critcal email expressing my concerns with HSL's level of communication with their customers as being very sub par and borderline ignoring people. This remember is all on top of Ricky's lack of professionalism and sarcasm. Second, my original loan program was USDA. When I got PQ, it was under the paramaters that I pay down come CC debt to get our DTI in line. When we sold our home we currently lived in we did exactly as asked and got our PQ sent to the builder of our home to be released to construction. 3 months later or so only 3 week or so before our home is set to begin construction I am told we do not meet USDA requirements when it comes to out DTI. My wife and I were very confused as we followed the specific instructions to get our DTI in line and got our PQ from Ricky. From what I learned from Ricky, they did not include my student loan debt that is still in defferment into the DTI calculation. FHA and conventional type loans do NOT require that to be included. HUGE OVERSIGHT! This caused us to have to go FHA and fork out over $8,000 dollars we were not planning on coming up with. That put us in a very tight bind and had to get a gift from a relative just to help pay that $8,000. The USDA was the very reason we decided to build where we did in the first place. We didn't intereact much during construction as the process was now in the hands of Southern Homes and they were great. Once, it came time to get close to closing and Ricky was now involved again things got worse. With our timetable to get into the house in critcal mass as there was a huge delay from Polk County and the state (new street regulation) we needed to close ASAP or our current living situation was in bad shape in our apartment complex. I was getting comflicting info and feedback on timetable to close. Anywhere from it will take 7 days from completed construction to 4 days to 4 to 7 days I never could get a real answer and every day at this point mattered and I did not have the luxury to wait around. During all of this Ricky was very combatitive and stand offish about me asking him for updates and speciifics as to the process and who is handling my file at the lender or underwriting within HSL. It got to the point where he told me to essentially be quiet and to leave him alone as "I'm going to quit rushing stuff to make a closing happen for a delay I didnt cause." The phrase " You'll now when I do" is his favorite phrase of sarcasm and detest for my questions. He even said " I could just tell you must wait like normal" when i asked for some clairty as to why we hadn't gotten a solid closing date. Threatening to slow the process down because he can't handle it. The overall experience with HSL was very poor, very very poor. Nothing I have siad is incorrect and my interpretaion of Ricky is held by many others in the area that I have spoken with who know HSL. So my review is not an outlier I am just putting it out there. If you can avoid HSL if building or your realtor wants to refer you to them I STRONGLY suggest you ask for another company to work with or just go straight to the bank and not a broker. read more

I would steerfar and wide from this company! I would not believe one positive thing has or will ever be written as they are all probably from friends or real estate agents and people who must not had to personally deal through the hell this company put us through! Ricky Peacock was nothing but an incompetent, arrogant jerk on a power trip during our transaction. The only thing he "managed" to do for us was to p*ss us off. The office seems to be on a continual lunch break or perpetual meeting that never ends when we called wondering why no one has gotten back to us for days on end. Instead of taking the 101 ways to lie to a potential customer perhaps if they wish to get better reviews they should actually do their jobs. We found out at the end of the loan process from the lender directly (don't fool yourself as they are the middleman), that they hadn't even sent in the necessary paperwork and had the audacity to blame the actual lender! I have referred a lot of friends and family to Home Solution Lenders and they have all had great experiences. Its nice to be able to go to one lender and not have to apply to multiple if your original loan type doesn't work out. The can accommodate FHA, USDA, Conventional & even VA loans. Loan guidelines change everyday and nothing is guaranteed with a pre-qualification. I also purchased my home and Ricky was my loan counselor. He is very knowledgeable and very upfront; which I love!
