I was referred by another Realtor, and reached out to Ace to schedule a mechanical and structural home inspection for an ocean front property in Isle of Palms, SC. The scheduling team was very accommodating, as we needed to reschedule the original appointment due to some work that the sellers needed to do prior to the inspection that got delayed. No problem! They worked around the rental schedule and got it done. I found out fromt he office that Jeffrey Donaldson, the owner of the company, is also a Structural Engineer, in addition to being a licensed Home Inspector- which made me feel super comfortable that I had the best set of eyes and ears on this home. We did a recap with the buyer in person at the tail end of the inspection, with me being on speakerphone, as I was out of town. At the time of the inspection, he left the buyer with a nice, three ring binder with all kinds of helpful information and homeowner tips, that the buyer absolutely loved. The buyers have bought many homes prior, and he (and I) have never received anything like this from a Home inspector previously. Bravo! The report came back in quickly- by 8 am the very next morning (most Home Inspectors turn them around in 48 to 72 hours). The report was complete, easy to understand, and included pictures and notes on recommended repairs- and, in addition, recommendations for local service providers (HVAC, Electricians, Plumbing Professionals), as well as an addendum that went over 'typical' home project / renovation costs. I was blown away! I have never had this included in ANY past home inspection report. The service provided by Jeffrey and Ace Home Inspections was 'above and beyond'- now, I know why other Realtors use him and his company- and Jeffrey Donaldson and Ace Home Inspections gets my HIGHEST personal recommendation (and I don't give that out lightly)! He was rarely on site and the work that was done was terrible. Clearly my job was not lucrative enough for him as he was busy chasing other jobs through Lowe's at the time. My hardwoods buckled after only 2 years due to a toilet leak that he caused. He did not use a plumber and placed it himself. Upon discovery, he walked away from the job and blamed it on a moisture problem in my crawl space. He is a condescending con artist and treats women as if we are ignorant. I had a stain on an area of my hardwoods due to a mop being left there too long. He tried to "explain" to me that this was an example of a moisture problem! I simply laughed when he tried to be so "smart". His wife is his office manager and equally terrible to deal with. She is rude and annoyed if you have questions that they deem as frustrating. Best part is she agreed and even put in writing there was a leak due to her husband. However, he somehow negates that statement. Unbelievable - not smart behavior in a small town like this.
