I am a Realtor in NC / SC and an Unlimited Building General Contractor, so I'm EXTREMELY picky about service professionals and contractors that I refer to my clients. I was referred by another Realtor, and reached out to Ace to schedule a mechanical and structural home inspection for an ocean front property in Isle of Palms, SC. The scheduling team was very accommodating, as we needed to reschedule the original appointment due to some work that the sellers needed to do prior to the inspection that got delayed. No problem! They worked around the rental schedule and got it done. I found out fromt he office that Jeffrey Donaldson, the owner of the company, is also a Structural Engineer, in addition to being a licensed Home Inspector- which made me feel super comfortable that I had the best set of eyes and ears on this home. We did a recap with the buyer in person at the tail end of the inspection, with me being on speakerphone, as I was out of town. At the time of the inspection, he left the buyer with a nice, three ring binder with all kinds of helpful information and homeowner tips, that the buyer absolutely loved. The buyers have bought many homes prior, and he (and I) have never received anything like this from a Home inspector previously. Bravo! The report came back in quickly- by 8 am the very next morning (most Home Inspectors turn them around in 48 to 72 hours). The report was complete, easy to understand, and included pictures and notes on recommended repairs- and, in addition, recommendations for local service providers (HVAC, Electricians, Plumbing Professionals), as well as an addendum that went over 'typical' home project / renovation costs. I was blown away! I have never had this included in ANY past home inspection report. The service provided by Jeffrey and Ace Home Inspections was 'above and beyond'- now, I know why other Realtors use him and his company- and Jeffrey Donaldson and Ace Home Inspections gets my HIGHEST personal recommendation (and I don't give that out lightly)! We needed to have our roof inspected as part of the SC Safe Home Mitigation Grant Program. The State provided a list of approved inspectors and we selected ACE. ACE made the process so simple. My call was promptly answered and we were able to get an appointment at a time that was convenient for us. Prior to our inspection, we received notification with their Covid-19 protocols which was appreciated and so important to us. Our inspector, Jim Murphy, showed up on time ... performed the inspection ... and told us his findings. They failed to inspect our electrical box properly. There were multiple loose wires that should have been caught, they were finger loose and 1 wire wasnt even secure. they ended up heating to the point of a mini fire melting the protective coating on the surrounding wires. If you get an inspection done by these guys you mind as well do it yourself. After speaking with the owner of Ace, he told me that it was "debatable" if this should have been caught during the inspection because its a visible inspection. wouldnt spend Ace out to inspect anything. read more

We worked with Chris on our most recent inspection. He let us meet him at the property at the tail end of the inspection to go over the big points in person. That was really helpful because we could discuss in more detail than is usually included in the inspection summary. After I submitted my complaints to the company, the owner came out to my house to address my concerns in person. He admitted the mistakes on the inspection and explained some other things I thought were mistakes. He was very willing to work with me to make me happy and we came to a reasonable agreement. I still wouldn't recommend ACE Preferred if for no reason than their price - the other inspection quotes I got were $300 vs their $475. But the owner is honest, friendly, and provides good customer service so they deserve more than my initial one star. read more

I bought a new home in January. It was built (in 2008) for personal occupancy by a well known builder, and tenant occupied at the time of the sale. Everyone associated with the sale knew that the tenant would be there indefinitely. We were able to negotiate a minimal adjustment for the few issues our ACE Preferred Inspections professional was able to identify.... but the report said several things were not looked at thoroughly because stuff was in the way, or "it couldn't be determined". Nine months later, imagine my surprise when some water dripped on my head while delivering a few boxes to the screened porch. With complete access to our new home, we discovered several problems that were apparently "hiding in plain sight" at the time of the inspection. Looking out the third floor office window with my "roofer" was an "OMG" moment, even before we stepped outside to remove years of debris for a closer look. One section of the roof had "cratered", with no solid wood to be found.... $6,000 and several rafters later, the roof was fixed. One would think that a 20 year experienced professional would have seen the problem as readily as I did... but then he had missed the stained wood on the screened porch and the rotted-out trim on the door, no longer capable of holding the screen in place. Oh, that's right, he missed that too and a four inch hole in the screen along the outside of the room. Jeffrey Donaldson, of ACE, has offered me a free Home Check Up as compensation for this and the other problems I brought to his attention.... like the closet door handle that came off in my hand the other day, or the buried downspouts that probably led to the roof problems in the first place. I suppose the two warped and unclosable doors in the basement were in perfect condition at inspection time as well. Think twice before you hire these people to do your home inspection. read more

*The president of ACE responded and personally reached out to me about my concerns and outlined the actions he had taken to ensure this would not happen again. I think his response was appropriate, and I believe the issue I had was an isolated one that has been addressed. Bottom line: I reported ACE to the Residential Builders Commission. ACE said they did a termite inspection of the interior and exterior of the house we are purchasing. Yet, the inspector never went inside the house. Then, ACE issued a false inspection report saying the interior of the house had been inspected. More Detail: We scheduled a termite inspection (CL-100) with ACE for Monday, January 20, 2020, at 9am. In the email they sent us beforehand, ACE said the inspection would last approximately 1 1/2 hours. On that Monday, we arrived at the house at 9:08am and the inspector was not there. We contacted ACE and were informed that the inspector had been there and completed his inspection. Later, we received the inspection report, signed off on by the president of ACE, with a report on the interior and exterior of the house. Due to the very short time the inspector was actually at the house, we contacted the listing real estate agent for the house to see if anyone had activated the lockbox for the key to enter the house. The listing agent advised us that the lockbox had not been accessed at any point that Monday morning, which means that the inspector could not have and did not enter the house. We contacted ACE and they confirmed the inspector had never entered the house, agreed to do a re-inspection, and issued another report. What all of this means is that ACE produced an official report with false information. I have reported ACE to the state licensing agency because if we had not actually been at the house that day, we would have never known that a complete inspection was not done, and I have concerns that this could happen to other home buyers. read more

They sold my contact information to moving companies and home improvement contractors, I started getting phone calls asking me if I wanted quotes on moving expenses and repairs even though the inspection report made be decide not to purchase the home. When purchasing a condo at Hilton Head we needed an inspector on short notice. We don't live in SC, so our realtor suggested ACE. They were able to come in within just a few days and did an outstanding very through job. I was also very impressed with how easy it was for me to work with them from a distance. They sent us notices of the inspection date and time (even a notice when they changed the time by 30 minutes), allowed us to pay online, then sent a follow-up email from the inspector right after he finished and then the full report within two days. I had inspected the property myself earlier and the ACE inspector found everything that I had and then some. I am using his report to get the seller to make the repairs before purchase. read more

UPDATE: We had multiple roofers out to inspect the roof. All of them told us it was just a cosmetic defect, and we were able to get our insurance company to accept a letter from a licensed contractor saying this in order to keep our coverage. Jeff, the owner of Ace called us after we had already taken care of the issue on our own, and stated that he could have done the same thing. (Which a communication error among all parties involved prevented him from doing so beforehand.) I have upgraded my review from one to four stars because, in the end, everything turned out okay. We live in Phoenix but bought a house in Goose Creek. We used Ace to perform the inspection, and originally felt as though we made a wise choice. They found many issues and ultimately stopped out three times during the whole process. Both the final inspection by Ace and our home insurance company were during the last week of June. Not once during the three inspections done by Ace was the roof even mentioned, let alone was it found to not be built to code, and to be warped/uneven. All it took was one picture from our home insurance company to clearly show a problem. I contacted Ace to see if we could use the 100 Day warranty offered, but since the roof is not leaking, we are not covered. So the warranty is useless in our case. Also, if we don't replace the roof, our home insurance will drop us. Since we have since closed on the house, the financial burden falls entirely on us to fix. Had the Ace inspector even looked up at the roof once, we could have asked the previous homeowner to fix it as a contingency, or backed out of the house. But now we are stuck, all thanks to the lack of attention to such a major feature of the house on the part of Ace. read more
