We were under contract to sell our home to an elderly couple. Their realtor used Dan Kopp (Valley Home Inspection) to do an inspection of our home. Dan said we had a water leak under our primary bathroom shower and that our patio cover (that was built in 2022 by a professional licensed contractor) wasn't built with the right materials. After he gave his inspection report to the buyers of our house, the buyers backed out of the sell. The buyers used the inspection report as an excuse to get out of buying our home, instead of asking to have these items looked into and fixed if needed. I went into our crawlspace and positioned myself under the primary bathroom shower and bath tub. I pulled the insulation down and checked for water damage and found absolutely no water damage to the insulation. I then used my phone to take pictures and video of insulation as well as the connections to the shower and bathtub as my wife ran water down the shower drain and the bathtub. I found absolutely no water Leaks at all. I also checked the insulation and the guest bathroom shower and tub combo on the other side of the house. Again, absolutely no water leaks, insulation was bone dry under both bathrooms. Dan also mentioned our patio cover was not built with proper materials and that the snow could cause the water to run under our shingles and potentially cause water damage to the roof OSB and possibly leak. I had a roofing contractor come out and pull up some shingles to make sure the roof on the patio cover was installed correctly. The roofing contractor said the patio cover roof was in fact installed properly and they did an amazing job installing it as well. The roofing contractor asked us, how could the inspector know the patio roof was installed incorrectly, does he have X-ray vision? Dan cost us the sell of our house and potentially the offer we already put in on another house that was accepted. We may lose the opportunity to buy a house we fell in love with. Dan Kopp is a liar and we believe the realtor for the buyers asked Dan to come up with anything he could, wether it be true or not, just so the buyers could back out of buying our house and do it legally. Dan just made things up without any proof to back up his claims. In my opinion, Dan Kopp has no integrity and is a very unethical inspector. read more

As a retiring general contractor owner who is relocating to Boise from out of State, I was very happy to find Dan from Valley Home Inspection. He was very knowledgeable regarding Stucco & EIFS systems. I was able to discuss some concerns about the home that my wife and I were purchasing. Dan Kopp is the inspector / owner for Valley Home Inspection and he came highly recommended to us by two top notch Realtors when we asked about someone to do a thorough, professional inspection of our less than one year old home. Dan's good reputation is well earned in our experience with him. He was at our home about 4 hours total. In it, outside it, on the roof of it, in the attic space of it and in the crawl space under it. Before he started he told us what it was he would do to inspect every element. We were impressed with his thoroughness, his professional style and a detailed written report that he went over with us point by point and image by image (he took and inserted excellent photos to underscore each finding). He provided us with an electronic copy if that was easier for us to share with our builder as well as a binder and paper if we wanted to print the e-file to share or store. The well documented reported when shared with our builder got his attention to correct the problems now. Problems that were significant enough that if not fixed now they would be big issues in the future. More about this home building experience to follow below. This is our ninth home in 36 years and the fourth custom home we've had built in the last 23 years, the first in Idaho, and my husband also sold Real Estate in another state for several years. I share that for context to say we're acquainted with how a professional home inspection should be done given we've had several associated with selling and buying homes. Dan hit all the marks and then some for an excellent inspection. He has had almost fifteen years as a General Contractor in another state to add to many years of home inspection completing over 3500 home inspections in his time in this profession. Now to the building experience. That we felt the need to hire a home inspector for a home less than a year old was a vote of 'no confidence' in our custom builder given we found so many things on our own that his subs and project supervisor did not find. Not to mention the interminable time it took to get things fixed once we reported them. So with the clock ticking on the one year since build date we wondered what there might be that we couldn't see ourselves. And so we hired Dan. In our previous three custom homes we never have had to have an inspection at this point. And in those past homes, when we had inspections done before putting them on the market, the inspectors found literally no, zero, construction problems to report. That is the kind of builder we are used to working with elsewhere. It is the kind of builder we thought we were working with here based on the builder's rhetoric promises. Alas, our expectations and the reality of this build were highly different. Shame on us for being fooled. But hooray for Dan Kopp for providing a professional report that got our builder's attention and all of the items in it were corrected in a matter of weeks. We highly recommend Dan Kopp for building inspection. We do not recommend the builder. read more

In my opinion you aren't a good inspector. Dan inspected our home and felt like he had to "come up" with items to fix. We had a pre-inspection to make sure everything was in good repair and his recommendations were mainly to cover his butt. He almost blew our sell of our home. read more

We just bought a new home and we wanted a home inspector who was fair, honest, and thorough. We talked to several home inspectors, but ultimately chose Dan with Valley Home Inspections and we are so glad we did. During our initial conversation, Dan was honest with us about some of the issues he's seen in homes like ours, he talked us through his pricing structure and even saved us money by not choosing things we didn't need. Through the entire process he was always responsive, respectful, and honest. After our initial home inspection we knew we had made the right choice. Dan found quite a few issues, some minor but worth pointing out, but several that were quite significant (missing supports in the crawlspace, large sections of missing insulation, missing flashing, etc). Unlike some home inspectors that just pop their head in the attic and crawlspace, shine a flashlight around and call it a day -- Dan did a thorough examination of the crawlspace and attic and took very clear photos. He even found some missing flashing at the butt joints on our siding. At this point we were already very satisfied with Dan's services. After our builder said they had fixed all the major issues, we decided to have Dan come back out for another inspection. To our surprise we found out that the builder had not fixed the majority of the issues. There were still missing supports, large sections of uninsulated crawlspace, and several other issues. Without Dan doing another inspection, we would have never known that the issues had not actually been fixed. We can't speak highly enough about Dan and Valley Home Inspections! His services have more than paid for themselves, and several of our neighbors have had a great experience with Dan as well. read more

Dan has inspected each of our homes (even new construction) and rentals and has provided a detailed inspection report so we know what to expect for improvements. My home inspection experience with Valley Home Inspection causes me to say .... BEWARE. The inspector is also the owner. You cannot complain to the boss when the job is not done right and items are not inspected because he is the boss/owner. Excuses were made for not inspecting numerous items which caused us to pay hundreds of dollars to correct things that should have been noted within the inspection. Better to pay twice as much and get a honest, thorough inspection. Lots of promises are made in his ad - but Dan Kopp let us down with the inspection he did on our home. This inspector is a fraud. Never use him. He inspected our home that was for sale and the home was only 3 years old. He wrote me up about faulty and leaky exterior hose bibs. They did not leak. He mandated I replace these. They were anti-syphon hose bibs that release excess water out of the tube after they are turned off. They are designed to do this to prevent freezing. The words anti-syphon (to prevent freezing) were written on top of the hose bib. The bibs worked perfectly. He also said we never had a furnace inspection, when our furnace had a sticker by a local HVAC company that serviced it 2 months earlier. He said one of our toilets leaked when that was a lie also. Funny thing also, he went under our house and found the HVAC tubes were disconnected and laying on the ground. My HVAC guy came to repair it and said the strap holding the tube up had been cut. Coincidence? Again it was only 3 years old and the straps are designed to last almost forever. He then said our toilets would not stop after flushing. Another lie. They worked perfect before and after he left so nothing needed to be fixed. If you are selling a house, and a buyer uses this guy (Dan Kopp), follow him around and watch him very closely. This inspector was just gross. During the inspection he continually would hack up loogies and spit them in the sink. The property was still occupied by renters and he gave no regard to them. He was very inconsiderate. He never once thought about putting things back the way he found them. I would recommend you use anyone else. read more
