The property was originally built in 1948 and had been added onto through the years. Those additions turned a single-family home into the duplex that exists today. We knew there would be challenges with an inspection given changes to buildings codes and standards throughout the years. Kirk didn't seem bothered by this type of inspection scenario in the least, which gave us early confidence. I met Kirk at the residence in the morning of 12-3-20. After a brief tour of the property, I got out of his way and Kirk went to work. He spent several hours inspecting the property, taking notes, taking pictures, crawling into small spaces, turning on appliances, testing the heating systems, testing the water systems, testing the electrical systems, examining the roof, searching for the presence of moisture where it shouldn't be, looking for anything broken or unserviceable, etc. We spoke intermittently throughout the inspection process. I asked Kirk several questions about various issues he was looking for. He always provided sensible, practical and fact-based answers. Clearly, Kirk is knowledgeable and experienced in the home inspection business. He found issues which will get corrected by us or a construction professional. When he did find an issue that needed repairing or updating, he always delivered the information is a calm manner and never made me feel alarmed or unnecessarily worried. I appreciated his calm and caring demeanor. His attitude was professional, positive and direct the whole time I dealt with him. I felt reassured that Kirk found the problems or issues present in this duplex. Kirk completed his inspection in the afternoon. He answered all my questions and walked me through the property while pointing out the issues needing some level of attention. A few short days after Kirk's inspection, I received an 86-page inspection report in the mail. NICE! I've referenced this report several times since receiving it and will continue to do so as we work our way through the necessary repairs and updates. The inspection performed by Kirk was also helpful during our price negotiation for the property. We were able to agree on a lower price for the property based on the issues Kirk found during the inspection. I would use Kirk at Cross Roads Inspection Services again should I need a home inspection in the future. I will definitely recommend him to anyone needing this type of service.
