I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

I found a short term (2 weeks) Cape Coral house rental on VRBO and submitted a rental request. The…read morerental got shifted to Secret Places, apparently a rental property management company. They were very difficult to deal with. Two examples: The rental house had number keypad lock. Secret Places would not tell me or text me the entry code. They said I had to come to their office (11 PM arrival) and get the code out of their lockbox, which they did provide the code for. It was like a little treasure hunt, but at 11 PM in the dark. Their only explanation - that's the way we do it. Second example: We found the gas grill locked closed even though the VRBO listing said the house had a gas grill. Calling the Secret Places office I found out they would come out, unlock the grill, and bring the propane tank - for $15. But get this - I had to go to their office and pay before they would come out. I asked them to just come to the house and I would pay when they got there. No...that's not how we do it. We were also threatened 3 times with a fee - $50, I think - if we did not leave the grill spotless. never again!

If you ever get a leak that costs you $600 in 2 months on your water bill, dont expect him to reimburse even though he says he will. Loved the dock and tiki hut . A dolphin greeted us a few mornings . They had everything ! Fishing poles were there and we caught a few fish off the dock .Chairs , umbrellas and coolers for beach . Floats for the pool. 2 kayaks for paddling around tor canal . A tv on the lanai . The bedrooms were all a good size . Beds were comfy . . Very nice bathrooms ! Loved being able to park in garage. Kitchen had everything ! No complaints at all !!
