I've been here for 3 years now, and am overall satisfied. The staff is courteous and typically…read moreattentive. The swimming pool is nice with lots of seating, and there's a 24 hour gym available. Both require a magnetized key fob type thing to enter, which is nice for security purposes. Through the winter, they do a great job salting, clearing, and maintaining the sidewalks when we get snow or ice. They also have the parking lot cleared in a timely manner. They do well with maintenance as far as inside the units, and they keep the grounds fairly clean, however, there are sometimes things that don't get resolved (ex, there has been a hand railing out of the cement since the end of October 2022, and I was told an outside company was coming to repair it soon. That's been 4 months ago). Rent includes water, sewer, trash and internet. They also provide a washer and dryer in EACH unit, which comes in handy. The internet is fantastic, never have any problems with it. I will say, cable used to be included, but they cut the cable over a year ago, and then raised the rent (about 13%), and then the following lease renewal, raised the rent again (about 22%). I do think rent is a little high, but is overall worth it. They do patio decorating contests (which people LOVE), and they do "Get to Know Your Neighbors" gatherings atthe clubhouse every month or so (I've never been, as it's always during my work hours), with food, every month or 2. It's very quiet here, and the view of the mountains is perfect!

Most tenants seem stay for many years and tend to be more the within the quieter older age range, at least in our building. The units are spacious and the grounds are well kept and beautiful. They are always very quick with maintenance issues when they arise. The office staff and leasing agents have always been so helpful, kind and treat you like family. Most importantly, having raised our own two children here it always felt like a very safe environment year around. With the economy being as it is the rent just went up substantially but in my mind it's completely worth it compared to a lot of the other properties around Branson areas. Thank you to the Preserve for being a great place to call home.

First of all, It is under new management with years of experience, skill and professional personnel. They have done nothing but make us feel welcome. They are helpful and willing to assist. I had nothing but good help from the manager when I was searching for a place to live. The manager even accommodated me with timing of when I could get to Mo. for a review of the available units. She knew what I wanted and she found me the exact apt that would accommodate our needs. I could not be happier. They do not just let anyone who can pay move in. That is important to me. She knows what she is doing. I have experience with unskilled management from where I came. It is a relief.

She's given me nothing but trouble since day one. I only chose to rent from her because her properties are cheap. Emphasis on the CHEAP! The day I moved in I found a dead rat in the bathroom. She doesn't fix ANYTHING and throws a bitch fit when she actually has to lift a finger. She's rude, unprofessional, and criticizes her tenants. My rent has ALWAYS been paid on time and in FULL so she can't use an excuse about "evicting me for non payment". She will add costs to your bill or say you never paid for something when she knows for a fact that is a lie. She writes her receipts out in paper form and doesn't keep virtual documents so that she can accuse you of non payment in hopes that you didn't keep the paper receipt. When you then show her the paper receipt as proof she will claim that she's referring to a different date. Fair warning, you will not see a penny of your deposit back and might even face legal charges for things you didn't even do wrong. She is shady, rude, and a terrible landlord. Carrie Myers is the definition of a slumlord. DO NOT RENT FROM HER!!!
