I've lived here for almost 3 years. Here's my experience: - Located on campus, and is housing for students only - that's great! - NAU Police enforces campus law here - which is great - and don't worry, you'll get to know them pretty well...they are here a lot! - Managed by American Campus Communities (ACC) - that's not great! - ACC needs to improve in many areas. Here are some examples: 1. Summer of 2025: sent out an e-mail that mattresses will be replaced. By the end of the summer, I didn't get a new one and had to reach out to them to find out why. Oh- they didn't order enough. Too bad, I don't get one. Even though my flat sad mattress is from 2014 (original from when Hilltop was built). 2. In the Fall (September), Hilltop starts sending out "RENEW NOW FOR LOWEST RATES" e-mails to their current residents. I renewed early (reluctantly, but in prior years, that was always the lowest rate. And, I did like the convenient location on campus). A few months later, my room style was priced $240 lower PER MONTH than what I signed on my contract. Apparently, ACC didn't account for classic Supply and Demand principles related to the increased supply of student housing (the new Park Place apartments offered much nicer, new apartments for less than old Hilltop's prices). So Hilltop was forced to lower their prices to try to fill the community (I was told they never did get it completely filled). After contacting the Hilltop management and begging for some kind of discount or concession (even just free parking), they said absolutely not. Essentially, a big "FU" to me. They claimed if they lowered my rent/ re-did my lease, they'd have to do it for everyone who signed early. I later found out that they indeed DID let certain students re-do their lease. They also decided to later offer 10 month leases only, and let some people change to those but never notified or offered that to residents who had signed early. That would have been beneficial to me. I see that now they offer 'lowest rate guarantees', so they must now realize how terrible they treated some of us. But, Hilltop, I am sorry...it's too late in my case. You got an extra $2,880 from me. I hope it was worth it...I will never, ever recommend an ACC property to anyone I know. 3. Maintenance personnel over the years is hit and miss - some are very nice, and some clearly don't like their jobs. We had an issue with our front door not locking and at one point they wanted us to just leave our apartment without being able to lock it. It's a long story, but just one example of how they don't care about our safety. 4. They have a rule stating you cannot lock any type of bike or scooter to stairwells or walkway railings (lock it to the bike racks only), but they never enforce it. I've had to maneuver around bikes, e-bikes, scooters when walking to my front door many times. I think this is against fire code, too. 5. They advertise package lockers. BUT, they're only accessible during the (inconvenient) office hours. The office is completely closed on Sundays. Since I first moved in 3 years ago, they've drastically decreased the hours that the office and amenities are open. 6. The only amenity you can use when the office is closed, is the gym. Nothing else. 7. The Zego utility bills keep increasing and nobody can explain why. 8. Parking lot becomes one large sheet of ice in the winter. They are too lazy to properly plow the snow. Good luck! 9. Finally, the entire flooring replacement project is likely breaking some kind of Arizona landlord-tenant laws. They are forcing students, during the school year, to pack up their entire apartment and vacate for a few days. WHAT? Oh, and they 'hope' they are able to clean up all the dust before you occupy your apartment again. Oh, and there might be fumes from the glue. The note they leave on your door, prior to starting the project, states conflicting construction dates. They should be providing alternate lodging during our construction dates, but because ACC is focused on the almighty dollar (and NOT you, the student, even though their website says otherwise), they would never do that. There's a lot more I could say. And if ACC posts a reply saying they'd like me to reach out to discuss these issues...I already have reached out, as have other residents. ACC will not resolve things and will not care. Please choose your student housing wisely. read more

PARENTS BE WARE!!!! This is my own personal experience as a parent, with Hilltop Townhomes managed by American Campus Communities. I would give them zero stars if I could. They allow students the access to fraudulently renew leases with their parents as guarantors, then try to hold parents responsible for "auto" renew leases. This is absorb and against real estate law in Arizona. Please be aware of this scam. I am sure many parents are held illegally responsible for leases that they did not renew. Was decent for the first 2 years here but right now they got a lot of horrible shit going on. Made me move out 1 month before graduation only to put these mediocre ass floors in using XYLENE! YUMMY!! And then the staff got the nerve to start crying when we complain. Almost got hit by a car for the 3rd time around 2 days ago in the parking structure, called the cops and nothing happened. I was rudely awoken at around 8:30 today by the flooring people in the apartment upstairs creating loud, bomb like, bangs that send the whole building into a reverb vibration. They are also throwing carpets from the 3rd story staircase right in front of my window which definitely isn't legal. Only live here if you plan to stay less than one semester. DONT LIVE HERE. Hilltop has been the worst place I've lived at so far. To start, the quality of the building is terrible. The walls are paper thin, the floors are even thinner - you can hear anyone in the house walking around anywhere you are. It is especially bad if you are the bottom room - it will never be quiet. The paint is low quality and chips easily. The floor is rock hard as if it is just concrete laid under a quarter inch thick piece of low quality carpet. The front desk often cannot help you or are rude. Specifically, Cooper. One of the most unhelpful people that works there. My apartments washer and dryer was broken for 2 and a half weeks and whenever we tried to get answers about when it was fixed it was always I don't know. Cooper even went out of his way to say he wasn't "magical" and "couldn't just make it appear". Which I get, but you don't know where it even is in shipping? They told us to just figure it out and didn't offer any alternatives for our broken washer and dryer. There was also roommate conflict that escalated rather intensely but the staff couldn't do anything to help resolve the situation. So don't live here with stubborn people unless you want problems. My son and his friends moved into Hilltop a week ago, and EVERY request that we made was honored: near San Francisco Street, first/second floor, even an after hours early move-in! Our unit is beautiful and maintenance quickly addressed the few concerns that we had. I cannot express how disappointing my experience living at Hilltop has been. I have lived here for two years, and throughout that time I have consistently dealt with issues involving poor communication, inconvenient policies, and a lack of concern for resident safety and comfort. One major issue is that residents at Hilltop are considered "on-campus," which prevents us from being eligible for a campus parking pass. This creates significant transportation and parking challenges. Parking is extremely limited, and there are rarely open spots near the apartments. Residents are often forced to park in the parking garage, where over 15 cars have been broken into just this past semester. This situation feels unsafe, especially for those of us who work late nights and return home around 12:30 AM. Additionally, guest parking is not allowed overnight, and vehicles are towed if parked there, which adds unnecessary stress. One of my roommates was even towed for parking in staff parking overnight due to safety concerns. Another issue is the limited availability of amenities. Most services, including the printer, mailboxes, package system, and front office, are only available Monday through Saturday from 10 AM to 5 PM. These hours are not convenient for many students who have classes and work during the day. Maintenance and service requests are also handled very poorly. Requests often go unanswered for days or even weeks. Over the past two years, the washers and dryers have had to be replaced twice, showing a lack of long-term maintenance and reliability. The most frustrating experience was when management renovated our apartment floors over the course of three full days (8 AM to 6 PM) without providing any storage options for our belongings or offering temporary housing accommodations. We were required to move everything out, yet were not given a place to stay during the renovation. The dust and construction made the apartment unlivable, forcing my roommates and I to find housing elsewhere during a school week while still balancing school and work. On top of these issues, I was overcharged $300 in rent for several months, and management made resolving the issue extremely difficult until legal action was discussed. Overall, Hilltop has been an extremely frustrating and stressful living experience. Between the lack of safety, poor communication, limited amenities, and ongoing maintenance and management problems, I would not recommend living here. read more

There are no security cameras in the parking garage (especially when I got robbed) nor anywhere on its outsides, and there are no elevators, like HELLO HOW CAN SOMEONE MOVE THEIR SHIT? And the front office is ran by a bunch of KIDS. And the rent is too expensive like wtf. And even worse, it's impossible to relet my lease and they charge too much money even for a MICROSCOPIC inconvenience. There's also no hot water nor any heater, which can cause an illness. I hope the ACC (American Campus Communities) inspects it and so does the State of Arizona because wtf. If you want to live in an apartment in NAU, go anywhere but Hilltop. Would give ZERO stars if I could. Daughter has been living in apartment with no heat. They are in a middle of a major snow storm. Multiple repair requests have been made and no communication from apartment on when it will be repaired. Her $1000 a month rent for one small room has now left her sick from sleeping in a freezing cold apartment with trips to urgent care. Shame on Hilltop !!!!!! Maybe corporate office should retrain their workers on what is specific to Section 33-1324A of the Arizona Residential Landlord and Tenant Act. read more

I would NOT recommend moving into Hilltop. For starters, they charged me an application fee and three weeks later, my application still hadn't been processed so I called to see what was going on. They informed me they had nothing open and there was a waitlist...so why did guys charge me to process my application when I was on a waitlist and you hadn't processed my application? It took over a month for the lease to go through. I sublet from a tenant that I found on NAU's website and they tried to charge me rent as new tenant and not what the previous tenant was paying, because I didn't go through their site (which doesn't offer sublets). Every time you call with a question, they say send an email and they'll toward it to management. The air doesn't seem to work in the upstairs bedrooms, two of us in the unit talked about how hot our rooms got and how freezing it was downstairs. Other people in other units had the same complaints. You pay for parking but cannot park on campus by where the classes are, you are expected to walk and will get a ticket. You can't even buy an additional parking pass and they said were directed to use the meters (that seems to be an NAU thing but still important to know). Autopay was set up for the first but payments weren't taken out until the 5th which is considered late, and they would charge late fees. They have a nice game room but it is only open during business hours, which was 4pm so essentially useless if you have classes during the day. Upon moving out, I sublet the until for 2 months and received a $300 bill for maintenance and cleaning for the entire unit. And they charge for EVERYTHING! There is a charge for basic cleaning such as cleaning the microwave, cleaning the mirror and taking out trash. It is a convenient location with a nice gym but serious communication issues and sneaky with charging for things. To make it even better, their office dropped the ball of doing a walk through when I moved in and is now saying I didn't mark previous damage on the form I was never given. They're also charging $25 to throw away a shirt that fell behind the dresser. So if you do stay here make sure to get a walk through form and move the furniture around. read more

We visited a friend here and from our drive up the area feels safe and the grounds were cleaned snd manicured. Our friend mentioned that she loves it here it's close and easy to walk to campus, lots of bars and restaurants, the town felt lively and safe. read more

Hilltop is overpriced! Unless you need the convenience of living close to campus I would not recommend. My water takes 10+ minutes to warm up in the mornings and was told to "just let it run". The design of the road is poor because there is nowhere to plow the snow. For days at a time there is a dangerous sheet of ice on the whole road. Plus, the sun does not hit the south side so there can be ice that makes you slip six days+ after a snowstorm. Also my roommate's chair has been broken for over a week and no one has come to fix it yet. When I signed, free visitor parking was an amenity but now (instead of waiting for the next school year) randomly began charging for visitor parking, with only 72 hours notice. The staff is nice for the most part but with every apartment paying $3136 a month combined for a four bed three bath(calculated from individual lease rates), there are definitely better options near campus. (Not to mention they are increasing rent next year). read more

It looked like it hadn't been cleaned in years and all the furniture was falling apart. I had literal spider webs on my bathroom wall it was absolutely disgusting. I had to bleach and magic erase my rub multiple times just to get it to stop having black stuff come up. Now that I moved out they are charging me a cleaning fee even though I left the place absolutely spotless when I turned in my key 3 months ago. They have so many ridiculous fees that they try to scam you with. Then there was my roommate situation. They absolutely do not work with you if you have an awful roommate experience. I had a roommate that broke her lease multiple times and put me and my roommates in harm and they did nothing about it!!!! They were constantly harassing me and would talk about stealing my stuff. I've lived at hilltop for 3 months now, and I've honestly never had a worse experience than living here. This is my first apartment and I was thrilled to be living here. Let me list only a few of our many unpleasant situation/ experiences. 1) when we moved in, our entire apartment REEKED of cat pee (it was so seriously so bad) - in addition to the horrible smell, our apartment was FILTHY, no matter how much we have scrubbed and cleaned from top to bottom, it is STILL so grimy (my feet constantly turn black and we mop weekly at least). 2) our AC unit was broken and once it started getting colder out we noticed our apartment was FREEZING. I even got incredibly sick because our apartment was 60° when it was 20-40° outside. It took my own mother calling hilltop and practically forcing them to come and fix our unit so we'd have heat. And the last issue is very important if you live or know someone that lives at hilltop to be informed of this (as I wasn't), you supposidly aren't allowed to put your cars hazards on and leave it while you run into your apartment. I've done this all year as I don't have my own car and my boyfriend helps me carry my things to and from my apartment to his car (I'm on the top level as well)- if you do this, even to just carry groceries inside so you aren't walking far or grabbing a bag, you will get booted and they refuse to give any leisure even if your out of your car for LESS than 10 minute. Getting booted is almost $200- and for a broke college student that is insane. I would honestly recommend living anywhere but Hilltop. read more

Unfortunately Hilltop has a few issues such as consistently failing plumbing in the kitchen. I have to call maintenance monthly to address these issues. The furniture in the living room was shredding and falling apart. When I moved in the first time the maintenance did a messy job of caulking the bathroom sinks, and it was still wet. Kinda expensive when compared to other cheaper apartments with washer and dryers in unit. The front desk receptionist unlocked and opened my front door when I initially moved in, all to give me a flyer. Why are they allowed to just walk into my place like that? They knocked once and then just opened the door. We are not in dorms. Unacceptable. Too expensive, too many maintenance calls, and random people walking in without permission. read more

Management doesn't communicate with each other, and lie about what they promise in order to cover their own self. They move roomates around at the end of a lease without permission, then expect one to pay a $250 change of room fee. I was forced to change units, move into a dirty unit with two strangers, and the management had excuses for their decision. They don't care about the student, only about themselves and collecting $. If you are moving in with "roommate matching," be prepared to have a roommate that is the total opposite of you (does not speak english, opposite sleep patterns; not clean, leaves food out for days). They base it on a brief questionnaire that is not accurate. You will be locked into a full year of full payments( or your guarantor will be). Very stressful environment and they really don't care except for making sure they get your payments. Apartment is nice but if you don't have roommates you know to move it with you, do not sign a lease. Also, they have been dropping the price but If you are locked into a lease, don't expect any decreases on your monthly payments. I understand this pandemic is stressful for everyone, but to live in unsanitary conditions needs more attention then to just keep talking to the person about cleanliness and then when that didn't work after months, making the person that has been living there for over a year and gets a new roommate that is so incompatible move out to another apartment. We are paying close to $800/month for an empty apartment room now. After such an awful experience my daughters 2nd year there she moved out totally but still paying till July. Just make sure you know what you are signing up for because there are no exceptions if anything happens, you are stuck with all your installments. If you are a parent and the "guarantor" on the lease, just be aware. I have spoke to the management several times and flew to Flagstaff from CA to see the filth and living conditions my daughter was living in. A definite learning lesson. read more

If I could give zero stars I would. This place is horrible and management is terrible. Three employees told me I can park my car in the visitors parking because my car was having problems. I parked my car with the assumption that it was safe but it wasn't. Later in the day I went to check on my car and it was towed... I spoke to management as to why it was towed and they saiid they can't do anything about it even though three employees promised nothing bad would happen to my vehicle. After asking them to reimburse me $180 for the tow yard fee they pretty much said to screw yourself and didn't help me in anyway. UNBELIEVABLE CHARGES FOR MOVEOUT: My daughter lived here for her sophomore year and many things were broken and needed repairs even upon move in. When they moved in a year ago the place was not the cleanest ie the couch had never been moved to clean underneath. Fast forward a year later and she and her roommates move out and they charge them ea of them an additional $200 in cleaning bills and damages on top of keeping each of their $100 deposits. The girls were very clean and I even came in and helped them clean everything before moving out. They minorly patched pin size holes from hanging decor and were charged large amounts to repaint the entire apartment (do they not give it a fresh coat of paint every year or so anyways?). When trying to dispute the charges you get the runaround. No one there can locate the bookkeeper and they cant give out a number so you can reach them to clarify the charges. They cant even tell you who this person's supervisor is which seems a rather simple org chart kind of question! I think they saw an opportunity to make some money from the girls...so sad read more

Do not live here. I only lived here since it was a convenient. Management does not try to help you out. I had awful roommate experiences where my roommates harassed me and decided to go to management and spread lies to get me kicked off my lease. The generator that was right outside my window kept breaking repeatedly, so it was sound like a wrench in a dryer at 12:30am and keep going until after 1am. Our plumbing kept breaking repeatedly and a pipe burst in my bedroom. You'll get charged for random fees. Plus rent is going up and you're gonna have to start paying for electricity and water next year too. It's not worth the money. read more

Our two-year Hilltop Townhomes experience was exceptional. The apartments are nicely maintained and well designed. There are less expensive options for NAU, but the amenities of the clubhouse, fitness room, and study rooms quickly add to the value paid. Our daughter also felt safe and secure during her time there. And the location is perfect... Just a short walk to campus, bookstore, and stadium. Power goes out nearly every day, they said they can't do anything about it. The wifi sucks all the time and there is no Ethernet port in the room. The front office is nearly never open, there are problems with them charging rent every month, the chair they supplied broke from regular use within the first week, they're probably going to make me pay for it. And if I want to leave this garbage dump, they not only require you to find your replacement, they also charge you an extra $250. Not to mention the place is already overpriced. The location is good and walking distance from everything on campus. The parking garage is fine and it was nice to have covered parking in the winter. However, the townhomes themselves are very old and in desperate need of updated appliances. Our dishwasher never worked properly so my roommates and I had to hand wash all of dishes. We had so many issues with the washing machine and dryer since the machines would shake the whole apartment when used. When getting a replacement, maintenance stood outside of my room and berated my roommates and I calling us "spoiled brats" and loudly cussing. This situation was unsettling because it is incredibly expensive to live at Hilltop and the quality of appliances did not match the price. We also felt this situation was not handled appropriately by management. The dryer ended up not working properly at all, and one load would take about 4 to 6 cycles to get totally dry. This racked up the electric bill but we felt uncomfortable asking for maintenance to do anything because of our past experiences. There were so many random issues with the hot water heater as well, and when I asked the front desk when my hot water would be back the answer was "anytime between tonight and a week from now." It was very frustrating to not have hot water in winter. The thermostat also wasn't in the common area and it took so much convincing from my roommates and I to move it so every roommate could access the thermostat and one person wouldn't have a monopoly over it. Before the thermostat was moved, I called the front desk asking for them to let me into my roommates room (which Hilltop staff had locked) because it was winter and I wanted the heat on. The front desk staff told me that if my roommate didn't send them an email by 7 that night they would charge me a $50 lockout fee, which is ridiculous because I wasn't locked out of my apartment. Location is good, roommates were great, but staff is very unhelpful and sometimes rude. I would suggest looking into other options. read more

Hilltop is great for many reasons! It's located right next to campus so I don't have to pay for parking on campus, also with how crowded NAU has gotten recently having your own private gym just a few feet from you is why I chose it. The staff is always prompt about letting you know when packages arrive as well and maintenance is always there right when you need them. The only downside is that the internet is resnet so it isn't very reliable and can go out sometimes and the parking can be a pain since spaces in front of the buildings are almost always full. Besides that, I've enjoyed living her since it's so affordable and located right next to campus and the apartments all feel brand new. read more

Live somewhere else. The apartments are OK at best and office staff are not well trained and generally can't answer any of your questions. VERY noisy throughout the week and not a great place if you need your sleep or need to get studying done. There is also ALWAYS someone smoking weed outside my window. Only reason I lived here was because of the AC and walking distance to downtown. The "free printing" printer is ALWAYS broken (at least 90% of the time) and takes at least a week for someone to look at it. Don't live here and don't send your kids here. I wish I could give a zero rating, but one has to be given if a review is to be made. They don't care about your education. Despite their location, they are like any other apartment complex, but so much less forgiving. If you are expecting to graduate, especially during the fall, I highly advise you not to live here. They really don't care what your course load is and efforts you are making to make sure you go right into a full time career after graduating. If you are not expecting to stay the entire lease, you better find someone to fill it or else you will pay rent for both where ever you are moving to and the Hilltop property. I had submitted my notice of moving out right when the new lease started and somehow they weren't able to find anyone to fill my lease until about 10 days after I moved out. You also can't just pay the fee and two month's worth of rent. Save yourself the headache and educational sacrifice by just living in the dorm or off-campus housing. Beware when they accuse you of not paying rent when you know you did on a timely basis. In the two years I lived there, they accused me three times. All three times, I was able to provide them a carbon copy of the check I had written, the receipt they give me when I submit it, and a notice from the bank that the check was processed. Make sure you maintain documentation whenever you are giving them anything. Please be very careful. read more

I believe Hilltop does not get the credit it deserves. I lived here for three years and never had any issues. Every time I had a maintenance problem or something of the sort it was always resolved quickly and efficiently. The staff was always nice as well. The parking situation was not always the best as surface spaces were limited, but that is what you get in an apartment. There were always spaces available - they just were not always close by. Rent it also high, but there is comfort in having an individual lease. You are paying to be close to campus and to have a nice residence provided for you. Plus the gym is absolutely fantastic for a student housing gym, which made the rent worth it as it was cheaper than paying for a gym membership on top of rent. Hilltop is a great choice for students looking to live on campus with a little more freedom. Just make sure you read the lease thoroughly and know what you are getting in to. read more

Where do I begin. I am a resident and an employee at hilltop and both have probably the worst experiences in both situations. As an employee I was terribly screwed over. After talking to management months in advance about a schedule that can be very unpredictable,as I was going into student teaching, they told me they would work with me. Once I started student teaching my schedule became a major point of conflict. The only time management could schedule staff meetings was at 4 in the afternoon. I told them months in advance that nothing is stable for me until after 5pm, and threaten to write me up for every time I showed up late or missed. (Mind you, I am in the middle of a full time job in student teaching I stay late after school to help students in need, in addition I mentioned that if my schedule would be a point of conflict I would rather just leave, but I was told they would work for me) Long story short management became very unwilling to work with my needs as a student. On top of that, I have never worked in a more toxic environment in my life. The General Manager, showed clear favoritism amongst her female staff members. Female staff members would not get in trouble for things male staff members would. In addition, the GM appears to be very unproductive. I walked back into the office countless times only to see her watch Grey's anatomy on one of her computer monitors. On top of that she threatened multiple employees that she would fire them if they lost any keys, however, on multiple occasions she lost a set of keys herself. Everyone on property had access to her lock box at one point leading to some very uncomfortable situations as both an employee and a resident. Both of which are in violation of company policy. As a resident my needs were completely ignored. My roommates were constantly harassing me, spitting racial slurs at me, trashing our apartment, as well as others, mangagment complete ignored it. They ignore all roommate issues and try to avoid the needs of their residents as much as they can. read more

Hilltop is an awful place to live. Everyone that works in the office (except for Michael) is very rude, cold, and unhelpful. The front desk girls seem to really hate their jobs and they are never nice to the residents (and it's not just to me, I've heard they are rude to other residents as well). Perhaps a job better suited for them would be the DMV. Hilltop management is also useless. They decided that it was a good idea to install a parking meter and now all guests that come to visit are expected to pay to park at this complex. So, not only do I pay $40 a month for parking, but anyone I have over is expected to pay $1 an hour or $10 an day to come to hilltop. As evidence of how stupid the management is, they installed a solar powered parking pay station on the bottom level of the parking garage... where there is clearly no sun. So, now they have an app where you have to pay. I've never heard of an apartment complex charging residents to have guests over. It seems like a pathetic cash grab. The rooms are very small here and the appliances and flooring are very cheap and impossible to get clean. I have very weird stains on my carpet that look like vomit and hilltop said they can't do anything about it. So, I cleaned it as much as possible and then covered it with a rug and tried to forget about it. American Campus Communities are extremely greedy and absolutely don't care about their residents. This place was actually awful living in. The management is extremely rude and does not care about any issues you have. When i moved into my unit, it was so dirty and the cabinets were full of expired food and the belongings of the past residents. Me and my roommates had to take 5 trash bags of the past residents stuff out to the trash before we could even move our stuff in. The parking here is not good and I never felt safe walking from the parking garage to my unit once it was dark. Everything in the unit is cheap and old. My friends who lived in other unit had their washer break and it took weeks to get fixed. My friends also had rats in their unit for over over a month and they did the bare minimum to help them. The only good thing about this place is the location. Other complex's have way better amenities for the same price with a lot bigger rooms. I ran into multiple problems since day one at this place and would never recommend anyone to live here. Everyone I know that lived here regretted it and moved out after their lease was up. As the parent of a student living at Hilltop I cannot recommend this property. The staff is incredibly rude and they are ridiculous with fees. If there is a fee and your student does not have a checkbook you must pay on line and be charged a $20 "convenience fee". There is inadequate parking for visitors. My daughter was actually told to go to Walmart in the middle of a blizzard to get a money order to pay for a late parking pass!! During the summer when my daughter was the only person living in the property - maintenance men entered the property multiple times without knocking or any appointment. This is totally unacceptable and I believe even against tenant/landlord law. Stay away from Hilltop I am sure there are much better options. read more

I've got many complaints. Overall Hilltop is not worth the price. Paying more for a 4bd (which is the only floorplan they offer) at Hilltop is not worth it compared to the rates at the Uncommon for a 4bd. When I moved in during Covid, they informed residents there would be a "Lysol Clean" banner across my door informing me it had been cleaned and is "covid safe". There was not, which led me to believe the room had never been turned over from the previous resident. Immediately after move in I had to place about FIVE service requests because the unit was not up to par. None of the outlets in my kitchen work, after being "fixed" a few times. The power in my room goes out on the weekly. Location wise, you will always have to walk uphill coming home. If you have a car and live at the beginning of the complex you've got to walk a mile to the parking garage. They just changed their guest parking policy, originally guests had a FREE parking pass, administered to the residents for the guests, where now they will have to pay each time to visit. If you're on the upper floors, prepare for a lot of wind screaming through your windows. Not to mention you live right next to a cemetery. The rooms on the bottom floor are under the cemetery. Hilltop charges you up the ass for everything and have little to no amenities worth using. Also, If you are not an NAU student, there's no "free" wifi. I would give this place a -5 stars if I had the option. Living here was the absolute worst in a number of ways. First when I moved in to my apartment the place was left uncleaned and with a broken couch we put in countless work orders for a new one, but was ignored. During the winter they hardly plow the parking lot making driving in or out nearly impossible with six inches of compacted snow/ice sliding your car around. They tell you that your home comes furnished with a washer/dryer, oven, fridge, and dishwasher, but what they don't tell you is that all of these appliances have had little to no upkeep and when they do break down they will only be temporarily fixed. Our apartments hot water would constantly go out and when we would call and ask when it would be turned back on we were told that they don't know and tough luck. All staff starting from the top and working all the way down to the desk workers are incompetent and always looking to pass on any problem to someone else. Their guest pass system for parking is horrible because they close their front office for holidays, so you can't have family or friends park at your place because they will get towed or when you try to return your pass the day after they are closed they will try and charge you a late fee even though you couldn't return the pass, because they were closed!! When I finally moved out of this terrible place they attempted to charge myself and my three other roommates random charges such as a new couch replacement fee, new carpet fee, and cleaning fees in all areas including bedrooms and common areas. However, my roommates and I all received different totals. If you are reading this please don't live here or any American Campus property because they will treat you crap then demand that you pay for it. If you like the thought of living close to campus live in a dorm because this hell hole is simply not worth your time, money, or constant headaches. read more

Only good thing about Hilltop is their location. Our apartment constantly had problems with our AC/heat and our circuit board. It was always 78 degrees or above and two rooms could not have their electricity on at the same time without the circuit board shutting down. I was always returning and renewing guest passes on time, however one time I got a notification that a pass was missing. I asked who it was for and remembered turning it in, but since I could not physically prove returning the pass on time (since it was said to be stolen) I paid the fee to replace it. A month later I get a call saying I owe Hilltop for a late fee for the same exact pass that was said to be "missing." They said it was turned in a week before I got the call. This means whoever took my pass back the first time misplaced it for a bit. This also means no one recorded charging me for the "lost" pass. Luckily I had the receipt. I then explained that I paid for a full new pass, so I asked if I could get a refund and just pay the late fee since it was indeed not lost. They then said that I couldn't be reimbursed because the pass was so late. When I finally moved out, Hilltop claimed that they'd absorb the electricity bill for the month of August since that's when the lease ends and the new students wouldn't be moved in yet. I just received a bill that's over $100 from the electricity company. Great location though, and had a sweet view for two years so that was dope. read more
