I lived here for 3 years, at first management started out nice and as time went on they got nastier and nastier, it started with me adding my boyfriend to the lease, he accidentally filled out the paperwork in pencil and forgot to include his divers license number, management accused him and myself of trying to hide something about him which we were not, pretty simple mistake to be chastised over. They refused to give him a parking pass because a 2 bedroom can only have 2 passes even with 3 people living there so he could park there for 3 days consecutively and then was shit out of luck. Their package system is just stupid, on the off chance your package actually gets there they give you a set of keys that you can't read to go retrieve your package, and eventually they just straight up stopped accepting packages because it was too much work for the front desk to multitask they charged me for replacing the carpets for "pet damage" when my roommate was the one with a cat and they checked out the entire apartment when she moved out and said everything was fine, hard to believe that the carpets could have been more damaged by a pet that was no longer living there. they wouldn't let us have a small bird feeder because the birds might poop on the painted patio railing (even when the bird feeder was fully inside the patio and had space for the birds to sit and eat) silly we were yelled at for trying to cook on a small camping grill outside that was gas powered just like the stove inside aaand finally they did not give me any notice when ,y lease was about to expire, I was waiting for a link or something to renew my lease which never came, instead they taped a paper to my door saying I had 30 days to leave because I had not renewed my lease in 60 days. so I had 30 days to find a new place to live in flagstaff which was not easy and I actually ended up homeless for a couple days waiting for another lease to finalize. I honestly believe they forced me out so they could charge someone else market price at the time which is (illegal) the complex and apartments themselves were perfectly adequate and I loved all the trees and rocks surrounding us, management is the only problem with this place and it's obvious that they don't care about any of these reviews as many of the problems I had people have complained about years earlier on here. read more

I have lived at this apartment complex for 2 years and it has been great! The complexes are quiet and calm! My sister and I have never had issues with neighbors and if anything does come up the managers are super fast at handling anything! We have only had to call maintenance once but the issues was handled in less then a day! They were also great about us moving in and getting a dog! My wife and I really enjoyed living at Forest Meadows. Alison, Josh, and Ron were always highly professional. They made it so easy to live there. We can tell they really care for the well-being of their residents. Their communcations were great, always very consistent and detailed in their in-person chats, phone calls, emails, and written notices. Also, they were very quick to respond to our questions and maintenance issues. The neighbors, ranging from professionals to college students, were highly respectful and pleasant. BEWARE! I would try and find another place to rent from. The "management" does nothing except sit in the office, ignore you when you walk in, and collect rent checks. They also took all of my security deposits as well as charged me an extra $450 to replace the carpet over normal wear and tear. They lied saying that it was full of "cat urine" which is preposterous as I have never had this problem before. It is a money making tactic and I'm sure they get a good kick-back from the carpet businesses in town. I probably should have just pissed all over the carpet to get my moneys worth! Forest Meadows is the best place I have lived at in Flagstaff by far. Both members of management Allison and Josh are awesome and very quick to respond if any issues come up. Josh has gone above and beyond with assisting. The very few issues we have had have been resolved very quickly and professionally. It is a very homey environment and I am always surprised when I am greeted by name by management considering so many people live here, yet they seem to care about each resident individually. I've moved around quite a bit over the past several years and this was by far my favorite home in Flagstaff, living there a little over 3 years. My roommate and I had a 2-bedroom and the layout was perfect. The living room separated our rooms for privacy and each room was a master with its own bathroom and walk-in closet. We had a washer and dryer in-unit in the pantry, and a perfect little patio with enough room for a table and some chairs, along with a small storage closet. It also came with 1 covered parking spot. Perfect. Alison was prompt with any of our concerns and responded to me immediately regarding maintenance requests or questions. When we called maintenance directly regarding an emergency concern after hours, Alison called to make sure they showed up and the issue was resolved, even outside of the business hours. Great customer service. This property has strict rules for the protection of their guests. Quiet hours, non-smoking, pet policies, apps required for extended stay guests, etc. Rules are enforced and when both you and your neighbors follow them, it makes for a safe and wonderful living experience. Forest Meadows Apartments is owned by out-of-state development company called Synergy, and this large company didn't bother to respond to me when I had an issue with their management. When I had an issue at Forest Meadows, I was at the mercy of the local property manager, Alison, whose mantra seems to be, "The customer is always wrong." Basically, if you have any minor disagreement with management, it is assumed to be your fault and you will be attacked aggressively. By aggressively I mean, specifically: threats of eviction over minor issues, rude comments and behavior, and vindictive actions. If you live at Forest Meadows and never have to work out anything with management during your stay, then your experience might be satisfactory. This assessment is based on my wife's two-year residency there, friends' experiences, and my own experience living there for a couple months before we moved out. I don't think the property manager should be in a role where she has to assist customers. Forest Meadows is one of the best apartment communities in Flagstaff. I have lived in another community and visited several and am very happy that I made the choice to live here. I've been here for almost three years and have never had any problems that weren't immediately addressed. The apartment is laid out well and worked okay for four people (2 bed, 2 bath) but would be great for two people. The price may seem a little high but splitting it with roommates was the way to go for us. The grounds are well maintained and the Manager and Assistant Manager are so nice and take the time to get to know the residents. I really wish I could just take the apartment with me when I move. Bonus: Forest Meadows is a smoke-free community which I really appreciated. 5 stars!!! read more

I rented from Forest Meadows Apartments for 2 years and had a pretty good experience with them. The apartments were quiet and well-maintained, and the few maintenance problems I had were fixed quickly. The on-site management staff were always professional to me. I think they sometimes get an unfairly bad reputation because they're responsible for enforcing unpopular policies decided by the unseen owner. I opted not to renew my lease for a 3rd year and left on good terms. Potential tenants should be aware that the lease terms do not allow for subletting or lease takeovers of any sort, which means that you'll be on the hook for 2 months' rent no matter what if you leave early. This was never a problem for me as a working professional, but I could see how it could create hardships for college students or hourly wage workers. read more

Worst management ever. They are EXTREMELY unofficial. The manager, Allison, dresses slutty (showing off tons of cleavage all the time) and is extremely rude to people who come in with any sort of request or problem. Even when I went in completely calm with an innocent request to add little safety tabs to my window screens, they basically attacked me for daring to ask to change something there. Their word choice and tone were very abrasive and condescending and they wouldn't even let me finish a sentence when talking to them. They threatened to evict me at one point for "violating the lease" even though what they claimed is literally not anywhere in the lease. And I have photographic evidence of other people doing the exact same thing the people in the office got mad at me for without any repercussions for them. They claim to have given me "numerous warnings", but I only ever got a single note put on my car windshield, unsigned, hand written on a blank sheet of printer paper in highlighter. Literally anyone who can write could've left that. There is nothing official or "numerous" about that. But that's how they operate. They only have one maintenance guy for the entire complex. And any time I requested maintenance, they checked a box saying "permission to enter" without even asking me! That is ILLEGAL. The parking situation is atrocious. There are WAY too few spots for everyone to park here if people have more than one car per apartment (which most apartments do). There are literally only 3 parking spots near my building. The next ones are way up the hill. All the other spots are covered (reserved for other residents). And they decided the assigned parking spot for my apartment should be half way up the hill instead of anywhere close to my building. And they waste 2 spots near my building by painting a handicapped sign in the spot. But they can't legally enforce those because they don't know how to follow the law. They were working on the parking lot when I moved out, so they could've added proper signage. Last year, the women in the office got into a battle with USPS and refused to accept their packages anymore despite having done so without issue for 20+ years! So anyone with a car had to drive to the PO all the way across town to pick up their packages. Everyone else was SOL. And Audra and Alison didn't care at all. They were inconvenienced once or twice, so they screwed over HUNDREDS OF PEOPLE. It wasn't until at least 2 months later that they finally got parcel lockers put in. But these lockers aren't even near the mail boxes (even though there is space there). They decided, instead, to decrease the available parking even more by taking up 4 parking spots at the top of the hill in the very back of the parking lot for the lockers. They also have huge trailer parking wasting the limited space. The counter ends in my apt were coming off. The paint job is horrible. My accent walls were brown but I could see that they used to be green because not only was it not fully painted over, but it also wasn't restricted to the surfaces it was meant for. Light switches, plugs, adjacent walls, and even the carpets had paint all over them. A couple times, they put moth balls all over the property, making it wreak like no other! It was a sickening smell. And they couldn't even be bothered to give us residents any warning. So instead of being able to keep my windows closed in advance, it wasn't until my entire apartment wreaked that I was able to act. And some people are ALLERGIC to moth balls! That's kind of a big deal and something that needs to be addressed before you basically poison the entire property. You're not even allowed to have bird feeders on your porch/balcony. They are weirdly strict about that stuff. It is really stupid!! It's like they want to make sure you don't feel like you're home here. I had to call the police multiple times because of physical fights/assaults I saw outside my apartment, one of which was between two of my next door neighbors. Someone hit my car in the parking lot, causing serious damage, and didn't leave a note. I constantly heard neighbors screaming, slamming doors, and stomping around. It is not a good community. After moving out, they deducted "years of carpet use" from my deposits. They literally penalized me for living there! I have never had anything deducted from my deposits before. I waited until I moved out of this place to post this review due to fear that they would find a way to use it against me or they would stop doing their jobs (maintenance and stuff) or something like that. I TRULY feared they would manufacture something to evict me just because they didn't like me. I have a perfect rental history and, while I haven't loved management anywhere I've lived, I have never feared them like this. Just walking out of my apartment made my stomach get all knotted up due to fear of seeing them. And I swear to you, I am not an anxious person usually. It was just them. read more

I lived in these apartments for a little over a year and it was amazing! The office people are so nice and helpful when you have any problems. The maintenance team is great and always helped with any problems we had. The community is very quiet and we never really had any problems with neighbors. When I lived here my roommates gave me absolute hell and it was terrible, they even tried to get me evicted. Thankfully, I was honest with the office people and they saw what ridiculousness was going on in my household and they were so helpful and understanding that even in a horrible situation the Forest Meadows team really made me feel welcome and safe. I definitely give a huge thanks to Allison for being awesome and helping me with anything I needed!! A 2 bedroom 2 bathroom surprisingly fit 4 girls very comfortably, no complaints here and I do recommend. read more

Lived here for nearly 3 years in the same unit. Price might seem a bit expensive at first, but the community is very quiet and feels safe. Each apartment has a nice washer/dryer in unit, a large walk-in pantry, a microwave, a big oven and electric stove, and plenty of counter space and cabinets. The 2B2B floor-plan is very nice. The pet deposit is pretty steep, but most of it is refundable. In nearly 3 years, I've never once had an issue with pests, theft, vandalism, or anything of that nature. This community has a lot of young couples (out of college), married couples, families, and older folks. Also, a few officers from the Flagstaff PD live here and I occasionally see them taking walks through the property at night. On-call property security is swift to respond to anything at any time. Maintenance usually comes in same-day or next-day. Though they may not fix the problem the first time, they are quick to make amends for it. Management is VERY friendly and always willing to speak with us about anything. Parking has never been an issue for me. My girlfriend gets the covered spot and I've never had trouble finding an open spot. Location-wise, it's great. You don't even have to drive to Harkins to see a movie; just walk up the parking lot in the back and hop over the rocks and you're at the front entrance to the theater. You're a 3-minute-walk away from Basha's, Bank of America, IHOP, Walmart, GameStop, and just 1 minute away from the Shell convenience store on the corner. I love this community and I will be sad to leave in the summer. read more

Review Update: After a year of living at Forest Meadows my original review still holds true. I have never had a problem with anyone there, very quiet neighbors which is important to me, I am a graduate student and appreciate being able to stay away from all the noise after hours. Parking was alway bountiful. For communication I prefer email, and they were always answered in a timely manner. I recently moved and it has nothing to do with the management or area, I loved living there and had a great experience, the rent is a little steep but not out of place for Flagstaff. read more

We love Forest Meadows! We just moved our two NAU students in and we couldn't be happier with our choice. The apartment is an easy bus ride to NAU. The floor plan is great with two bedrooms and each has its own bathroom. Love that there is a washer and dryer in the unit, so convenient! The layout is perfect, the living room separates the two bedrooms. And did I mention how impeccably clean it was at move-in? I can't say enough positive things about the staff here. Everyone is so nice! Allison in particular has been so amazing. She has gone above and beyond to make this a great experience for us. She is friendly and professional and so nice! Alison and Audra, the managers of Forest Meadows are outstanding professionals. The Flagstaff rental market is very tight due in part to the large number of NAU students. My daughter spent her first year in the dorms and had a great deal of difficulty finding an apartment. When we contacted Alison and Audra and, at the time there were no vacancies. However, we received a phone call when an apartment became available. They are proactive, knowledgeable and very concerned about all their residents. As with an older complex, there can be maintenance issues that naturally arise. As an example, my daughters clothes dryer was not functioning well. Within 24 hours we had a new dryer! Forest Meadows has a great location, near shopping, bus lines and NAU. As parents of a young NAU student we feel fortunate that our daughter resides in a complex that is managed by such caring professionals. Alison and Audra know their residents, are informed about the Flagstaff community and are always willing to go the extra mile to assist their residents. My daughter's immediate neighbors are NAU students and are wonderful people. The residents below are also very nice. This is a quiet, well run complex that I can recommend wholeheartedly. read more

This place is NOT PET FRIENDLY. I have lived in a total of 5 different apartments in my life and this is by FAR the worst place I have ever lived. I have not had a single penny taken out of any deposits at any other Apartments before, but this place kept over $1500 of deposits. The management is completely atrocious. They have a pretty nice money making scheme here where they "replace" the carpets in every apartment that had a pet and charge an obscene amount. I got a dog a few months before I moved out, she was an adult dog not a puppy so she was house trained already. Fast forward to moving out. Alison had apparently just hired someone new to work in the office but didn't give him any type of training and he did the walk through. He said everything looked great and there shouldn't be any charges but there was a black light test they had to do. Then he took our keys. No comment about stains on carpets or odor (like there would be if my carpets were soaked in urine and feces) I was never given the option to be present during the blacklight test and all I got was a couple blurry pictures as "proof" that my dog had damaged the carpet beyond all repair. Instead of just cleaning the carpet Alison claimed that my dog had been destroying the carpets and they were "urine and feces soaked". She then proceeded to send me a bill for $1700 as they had already replaced the carpets. There was a room in the apartment that my dog wasn't even allowed in that they chose to also replace. I asked MULTIPLE times to see a receipt for the carpet because that's an insane amount and Alison could not produce a receipt or prove that they even replaced the carpet. She threatened to send me to collections less than a month after I received the bill (which I know now is bs and has no legal backing). The emails that she sent me were beyond rude and unprofessional, calling me an irresponsible child and telling me how I don't take care of my pets. They claim to be "pet friendly" but really they just like pocketing the $1000 pet deposit and saying they spent it on new carpets. The management is only there for a paycheck, they DO NOT care about their tenants at all. If you like living in a place where grown women like to make life miserable for college students just to feel better about themselves then this is the place for you! Alison is probably going to comment that everything I'm saying is a lie and that I just don't like taking responsibility when my pet damages things. But I'm not the first person to have this EXACT same issue and I won't be the last. read more

Just recently however, i have discovered what its like to be on their bad side simply because i tried to fight back against them when they took away my free covered spot that they gave to me IN THE LEASE and then said if i wanted to keep it they would charge me $50 a month. This apartment complex went from being a nice quiet place to live, into a place i hate going home to because they've changed it into such a hostile environment. I don't feel welcomed anymore by them. Aside from the relationship i have with the office staff. They definitely overcharge for how old that apartment complex is and how little amenities they offer (not to mention the gym sucks). You can go to almost any other apartment complex in Flag and get more amenities, such as a pool, closer to campus, nicer staff, and still be under what they charge for rent!! They definitely show their age. They really do only try to steal your money and won't put out any effort into anything unless it is absolutely neccessary. I have never caused any problems with my office, i was incredibly friendly, and the second i got mad about them taking away my covered spot, it was a whole new side of them i had never seen. I have lived at forest meadows since my junior year of college and i'm getting ready to move out soon due to graduation. I'm sad to leave this place but have always felt at home in this complex. The two managers that work in the office are friendly and always a pleasure to run in to. I've never had a single issue with my apartment however I've heard nothing but great things from neighbors on problems being resolved in a timely manner. I will say that I looked at other apartments before I found this place but none of them compared once I finally pulled in to the parking lot and spoke to one of the managers. My husband and I moved into the Forest Meadows Apartments last September, and we can't recommend them highly enough. On our move-in day the office staff welcomed us with a tupperware full of moving day essentials: paper towels, hand soap, bottled water, and a roll of toilet paper. :] It was an incredibly thoughtful gesture and those supplies definitely came in handy while we were trying to get unpacked. The complex is small and quiet and makes us feel safe and secure. We have had kind, quiet neighbors and haven't ever had to deal with anyone being too noisy. The complex is pet friendly and there is plenty of space to walk our dogs in the complex and surrounding neighborhood. The location of the complex is only minutes away from grocery stores, restaurants, and other businesses, but it is also tucked away into the neighborhood enough that we aren't affected by business lights, traffic, or noise. There is also permit-only parking, so we don't have to worry about cars from neighboring complexes taking up all the parking spots. The office and maintenance staff composed of Alison, Josh, and Ron are always friendly, professional, and very prompt and courteous in responding to any questions or concerns. We would highly recommend that anyone who is looking to rent in Flagstaff consider the Forest Meadows Apartments. We've been very pleased with our time here. read more

I recently called this apartment to find out information about moving in next summer. I asked about there pet policy and when I told the lady I have a service animal who happens to be a pit bull she told me I wouldn't be allowed to stay with them, which wasn't that big of an use (even if it is against state and federal laws not to allow a service animal based on breed), and then proceed to tell me that I could sue her if I wanted but she wasn't allowing a pit bull on in her apartments. I had never said anything about suing. She then proceeded to tell me that I probably didn't have a service animal, that I probably had an emotional support animal, and when I told her I have a physical disability she argued with me about whether or not my disability required me to have a service animal.
