We were recently inspected by the DOB and they found various issues with the plans that Shi Ming's firm drew up. We don't know what to do anymore. He came out to look at the property and signed the contract with us. After that day, we never heard from him. He handed over the project to his associates. Although the associates tries but they never guided us through the dept of building approval process and we were hitting rock blocks every step of the way. At the end to a point it was holding up our move in process because they forgot to tell us that we need an engineer to close out the process. This was a task bag could've been review by Shi Ming tam because he is an architect but he said since we live in queens and his office is in Brooklyn, he doesn't want to do it and ask us to pay and hire someone else in addition to the 5K that we already paid him. It was a nightmare. In addition the sketches of the house were wrong, measurements were wrong and required lots of edits. We had to demand three times for someone to come out to see the property and revise tier sketches. The only prompt thing that they ever did was remind and call us of payment dues. I still can't believe he would come out to queens for a contract and deposit and not do the final inspection of the house. I would NEVER recommend them to anyone.

I saw a passive house he was gut renovating in Park Slope, and it was absolutely stunning! Jim is very detailed and each week during renovation, we had him manage the project with the contractor to ensure the final output was done properly. Most Manhattan apartments are not symmetrical, so the early stage on doing things a certain way goes a long way on the final look. He understands plumbing, and electrical well to communicate to our contractors. He referred us to a HVAC engineer. When it came to interior design, we had Sarah who provided feedback and suppliers information. She was also very helpful. Jim knows the DOB process well and helped us resolved many issues even during covid and DOB rule changed in 2020 and 2021. We also had him manage the project with the contractors. The contractors don't have the same design eyes and were a bit sloppy and forgetful so it was imperative to have Jim help us. Urban charges by the hour and provided an accurate estimate of the cost. Make sure what projects he's working on so he can allocate time properly. In the beginning with the design drawing schematic, it took a while cause he was on a couple of brownstone projects but overall still have a very positive experience with Jim. He was responsive.
