    This is where I currently live. It's a nice condo area with three floors in each building. The…read morericher people get the top floor since it's bigger and fancier. I envy them. But that's okay since I'm just renting/sharing with someone who actually pays the mortgage on this place. Yeah, it isn't usually for renters, just for people who want to buy a home, or who want to rent from someone who decided to rent their home out. As far as pests are concerned, I've seen a good amount. Roaches are sometimes around (meaning I will probably see at least one in a week), centipedes rarely seen (I've seen 3 in a year) but they spray for them and other pests frequently so I'm sure I'd see and encounter many more if it weren't for that, geckos (which I don't count as pests cause they eat bugs and are cute) are always around (I hear their chirps sometimes at night), and I will infrequently see those small green and black millipedes or the slightly larger reddish-brown ones (but I don't mind them since they can't hurt me and they don't try to). In my condo there are two bedrooms, two baths, a kitchen, a living room, a foyer, and a dining area. There is also a good sized backyard. My boyfriend and I rent out the front bedroom and bath so we are pretty content considering we don't have to share the bath with another renter or the landlord (Which I've had to do before). I do like the fact that this place has good upkeep on the grounds and security 24/7. You'll often see landscapers cutting down weeds, bushes, grass, etc., and you'll always see a guard or two in their little golf carts keeping watch of the condos to make sure no one is trying to break in, steal cars, steal bikes, etc. They also make sure that the parking stalls are well-maintained. We are currently getting our parking spaces repaved, sealed, and painted. They are looking nice! That's another good thing about this place. The parking provides two stalls per household and one stall is covered. You even get storage cabinets right in front of your vehicle. Another great thing about this condo complex is the pool area. They have a nice 5 ft deep pool with lounge chairs, covered picnic tables, a hot tub, 3 BBQ grills, a microwave, etc. And you can even reserve it for parties! There is also a car wash area where a single vehicle can park and you can unlock the hose to do your washing. Overall this place is a-okay. The pool part and the upkeep of the grounds pushes me to give it 4 stars, but the pests push it back down to 3. Let's just say I give it 3.5. Yelp365-#024/365

It is one of several complexes close to Schofield Barracks / Wheeler AAF and has been an excellent rental choice for both army officers and navy officers here on temporary and long term stays. Many military families have both rented and purchased units here. It is well designed complex with an "On-site Resident Manager", night security patrol, is pet friendly, has a pool and recreation area, ample visitor parking, storage cabinets in the covered parking, and ample visitor parking spaces. For those who are to be stationed on the west side of the island, Evergreen Terrace in Mililani Tech Park / Launani Valley is a great location. In regards to crawling creatures....please, this is an island, and for that matter if you take a trip to any woodsy area like Branson MO. or Northern CA.or other places there are going to be something small that you have to spray to get rid of.

We were already living in Mililani (old Mililani) for a few years, but we were just renting. At the time, this was a brand new townhome complex being developed and built by Castle and Cooke Homes. Castle and Cooke Homes is the master developer of this whole area. This one is located on Ukuwai Street, right next to Mililani Mauka District Park and the Park and Ride. This townhome complex was one of top choices for our first home. It was just my husband and I at the time, so it would be the perfect starter home. We did a tour at their model homes with a realtor with Castle and Cooke. Janice was very knowledgeable and answered any questions that we had. As first time home buyers, she really took the time to listen to what our needs were in finding the right home. In fact, the whole experience was a great one for both my husband and I. From our realtor, to the home design specialist, and then to our loan officer was also very pleasant and helpful with questions that we had throughout the process. There was something I really loved about the layout of the home. The home/living area sits on a one-car enclosed garage, so you don't have to deal with upstairs/downstairs neighbors and noise. I really liked that about this place. You still have to deal with sharing walls with your neighbor. There is an open layout as you walk up the stairs to the living area, open kitchen with an island separating the living room and kitchen. I believe that they had 1-3 bedroom options to choose from. At the end of our searching and touring of several homes, we ended up choosing a home from a neighboring town home complex, also being built at the time. Today, although we don't live there, we still get a chance to visit when we spend time with relatives who live there. Really nice place. The only bad thing about this place is that it's right next to the highway (H-2). It's high above on a raised area overlooking the highway, but I'm sure the sounds from vehicles passing by at high speeds can be a bit of a nuisance. So, if you're looking to rent or buy a town home in Mililani Mauka, and don't mind the noise from the highway too much, I'd definitely recommend looking into this place.

I work and study at home, which is impossible to do when you have hours and hours of constant revving of lawn mowers every day. They also use a leaf blower, chasing leaves from one side to the other to collect almost nothing, yet it is just constant loud noise. When I have my baby nephew visiting, he can't get his naps because of the constant noise. Out of desperation, I had to close the windows, which means having to turn the AC on, which doubled our electricity bill. Another thing I find infuriating is their smoking underneath my windows. Having someone smoke around me is disturbing, but I am currently pregnant, which makes it even more unacceptable for me. We asked them to stop smoking underneath our window to which they said they don't smoke. I would love if the association or whoever is in charge would re-consider the frequency of having all these service done.

I was told i could buy a new clicker for $50 or they could update my phone number in a few days...... I asked to buy a clicker and got no response it's been 3 days and phone number still not updated. Half of the time the gate is broken and when it's working it keeps residents out. I forgot to mention. when I asked for a gate code I was given a code that only works the foot gate not the main gate so I could drive in. very inconsiderate and rude considering I pay almost 3,000 a month for an upstairs two bedroom apartment

The grounds are always well maintained (as expected because there is a premium maintenance fee), and the area feels secure, even at night. This is a plus for me. I love to run. Most of my time is occupied during the day so getting a run in is almost impossible some days. SO, I have no choice but to go for a night run. I feel very secure running within our complex, which is not very big, but big enough for me to do a good amount of laps to get my exercise in. It's very lighted and I like that it has an uphill grade to get my heart rate up and worth the run. Any how, this is about the complex, not my run! Hello!!! My point is that it's safe to be outside the area at night. Most of the residents are owner occupied, but many are rented as well. In general, all the residents are respectful of one another and follow rules. Parties are minimal, and if it does happen, it's always done before ten. If you live in the area, you would agree that this is one of the best complexes to live in Mililani Mauka.

From my first inquiry of vacancy, the application process, the notification that we qualified and then approved, to the actual move in process and now living here for approximately one month have all been without additional stress. Danielle's attention to detail, prompt email responses and dedication to resolving my housing issues have truly impressed me. Her level of professionalism and care during our interactions made me feel assured that my complicated demands to move during an extremely small window of opportunity were not insurmountable so this relieved a tremendous amount of stress and logistics. Her expertise and customer-centric approach made a significant impact on my view of this property. In addition to this, now that I am a tenant, I can see from the property emails that she is a highly capable manager who works hard to provide a safe and clean environment to all of the tenants. When tenants are happy with where they live, you can see and feel the energy with the way they interact. I can tell Danielle has a commitment to excellence and sets a high standard for all tenants. From what I have observed in my short time, she is very well respected because she is firm but fair and has worked hard to improve the property during her tenure here. I applaud Danielle and all that she does for the Palms of Kilani Apartments because it is only through the efforts of individuals like her that it fosters positive experiences for all tenants. PS my apartment is great, it looks to have been recently painted, new hardwood floors, fairly new appliances and for sure just renovated bathroom. The building was built in the mid-70's so it a lot roomier than most current construction.

We had one of the leasing agents (she was the only one working) show us the floor layouts of a 3&4 bedroom to give us an idea of how our unit would look because the unit we applied for was still under renovation. Also love the cute little play ground and pool area. Palms of Kilani is definitely an EQUAL HOUSING OPPORTUNITY, They don't discriminate. A couple things I did NOT like was NO washer and dryer in unit. We also didn't get to see where the laundry room was & the other thing I did NOT think was right was paying for a 2nd parking stall would cost $75! A month! In my opinion that's crazy.

    We first discovered these condos in 2012 when we would homeschool from the beach in front of them…read morebecause it's almost always swimmable, avoids North Shore traffic, and we could steal their wifi for our online lessons. Since then, they've become a favorite spot for our visiting family to stay for the winter each year. Why? Well, the beach is almost always swimmable, you can come and go and avoid North Shore traffic, and most include free wifi. There's also plenty of free parking in two separate paved lots. The condos themselves are cinder block and run Mauka to Makai with an entrance on each side. Most are one bedroom with two full bathrooms. Some have a second bedroom, usually with a separate entrance as well. The end units are much larger as many are comprised of two units. We've stayed in both buildings, but we prefer the first floor of the front building where you can walk off of your lanai right on to the beach. Safety is, of course, more of a concern on the bottom floors, but we have not had any issues. The buildings are well monitored. Each condo is independently owned, so the interiors are all unique in those that have been upgraded. Also, anything less than 30 days rental is illegal in these buildings. Property amenities include: prime Pacific Ocean front with amazing sunset views, BBQs and tables (although one is always reserved for condo owners and their "happy hour"), outdoor showers and places to rinse your sandy feet, coin operated washers and dryers, bike racks, surf board storage, and well-maintained grounds.

    I am torn on my review!…read more We first stayed here 13yrs ago when we got married. Loved the condo we stayed in. But 13yrs later, not much has changed. This unit is in clear need of some major renovations. While the kitchen has some new countertops and cabinets, there are maintenance issues in every room. Now, would that stop me from coming back? Probably not. But I might check out other units. The beach is one of the best. The location is close to everything. If I could buy it, I definitely would.

NOT CHEAP TICKETS THEY RANGE FROM $50-$100 The only parking get over here besides PAID street parking if you park in the garage unit and your car tags expire better fix it day of or they will ticket you for that too. No such things as warnings anymore either just straight to a $50 fine. Oh also someone in another unit clogged something and it back flowed DOODOOO WATER out our shower and our toilet ! Everything needed to be replaced and no one was held accountable for that. Didn't get any help from any of their maintenance people Can't wait to move out!

We hear everything, not only from our neighbors, but also from buildings round us and highway above us. When it rains, there is a water stream runs through the complex, it is equivalent to being next to a waterfall. Frogs will burp all night long. Roosters routinely start their roll call at 1 and 4 o'clock at night. I have lived in many places and have never had so many sleepless nights as i did here. Bugs: If your neighbor has them, you will have them too. I completely stopped eating at home and used every bait on the market to control roach infestation, pointless. Same deal with ants, even on 10th floor. Cost + Infrastructure: Endless amount of water related incidents, their entire infrastructure is old and rotten. Neighbors here flood each other all the time, and bugs love that. Managements shut water down every month, repairs after repairs. The list of things you will be fined for is endless. There are warning signs with what not to do posted every where. Fine for this, fine for that, dont dont dont dont - disgusting overreach. HOA mismanages funds left and right. My landlord is getting bills after bills in $15000+ range for replacing old worn-out infrastructure. He cant wait to get rid of this place. People that own apartments here are barely making ends needs due to HOA fees. Your have been advised.
