Heritage Riverstone Review
Nightmare on Heritage Drive is what I experienced over a period of almost two years. My initial walkthrough was a disaster. Not clean. On the second walkthrough, a list was made including light bulbs out, doors that would close (and never did), part of kitchen countertop ripped off (never fixed), screens ripped or bent so that you could not open the window. Someone, between the first and second cleaning broke the oven glass - replaced with an inferior stove with no self-cleaning; someone filled the garbage disposal with trash and the master tub with a plastic water bottle cap so that the water would not drain. The dishwasher overflowed on first use and was replaced, though they did not move it into the space properly so you had to be careful not to snag your clothes; no stopper was available for the sink so doing dishes was a joy! Fridge did not make ice and was dented so that was replaced and when doing so, maintenance ripped the floor. None of the outlets worked on the island. The mail box key did work most of the time. The front door was not secure and so I put a chair in front of it at night for security. The dryer connection requires the vent to blow upward; a problem as I found they had obviously not cleaned the venting system in a while - and never while I was there. So, I had a black powder in my dryer. This is dangerous, by-the-way, a fire hazard. Also, the only time they cleaned my level was when the painted the entire complex. AND, I finally started taking my trash to the dumpster on my own as our level would be forgotten. You're fined if you don't move your stinky trash indoors...and the trash compactor did not work for over a month...great smell! But the two biggest problems were caused because apartment was on what they call the 'terrace level'. DO NOT RENT on this level, especially if you are in the back of the complex. BUGS were a huge problem and nothing they did helped. I would wake in the morning and have to put shoes on because I would step on them. They came in where the HVAC was and the door, which even when secured and sealed, still would require me to sweep dead bugs and spiders from the floor. I found a grasshopper in a kitchen drawer and when I moved there were dead bugs in my bottom dresser drawer. The worse, though, was MOLD which was a horrific battle for my last 6 months. The apartment was underground on two sides. The third side was in an enclosed hallway. One side faced a hill with no water control. During heavy rains, I could only cross my fingers that the river in front of my patio would not flood. Mold was a big problem in the kitchen and master bedroom, with much of my clothes soon becoming covered in mold and they would not pay for dry cleaning. They had two companies inspect the property, the first one recommended to me a demolition. He found water heading under the floor half-way through the entire apartment. Some of the floor was crumbling; you could tell by walking on it. The second company found structural damage and I had to move out of the apartment once 'repaired' for cleaning. I had to run a dehumidifier and they did not pay for the additional electricity - plus none of the doors would close at that point. I asked for another apartment to no avail. After the cleaning and I moved back after living in a local hotel, I found more mold and that did it for me! While moving out, I found some boxes were water stained, so the first company was correct - there was a leak emanating also from the second bath. After moving it took me about a month to clean everything to rid y stuff from the smell. Some things were still mold covered and had to be discarded for anything made of wood and certain kinds of plastic hold that smell. My insurance would not cover any of this as I did not have 'flood insurance' - where mold comes from - even though you are nowhere near a body of water, just poor property design. So you should have flood insurance living on this level. I know of one other complaint of water in an apartment so I am not the only complaint. Move across the street to the new complex being built. You will get no help/sympathy from this management company or any of the management companies that were working the property while I was a resident.
