    Henderson Webb trying to suit me because they said I left the apartment and I damaged the carpet

    I m being suit by Henderson Webb location Queen Purchase because of carpet damage and broken lease yet I was living with mice and bugs I had month to month lease and I had to put my food in totes I was very sick in that apartment now after year when I am getting new apartment they decided to suited me and the mice got into my food and they wish not to paid me

    Don't live here. Read the other reviews and beware. I have lived in several places in and around Baltimore in my adult life (& 2 places in Chicago). THIS WAS THE WORST PLACE I HAVE EVER LIVED. I started my lease there on 8/01/2011. When my friend & I moved in, we filled out the card thing that states what damage exists when you move in. None of the things we listed were ever fixed during the rest of the time we lived there (8/11-8/13). This included a wand that opens the blinds. We had to turn the little screw hook by hand to pull it to the side to open the blinds on the SLIDING GLASS DOOR. At one point in '12, the kitchen in the unit above ours flooded. This caused damage to our ceiling and carpet. The damaged carpet was cut out and not replaced for 4 months! We had to move some furniture and other stuff aside so water would stop leaking on it. When HW employees came in, they said our stuff was "a fire hazard" because of how it was arranged - the stuff that was only like that because there was water seeping through the ceiling. Also in March '12, our garbage disposal started leaking water whenever we ran the water in the sink or used the dishwasher. We called to report it & were told that it wasn't a big thing and that they would send someone out whenever they had time. 2 weeks later this still wasn't fixed. We called again and they sent someone out 2 days later who then told us we violated the rules for not reporting the leak ASAP. WHAT?! We'd already called and they didn't care! In September '12, the pipe that empties our AC of moisture clogged up. This caused water to spill from the ceiling all over the hallway. Maintenance came out quickly to fix the issue and said they'd come by to replace the damaged ceiling panel (it's a drop ceiling in the hallway where the AC is) in a few days. They never came back to fix it, so we called them once a month about it... We lived there until 8/13 and only in July '13, when we called about ANOTHER issue someone finally said "Oh, let me fix that for you." Yes, we had a HOLE in our ceiling for nearly a year. In the March '13, I was at my computer working on some photos and I looked outside and saw this guy in a HW shirt taking pics of the deck. I ran out to ask him what he was doing. I tried to talk to him, but he ignored me and ran back to his truck, jumped into it and sped off. Determined to figure out WTF just happened, I paid a visit to the maintenance shack around the corner. Inside the maintenance shack, I found the man who was taking pictures. He was in charge! I stated what happened and he asked for my address. I said to him, "You know where I live, you were just there taking pictures and ran away from me." He stated to me that none of that ever happened and asked for my address again. Upon giving him my address, he informed me that my deck was "misused because it contains several non-outdoor items." I was very confused about this statement because the only things on my deck were plants, a camp chair, a patio chair, and a cooler, and told him that I didn't understand. He then printed out some crappy pictures (looked like a cell phone camera from '02 took them) and started pointing at things on them. The first thing he pointed to was my patio chair, to which he said of, "This here is some sorta kitchen chair. That's not appropriate for your deck. You can only have outdoor items and outdoor furniture on your deck." I rolled my eyes and informed him that it was, in fact, a patio chair and part of a set of patio furniture that I had purchased in an OUTDOOR department of a store. He replied to me telling me that it was made of wood and thus it was not an outdoor chair. I then informed him that it was actually made of metal and painted brown, thus making it an outdoor chair. (And you see, these are the kinda idiots you have to deal with here! Instead of gathering FACTS about things, they simply observe and assume things based on a cursory observation! Instead of coming onto my deck to look at the chair, he took a photo of it from 40 feet away.) Since he couldn't get me on that, he then pointed to my cooler and told me that it wasn't an acceptable item for a deck. I was shocked. SHOCKED. "A cooler isn't an outdoor item? I only use it when camping or picnicking. It gets covered in mud. Surely it would be best to store it on the deck instead of inside on the carpet where it would get mud everywhere." "No, you cannot store a cooler on your deck. You should put it in your storage space." I showed him my key and informed him that it didn't actually work for the storage space. His response to this was that my key was a copy, and that I was illegally subletting. I informed him that my name was on the lease and tried to show him my ID. He refused to look at it and kept accusing me. He kept telling me "WE DON'T USE THOSE KEYS HERE!" Another guy there made me a new key which was identical to my key. The supervisor shrugged his shoulders. No apology.

She says to send her an email, but she doesn't introduce herself (and never has), she doesn't offer an email address, and doesn't send out important updates such as "EVERY LAUNDRY ROOM is down until further notice" or "the coffee machine is broken again and we don't know when it will be back up" or "hi I'm new here and here is how you can reach me if you need something." AWFUL, and a NIGHTMARE. I paid my rent on Jan 29 and then had to submit a work order for roaches on Feb 6, only to find I had a LATE balance due for a water bill from December. Had I not gone back, I would have never known AND been hit with late fees. Breaking this lease as soon as I can find another one to sign, and it WONT be with this company. Stay away.

It took them six months to find tenants for my property. I'm unsure what systems they use to do background checks, but it isn't good. The tenants only paid their first month's rent, and after that, they were late and never paid the full amount. Then stopped paying altogether. My biggest issue with HomeWorks is their lack of professionalism. It seems like they use a third-party receptionist, so you have to schedule a call with your actual property manager. The property managers constantly miss the scheduled calls, and getting information that should only take a few minutes can take days. To date, I have had eight missed meetings with Christine and Zaphyr. To make matters worse, the portal is never up to date, so you have to call to know what is going on with your property. It has been a complete nightmare working with this company. Save yourself the headache and find a different property manager.

    This use to be a very nice place to live, but has gone downhill precipitously lately…read more First and foremost, during the summer they never opened the pool, but offered no discount or replacement activities. Worse than that, they lied to the tenants about it and were completely unapologetic about it. After the governor lifted the restrictions for pools, we got a letter saying it would open in July. Then they pushed it back another two weeks. Then another week. Finally got frustrated and emailed the management and said "if you're not opening, just tell us you're not opening." and the "manager" confirmed that they were not opening at all. After that, the updates to the tenants stopped completely. They made zero effort to even attempt to open the pool or to notify any of the other residents about their plans to not even bother. This is a commodity that we pay monthly for, yet they treat it like a headache (which by the way, the pool is generally unkept and poorly maintained, they hire kids to lifeguard who care more about smoking weed or sleeping in than opening on time or doing their job while their here, and the furniture is mostly broken or falling apart.. and they haven't bothered to replant the planters in 4 years and the kiddie pool has been "broken" for almost 5 years now). Secondly, the property manager is a more or less a joke. Totally rude and unprofessional, doesn't know the law, and could care less about maintenance issues (the guys try, but are hampered by lack of giving a damn by the manager - we've got one awesome maintenance man and a so-so one, but they keep moving them to other communities and bringing in people who are more or less useless). The rules change depending on who you are and whether or not they like you. I've lived here 6 years and never once been even late on rent, and I got threatened with eviction for playing my TV too loud at 1PM, yet the people across the way constantly have parties til 1AM-2AM and no one gives a damn, despite multiple reports. They kicked out a cool neighbor for having family member stay there semi-long-term and not having them on the lease, yet the people upstairs had 6 teenagers there and would do rap battles in the middle of the night and no one said a peep. I guess rules only matter if it's during business hours or are convenient for the property manager. This girl clearly doesn't give a crap, it's just a job to her. She doesn't want to be here any more than we want her here. We used to be happy here, it was peaceful and quiet.. somewhat semi-exclusive (they had a wait list when I moved in.. they were semi-choosey about who they let in.. but not so-much anymore. They just let in any riff-raff or trash just to fill units. Once upon a time, half the Cockeysville police didn't even know where Topfield was, now they're in here all the time dealing with the idiots they let in. You also get penalized for being a long-term resident. Again, I've never been late on my rent, yet they keep raising it every single year (despite not having upgrading my apartment), meanwhile new tenants can come in and rent an updated unit of the same size for several hundred dollars a month less than what I'm paying. It's become just as ghetto as the rest of Cockeysville. Do yourself a favor and just move to Cranbrook.. it's more or less the same and half the price.

I purchased a home December 2018 and provided an early termination correspondence to the rental office. I signed an Early Termination Agreement that stated my balance would be $1959.00 due on January 27, 2019. I moved into my home, vacated my apartment, and returned my key prior to January 27, 2019. I was later sent several eviction notices and a separate document stating that I owed a balance of $6,504.37. Neither statement reflected what was in the Early Termination Agreement. There were no damages to the apartment and the apartment was not newly renovated - I moved into an older model with dated appliances for a cheaper monthly rate. Despite the 2.7 rating and poor reviews from tenants that went through the same scenario that I am currently experiencing; I decided to move into this property. I would like to resolve this matter at the lowest level possible; however, I am prepared to file a complaint with the state and pursue this matter in small claims court.

Whether it's an issue with the property or the website - she is always there to help. Victor and Rusty are amazing. They are fast and reliable and do a really nice job with renovations. They have fixed several important things for us; stairs, ceilings, walls, etc. They always do a nice job and leave the space nice and clean. Dave is very accommodating and helped us put in our AC unit! Ryan is also great! No matter where you live, it is never perfect - but what I do love about ZBA is that they are also open to hearing from us and they are interested in improving the property quickly and efficiently. I really appreciate Jen and the entire team!

I…read morewish I would've read through these reviews before I moved in and I would have never moved in. I have never had so many negative experiences with a rental property than I did with Rossbrooke Townhomes. From the time I moved in until the time I moved out, it was honestly traumatizing and has made me paranoid when it comes to moving into other rental properties in this area. To start, I moved into the first townhome and I was noticing some bugs coming out from cracks and crawling across the walls. We didn't move our stuff in because it was so many bugs coming out we didn't feel comfortable. The maintenance came and they were cleaning bugs and spraying bug spray and saying they never seen anything like this. By the next day, it was about 50-100 dead bugs all over the townhome. I was disgusted and I wanted a new townhome. I thought it would be easy because the townhome was obviously not livable but it was not. I had to beg and argue with the property manager ,Jeff Blight, and he told me that I was not moving out I signed my contract and I had to live there. Jeff Blight told me that he "gets bugs, it's normal" and he has had a lady bug or two in his home before. It was very tone def to the situation. I went to the front desk associates and they were surprised but told me that I couldn't move out. The front desk lady even told me that "it looked like termites" Nobody could tell me what kind of bug it was. After having to pretty much beg for a livable townhome, I finally was able to get another one the next day and Jeff Blight apologized. I tried to reach out to corporate but nothing else was said about it. While living in this townhome, I experienced so many mice. They in the closets, they went through the trash in my bathroom, they were chewing through the walls to the point I had to get a hole filled in my living room. The maintenance and the exterminator were called a few times but nothing they did were effective. One time they told me to take everything out of my closets and shelves for them to just walk through and do nothing but recheck the holes that were already plugged. It was useless. Also, my car was broken into while living there. Besides those incidents , living there was annoying but not horrible. The straw that broke the camels back was in October 2020, I came home to a very disgusting smell and a flood in my kitchen sink. It turns out it was poop water and there was a main pipe back up. There was fecal matter all over my sink , dripping on the ground, going over my counters, going into my dishwasher. They called Healthy Homes Restoration and they did a mediocre job cleaning it up. All they did was suck up the water and spray their cleaning spray. It was all done through a machine they had. They ended up leaving some under the sink and I had to tell them to clean it. I could not spend the last two months in my townhome because the smell was so unbearable. It turned out that it was still fecal matter left in my dish washer for weeks and Henderson Webb did not deem it necessary to replace it. Throughout the weeks that I was not living there, they would come in my townhome unannounced to "clean" and would not tell me about it even though I wanted to be there to see it. It was a very frustrating experience and Henderson Webb still had me pay rent for the time that it was unlivable because it smelled like poop in my whole townhome. They take forever to respond to complaints because nobody talks on the phone and they do all of their replies through mail. It was very unprofessional of their corporate staff to respond in the matter they did. They do not care about their tenants, just their money. Henderson Webb is very predatory and they take advantage of people who can't afford a better way of living. I would never live there again and advise anyone to steer clear and go to another apartment complex in the area not owned by Henderson Webb.

For one, silver wires stuck out at the base of the wall throughout the entire apartment. I am not difficult so I went throughout and cut them myself. By time summer arrived my apartment was reaching 90 degree temp. Maintenance was called THREEx and each visit they would say the unit was working properly and it was only hot because I was living on the 3rd floor (obviously thinking someone is dumb). After suffering the heat for the 2.5 months I called the Baltimore Health inspector and only THEN did the landlord send workers to install an entirely new unit. (Will you look at that, 3rd floor living and now my apartment is only 65 even when it's 80 out). Next, time ouches appeared in the summer once tenants left and moved in. After several months of exterminating the roaches FINALLY cleared however Henderson Webb had the nerve to send a letter complaining of my desire to have my apartment treated saying that during the last treatment there weren't any signs of Ny road here activity... DUH roaches are out at night and you're treating my apartment 2pm during the day. They tried blaming it on clothes that were in my apartment floor that were being separated for laundry LOL. Then, there started to be continuous visits from maintenance asking questions about my lease and matters that is none of their damn business because that's why they have rental office employees is what I thought. After emailing about all these matters they only ever mailed a letter back with BS excuses. After ALLL of this, one morning maintenance showed up to evict me for late rent. ONE, the rent was paid and once they called to clarify they left. I emailed immediately after saying that for one legally you can not evict anyone using maintenance; a sheriff must be present that's basic MD law which this landlord clearly has no regard for and second what if I were not home? They would've removed my belongings outside ILLEGALLY. Why aren't databases being checked. NOW, because of all thisI am set to go to court because they want me evicted. They came up with BS reasons as to how I breached my lease when we all know it's retaliatory because I don't let them treat me any kind of way and I love my rights! They could not even do this right you guys. On Dec 12 I received a paper for court and also a paper from Hendersen that said if I was not out by November 22, I would be brought to court and responsible for court fees. I didn't even receive the letter in time to know about any of this. My court date is tomorrow and I only want to go to laugh at this terrible management because I already bought a new place. Oh yea, yesterday a maintenance man knocked on my door because the rental office wanted to know if anyone still lived here. HOW DONT YOU KNOW WHO LIVES ON YOUR PROPERTY... THIS MANAGEMENT IS A JOKE. DO NOT MOVE HERE UNLESS YOU ABSOLUTELY NEED TO SAVE COINS BECAUSE AS A COLLEGE STUDENT I UNDERSTAND BUT AVOID AT ALL COSTS IF POSSIBLE.

Everyone in the…read morebuilding is friendly (residents, leasing office, maintenance) and if I ever need something from the leasing office or maintenance, which hasn't been often, I've been helped right away. The office staff is great about helping out with packages and deliveries--there are lockers in the mailroom for packages, or if it won't fit in a locker they'll hold it in the leasing office for you. Office staff will notify you right away if you receive a delivery, everyone is good with communication in general. The building itself is well-maintained. The leasing office staff holds social events for residents which is a good way to meet people in the building. It's a wonderful place for dogs--and their owners. It's right next to the park and everyone in the building is understanding about having a pet. Having parking in the building is a huge benefit. I feel safe being able to park my car in the garage. One time there was an issue with the automatic door to the garage (a malfunction that was quickly fixed) during the interim, while they were fixing it, they had a security guard standing outside the garage for us. I thought that was impressive--they are pretty on top of things. I've only lived here in the winter so I haven't experienced the courtyard or rooftop deck, but am looking forward to doing so. The gym is beautiful--it's huge, and never super crowded. I am not much of a workout person but I appreciate it. Finally, I think rent here is a touch lower than other apartment complexes in Baltimore. I highly recommend 101 Ellwood to anyone in the market for an apartment! Jen G.

    So, I just want to be clear- the ONLY reason that I'm giving such a high rating with this one is…read morebecause Amanda that works in the Cranbrook leasing office, is literally one of the BEST been people that I've encountered since living here. In other words, Henderson- Webb, you should thank her because she's carrying the team with this review. Amanda is so thorough that she could run that entire office by herself (and she probably should). I've lived here for a while and she's honestly one of the few people that I honestly believe does their job well at this company. She listens and is super responsive to your needs, and I appreciate that. I CANNOT say that it's been the same experience for other people that I've encountered that work for this rental company- some of them simply hid behind the customer service hotline and will not do their jobs until you literally begin putting things in writing and/or call enough (especially in the pest/ extermination department). If you're considering renting a place here, here's an honest perspective of the pros/ cons: Pros- * The company does have renovated kitchens/bathrooms that look amazing and actually are in person. * If you're apartment hunting and can afford it, look at the Cranbrook Hills community, but ONLY deal with Amanda (she stands by her reputation and really loves her job and cares about the needs of prospective tenants) * The company does have free parking for residents, and you don't have to worry about any petty fees. * The company actually does try to keep their properties nice and updated for residents. They are very good about the important details (i.e. installing updated/ modernized balcony doors, repainting all balconies and patios during the spring, keeping the lawn nice, plowing the parking lots and shoveling walkways for all their properties during the snow which can be a big deal, changing out the filters in each apartment, making sure that smoke detectors work, emergency maintenance when you need it- I have gotten locked out before and after making the call to the emergency maintenance, they have always been there within the hour and they actually just place the small fee to the next month's bill instead of hounding you about payment right then ) * The maintenance people are very nice people- usually reasonable responsive and they are very kind when in your home. I usually give them bottled water as a thank you and they really appreciate the hospitality. * I don't complain often, but when I do, I do not play games- the Barrett's Delight property manger has been decent about getting back to me when I demand to speak with him- now- although he will respond, his actual follow-up based on your conversation is 50/50... I place value on people doing what they say (e.g., I will call you back), and from my experience he's nice and good at calming down a frustrated tenant, but again his consistency about following-up needs improvement. * Affordable, spacious apartments (depending on where you live) Cons- * Pest. Just be prepared for this one- it may not be a problem, but it may- it just depends on your building. FYI- If it does pose a problem, keep very detailed notes about who you speak to, and take pictures when needed. By profession, I have excellent documentation skills, but it is sad that I feel the need to do this where I live. And depending on your pest encumberment, be prepared to potentially get the run around from the exterminator supervisor (she knows who SHE is). I've had arguments with her about her delayed responsiveness and ability for her to effectively do her job. The way I see it- I don't care about going toe-to-toe to hold people accountable because this is where I live and I work hard to make sure that the company gets their rent on time, EVERY time so I need them to exhibit the same sense of urgency when I have a concern about pest within the apartment. For a long time, I didn't get that from this company. * Lack of transparency with the contact information of property managers, supervisors etc. The company needs to do better about not being so secretive about providing tenants with viable contact information for property managers, extermination supervisors etc. It's almost impossible to find the information online, the only email address that you find are: info@henwebb.com and ChrisM@henwebb.com And the first one is very general, so you don't know who/ if it's even being monitored and the second, well- that guy has NEVER responded (and of course I have documentation to prove this) so I'm not really sure the point of it him even having his email there; perhaps just bs formality. If this company is really committed to quality assurance and the positive living experience of tenants, remove the 3rd wall- be transparent and provide the names and contact information (i.e., direct email) of those in charge and stop filtering everything through the customer service hotline only.

    Not sure what's going on with this complex but it was really nicely manicured and maintained 2…read moreyears ago when I moved in. Today, not so much with trash and bottles visible on the grounds, a lack of speed humps and speed limit signs on the premises and sidewalks for an increased amount of foot traffic in the area. Also the building interiors are usually not cleansed with trash overflowing from the laundry room, dirty carpets and filthy lobby. Just recently as guests were leaving, a mouse ran past my door in the hallway. This was extremely embarrassing to say the least. I doubt that I'll be renewing my lease next year this is insane how fast this place has fallen.
