American Homes 4 Rent

Don't bother calling, the offices are severely understaffed and hold times are over an hour at all times. Nothing here is streamlined. And as of this morning, our lease is being altered because the current renters need more time to move? Thats literally a breach of contract. Were only continuing the process because I fear it would be a further nightmare to get a refund processed. Wish us luck lmao

I rarely write reviews, and I debated whether to write this one. However, after only 3-4 months of…read moreliving in an AMH property, I feel prospective renters should know about our experience before deciding to lease with this company. I am currently an active-duty military member, and we moved into this home as part of a military transfer. My career has required my family and me to live in several different places across the country, and I can confidently say that I have never experienced this level of frustration with a rental company. Our problems began immediately. The home was not properly cleaned when we moved in, there were exposed wires in the front lawn, and several maintenance issues have either taken an unreasonable amount of time to address or remain unresolved. Communication with the maintenance team has been one of the biggest problems. Ashley Peterson has repeatedly told me that she would call me back with updates, only for me to receive no follow-up at all. I have had to repeatedly reach back out myself just to find out what is happening with maintenance requests. There has also been very little clarity regarding property management. When we moved in, I was communicating with Tradd, and now I am dealing with Rayquan. Regardless of who is responsible, there seems to be a significant lack of communication, accountability, and coordination between management, maintenance, vendors, and the tenant. Most recently, our HVAC stopped working. For approximately a week, I have largely been coordinating directly with a third-party vendor regarding the part needed for the repair. Rather than AMH actively managing the situation and keeping us informed, it has felt as though I am responsible for coordinating much of the repair myself. As a tenant, I should not have to manage vendors and continuously pursue updates for a major maintenance issue affecting the home. I would also encourage renters to pay close attention to the third-party vendors being sent to their homes. When our garage door needed repair, AMH sent a vendor who arrived in a Toyota Camry without the tools or supplies necessary to complete the work. I ultimately had to provide him with electrical tape so he could tape wires on each side of the garage. That experience did not inspire confidence in the company's vendor-vetting process. What has been most disappointing is that these have not been isolated incidents. In only a few months, dealing with AMH has become an unnecessary source of stress for my family during what was already a major military relocation. I also found it concerning to see such a large difference between the overwhelmingly positive reviews highlighted on AMH's own website and the significantly more negative experiences described by customers on independent review platforms. Based on my experience, I strongly recommend that prospective renters research reviews from multiple independent sources before signing a lease. At this point, I am simply looking forward to the end of our lease. After living in multiple states and dealing with numerous housing situations throughout my military career, I have never had an experience with a rental management company quite like this one. I will not be renting from AMH again. Anyone considering one of their properties should do their research, document the condition of the property at move-in, keep records of every maintenance request and communication, and understand that you may have to spend considerably more time managing maintenance issues than you would reasonably expect as a tenant.

These guys are top notch. I worked again with Bill Barrus to find another furnished apartment that…read morewas slightly larger than my tiny, cramped box of a place (hey, it's your first Charleston apartment!). Good news--Bill is still amazing. Bad news--the market was even worse this time. Side note: CFA's new offices are gorgeous. Plenty of space to sit and fill out forms. The day I was there someone had made a ton of cookies--always a plus. The search was nothing short of brutal--upwards of 15 apartments were seen and tears were shed. Multiple times. Once in a Dunkin Donuts. I asked Bill "is this the lowest point of my life? Crying in a Dunkin Donuts?" To his credit, he did not respond. Thank you, Bill. To make a long story short, Bill never showed me anything out of my price range unless I specifically asked to see it. He looked with me on inconvenient days, at inconvenient times, when the forecast called for rain, when he had other clients, and when it looked like my best option would be living in a box on the street. Jeremy Cooper even saw me one day after narrowly missing out on an apartment and gave me his business card, telling me to call him if I ever had any problems. Then, when all hope seemed truly lost (and more crying had ensued), due to CFA's great relationship with a management company, I was able to find an apartment that technically wasn't even on the market yet. The apartment was, believe it or not, in my price range and in the exact area I was looking for. Even though the search was arduous and frustrating, Bill never got frustrated with me or suggested that I try another broker or company. He followed up with me whenever he found a new apartment that might fit my criteria and constantly promised that we would find an apartment, no matter how long it took. He was right and proved to me again that he's a class act and the people who work at CFA are class acts too. In my admittedly low and difficult price range, some brokers wouldn't give me the time of day. CFA found me an apartment that I am very, very happy with and never one time acted like I wasn't a top priority. Would wholeheartedly recommend and will absolutely continue to utilize their services (if they'll let me, after this nightmare of a search) in the future. *Erik Roth assisted me when Bill was out of the office on vacation and was also a huge help.

We used ChuckTown Homes to do both! We met with our buyer's agent, Andrea, to discuss all of our wants/needs in regards to a new house. She promptly got us set up on a portal to begin mapping out where we wanted to be and for houses to be tagged for us within our budget. She was prompt in getting back to us with any questions and with setting up viewings. When it came to negotiations with the sellers of the home we wanted, so was very proactive! Our buyer's agent, Matt, was just as great! We set up an appointment for him to view our house to discuss what we think we can sell for (as well as why, including other homes in the area that were comparable). He advised us on how to have the home set up for photos and how to have things done for showings. He was able to help us navigate toward good offers and ones that seemed like they wouldn't be a good fit. He was prompt in getting back to us via text, email or even by phone when needed. We really appreciate all of the hard work they put into making the transition of selling and buying our homes easier on our family. We would highly recommend them for your buying or selling needs.

It's not that people want to voice their concerns in public forums but people have a right to know what others have experienced as residents within an AMCS community, at that point they can make an informed decision as to whether or not they would choose to live in one. I was referred to Daniel Ravenel Properties by another who had a good experience and I decided to contact them. We had a very candid conversation about what I wanted and where I wanted to live. I appreciated the discussion because the agent came back with options within my price range and in very ideal locations around Charleston. During my visits to each location, I was given a fair description of the area, what the perks/negatives were and what fit my lifestyle based on our initial conversation. The very last location he showed me was the most ideal in his opinion and I give him credit for being attuned to my needs. Ultimately, I chose the apartment he thought best suited me. I have now lived in my apartment for over a year and thus far have had no complaints. My unit had some minor plumbing issues but they were taken care of within a day or two after talking to the property manager. Since I have lived there, they have also implemented a tenant only section on their website that allows me to pay my rent online and submit any maintenance request. When I plan to upgrade, I will be using them to find my new home.

If you are lucky enough to have a staff member pick up the phone, they are rude and are constantly blaming the issue on the person "above" them- and that person always happens to be on a business trip and is impossible to reach. I knew it was going to be a long year when I went to go pick up my street parking pass at the DMV. After getting to the DMV, I found out that the property I was in, was just outside of the street parking zone. I had confirmed with the property manager over three times that this unit had street parking- a huge factor for me. When I brought it to his attention, asking what my other options were, he responded with, "I might have said you would be able to get a parking pass, but honestly you don't have that in writing. So what can you do?" The property that I lived in, was above a family owned shop- the shop owner owned the entire building. The owner obviously cared far more about the property than Daniel Ravenel, and had fixed every problem I had before getting a response, if any, from Daniel Ravenel. Right before my lease was up, my roommates and I cleaned the place spotless. We have all lived in Charleston for 4+ years and are well aware of the move out expectations. We are also well aware of sleazy property management companies such as this one and decided to take a video moments before we left the property for the last time- documenting the condition of the entire property before leaving. We were shocked when each of us were only given a small portion of our security deposits back. After calling and e-mailing for weeks, I finally heard back from Daniel Ravenel. They charged us to repaint the entirety of the apartment. When I asked for an invoice of the painting services, I noticed they charged us for paint colors that were not even in the house. I was ensured that was a mistake and they would refund me- that's when they stopped fully responding. We were also charged an absurd cleaning fee. They argued that we left the place a wreck- claiming we left furniture that didn't belong to the property owner, left bags of trash, appliances, etc. They sent me photos old photos of the property as "proof"- they didn't think to remove the two year old time stamp from the photos. I pointed out to them that they were using old photos and I have *recent* video footage of the property right before I walked out. I then received an e-mail from Daniel Ravenel's attorney and was told I would have to go to court if I wanted to get the rest of my deposit back. I had recently taken a position outside of the state and didn't want to go through the hassle or costs, just for a few hundred dollars. Daniel Ravenel is completely aware that as young adults, we won't take it as far (or don't have the means to) as going to court over a few hundred dollars. It truly is a shame that this team takes advantage of that and is continuing to rip off and deceit its tenants. Please do your research and find another property management team! Avoid at all costs!

We had been working with a contractor/real estate agent for several months, who abandoned our project and was trying to bully us into making decisions that were not in our best interest. By the grace of God, we came across this agency while looking for an appraisal to see where we were. He immediately stepped up, realized we were in trouble and went to work with us. He patiently stood by us while we tried for months to terminate our contract with the original realtor and was an invaluable mentor through the entire process. With Chris's help, we were able to get referrals to TRUSTWORTHY contractors, get the work done, and he worked tirelessly to get the house shown, advise us on what needed to be done, fielded phone calls and emails, re-listed, aggressively marketed, and supervised the progress every day.
