    Complete Lack of Professionalism and Unacceptable Risk to Property Owners…read more I highly advise against using Found Spaces Inc. for property management. My experience with this company was a disaster that directly resulted in significant financial and legal exposure. Their incompetence and poor process led to a major amenity (central air conditioning) being falsely included in a tenant's lease, despite clear prior knowledge that the unit did not have this feature. This fundamental error alone is unacceptable for a professional property management firm. Worse yet, I was not informed of a tenant's ongoing complaints over two separate summer seasons. The first time I was notified of any issue was after the tenant had already filed a formal application with the Landlord Tenant Board (LTB), seeking a substantial rent abatement for the entire tenancy. The initial response from management included an admission of guilt and a clear statement that they agreed with my position. They also promised to absorb all costs associated with the eventual settlement. However, once they learned that I had sold the property and did not use their real estate services, their communication abruptly ceased. They became incredibly unresponsive and effectively abandoned their commitment, attempting to make it seem as though the issue was no longer their problem. This severe lack of communication and unauthorized actions--including offering solutions to the tenant without my knowledge or approval--forced me to incur legal expenses for a dispute that was entirely the fault of the management company. If you are a property owner, hire Found Spaces Inc. at your own risk. They are a liability that will misrepresent your property, conceal critical issues, and leave you to deal with the consequences of their costly mistakes in court. Avoid at all costs.

    I was approved for an apartment in Hamilton and when I got their confirmation email the last months…read morerent deposit was $2100 along with a $100 key deposit. I emailed them about the discrepancy and was told the "free months" are actually a discounted rate from $2100/month to $1750/month for the first year and then increased to $2100 in year two. Nowhere in their ad nor in my communication with them, which went on for over two weeks both online and in person, was I told about this. I found out about all of this the day they're trying to get me to send them a $2200 non-refundable deposit which I had 24 hours to respond to. There is no free months included and there is a $350 rent increase in year two which is illegal as the building was made before 2018 along with the $100 key deposit which is also illegal. Neither the representative who showed me the apartment, nor the contact at Found Spaces Inc. helped in any way. Essentially they said "It is what it is. Sign or find somewhere else". So if that's what you're looking for, shady dealings and hidden fees than this is the company for you. I could forgive a mistake thats made once, but for over two weeks I messaged their rep every other day, discussed the apartment and whats included, and none of this was mentioned until the day they wanted payment. That's not "miscommunications" as Found Spaces Inc. so eloquently said, but lies to hide hidden fees and shady business practices. On top of that, the service from Found Spaces Inc. was brutal. It took them 13 business days to go over the application. I've bought a house in less time. And when I brought up these issues to them they didn't care or try to work with me.

He gets nothing done. He argues fights and continuously spikes up condominium fees. And again nothing gets done. The condominium townhouse that we live in looks like housing. It is just so rundown and it was built in 2010. It is absolutely unbelievable. We're in a situation right now where we're gonna get rid of the our property management and we will be seeking out a property management company that will work for the owners not to money.

Due to a snowstorm and faulty parking lot maintenance, my mother, who has mobility issues, slipped, and fell in the parking lot. This has been an ongoing issue for years. In our complex, there are a lot of seniors who this could have happened to. When I called Tino Dias to discuss the issue, instead of asking if she was okay; he immediately became defensive that we had called to complain... claiming that it "wasn't his job," that no one complained (not true), he didn't want to find a solution, and when I tested that he used abusive language towards me and then proceeded to call me a "loser." I laughed, and was shocked that someone who is working with the public, managing properties for people and places they call home could be so ignorant and greedy. I had no idea that bringing up a matter about something as vital as the safety of my mother, and other members of our community would bring out that much anger in someone. Yikes. The height of professionalism is at its finest. I am also in a career where I work with the public and other stakeholders. I hold two university degrees, and as a side hustle, I manage a rental myself. (such a loser!) I can't imagine one of my clients coming to me to discuss something like this and arguing with them and then proceeding to call them names. I would be fired. Childish; there's no excuse for this behaviour. This is just another person who should not be working with the public!
