We would stay here longer, but we are moving for work and school in another city. Pros: 1. Responsive, reasonable, and attentive property manager (Shelby Flores) and maintenance chief (Ben). 2. Small community feel, not like some big apartment complex. They're all duplex townhomes and were built to be lived in. 3. Garage is a plus, just big enough for a large truck. 4. Never had a problem with neighbors before, people are generally very nice here. Sometimes the kids can get real loud outside but I'd rather hear laughing and playing than the constant fighting I put up with at the last place we lived in Fresno. 5. HUGE living room area, great for entertaining a group of 4-6 guests. 6. Two free designated parking spots right at the house (including the garage). 7. Beautifully landscaped and it's nice to walk around the community and sit in the grass under the trees. 8. The location is fantastic. Nine minutes to FSU, a few minutes to the resident elementary school, a five minute walk to many nice restaurants and grocery stores. Easy access to the Clovis bike trail. 5 minute drive or twenty minute walk to railroad park. Neutrals: 1. The rent increases are high but actually slightly below the legal maximum. The rent itself is a bit steep because there are zero useful amenities. For example, no pool, no weight room, very few community events (although coming down from the pandemic may have something to do with this to be fair), etc. 2. The backyard area is just okay. It's small, and entirely concrete so it gets hot even with the shade. I've been able to grow some plants back there but the sun exposure is generally poor. 3. Very little guest parking. 4. We are not fond of the bathroom layout upstairs. Cons: 1. The most common complaint, and rightfully so, is the trash situation. The people of this community are the most careless I've ever encountered in terms of their waste disposal. They will lazily flood one of the 8 or 9 available trash bins instead of walking a small distance to throw their trash in an empty bin. It overflows horribly, and trash is spewed everywhere within and oftentimes outside of the concrete trash enclosures. To anyone reading this who lives at this community, poor Ben has to clean up after all you lazy ass people and you should all be ashamed of yourselves. Despite the people of the community causing this problem, something needs to be done. What that looks like is not my job, but if it were, it's so bad I would consider investing in security cams and start fining these people because it is absolutely ridiculous. 2. Only offers year to year lease. 3. The paint in the house is this flat texture that feels like nails on a chalkboard, we can't stand it. This is really nitpicking but I honestly don't have much else bad to say about this complex. In summary, feel comfortable moving here! The community is a great place to raise a family. Although the trash situation needs some serious action from the management, there are a lot of things in the above list that make this community a great place to live, for Fresno. Particularly the two people running the complex, Shelby and Ben.

Kids were leaving their toys all over the common area and some kids were even hitting my window to scare my cats. No one was watching them and they were making messes by turning on people's faucets and throwing dirt on sidewalks. People also became increasingly rude about their pet waste. The complex was always pretty clean but eventually there was dog poo all over the front of our apartment. No one was picking it up anymore. Trash cans overfilling and large furniture cluttered around. Landscaping got worse because the plants in front of our apartment all died and the grass got patchy. Parking was horrible! Hardly any and people loved to park in my stall or behind me since we were at the end of the complex. Towing company is useless and does not answer any calls past 5pm. I'd come home around 3-4am and have to walk from the street because someone parked in my spot. Overall, just horrible. They also tried to charge me $1400 at move out. I luckily got my entire deposit back in the end (read that review on GSF's yelp). Knowing how my last year was I can't recommend this place to anyone.

We are also close to the hospital and most doctors and specialists from here. The mall and Herndon and 99 shopping plaza are also pretty close by. We love our managers Sarah and Krystal and our maintenance men Kenny and josh. We also have a good thing in my area. Us neighbors watch each others places and talk. Makes thing feel even safer. This is our home and we are happy here. Only way we are leaving is if we somehow find a way to buy a house.

If you live there for any substantial…read moreamount of time, make sure to consider the forms that the company has you sign regarding the granite. They ask you to sign a form that essentially puts you on the hook for anywhere between 3000 to 8000 up to $10,000 for the granite that is within your apartment. They try to make you feel like it is easy to maintain but the thing is that they use cheap granite which very easily stains over the years from minor water alone. Basically, you end up paying for poor quality granite that is bought in cheaper bulk by the leasing company contractors but then you end up having the granite staining over many years from normal wear and tear and get charged for very expensive granite. There have been a few people that tried to take the apartment complex to claims court when they were sent exorbitant charges upon move out but unfortunately, these tenants lost these cases . Although it is somewhat helpful to have pictures of the granite prior to leaving the apartment and upon initial inspection, it is inevitable in many cases that be able to maintain the granite long enough for you to not have even minor damage to the granite. To make matters worse the company will tell you that the bathroom and the kitchen as a set so even though you might have minor damage in one area you'll be required to replace the whole thing in both rooms which can cost many thousands of dollars please be careful and please do not sign those forms regarding the granites or consider getting a different apartment. Please stay away from this predatory leasing company.

Management should get a 0/5 stars. They talk down to you, make it a very hostile environment, i understand if there are matters to discuss but it can be done in a respectful way. Honestly i have read the reviews and seems like a lot of people of color are having issues with management... maybe something for them to look out for. Nice complex but you'll always feel like you're being watched or even get harassed at one point or another. Update: I received a notice to get rid of a service dog within 3 days or I'd be evicted out of the apartment. Since this review, the attitude of the front management changed drastically but just like everyone said, you see NONE of your deposit back plus I owe more after cleaning the house to the best of my ability. I moved to a different location and so much happier there overall.
