I purchased a home that was flipped by Feroz LLC. The severe corner cutting, lack of care and lack…read moreof craftsmanship put into the flip makes me question the integrity of any projects handled by this company. I expected some corner cutting when purchasing a flip but the things I have found since moving in are egregious. I would avoid working with this company. Issues with the home so far: - The house was "stripped down to the studs" and rebuilt. This included plumbing, HVAC, and electrical. I reached out to the township and found that in the last two years only one permit was pulled for this property and it was to install recessed lighting. All of this foundational work was done dishonestly, incorrectly, and was not inspected by code enforcement. None of it is up to code. - There was a large crack in a concrete basement wall hidden behind stairs and sheet rock that leaked like a faucet when it rained. The basement flooded on night 1 in the home. We had to have french drains installed inside, drainage installed outside, replace the walls and replace the entire floor in the basement due to water damage that was not covered by home owners insurance. - The seller did not disclose previous water damage to the home and yet all the neighbors have told us the downstairs was flooded up to chest height and I have found some original framing and studs with clear evidence of water damage. - Plumbing was all redone without the appropriate ventilation. When you flush a toilet, the suction pressure pulls water from other drain traps exposing the home to sewer fumes. - Ventilated soffit panels were installed around the entire perimeter of the home, but no holes were cut to allow any actual ventilation. - Every time it rains, the HVAC vents emit an earthy metallic smell. It seems the builder had left the return vent exposed for a long period of time and there is likely mold growth in the vents I will have to have addressed. - Seller was under contract to fix and/or replace some parts of the sidewalk that are a tripping hazard as part of the U&O title within 60 days of purchase. It's been well over 90 days. Our realtor continues to request they come resolve the issue, they say they will come, but they never do. I've spent over $30,000 cleaning up the mess after buying this already overpriced home and there is more to do. Do not work this this company.

Our floors are engineered pecan. The actual wood measures about a quarter inch. Because of this, the work was challenging. Randall explained his entire process to us before the work began. He and Mickey paid attention to every detail from start to finish. Plastic was put up around the sanding areas to limit the dust getting into other parts of the house. A special vacuum was used during the sanding process to keep the area as dust-free as possible. Then the floors were coated twice with a low luster, water-based product and we love the finish better than the shiny floor we had prior. The finished floors are beautiful and make the whole house look like new. I highly recommend Kevin Smith Flooring to refinish your hardwood floors. One of the reasons we chose this company is because floors are all they do. They are knowledgeable about everything hardwood floors. Their work is high quality with reasonable pricing.
