I'm truly sorry to all of you who've had a bad experience with Happe Homes. I can only speak to ours and from day one my wife and I have felt like we have have been treated pretty darn great. we did a build to order Bailey plan with a bunch of different upgrades and added square footage. We are now going on week 3 of living in the home and couldn't be happier. Of course there were some minor things here and there that needed discussing and fixing as with any build. I will say that our build foreman Jarrod was absolutely amazing and took care of our concerns every time we brought any to him. Happe Homes in our opinion was the perfect choice for us! Awful accountability, poor workmanship, etc . I've heard so many bad things about them from other homeowners.

Downgrading my review after 1 year in the home. Elect, framing, plumbing, flooring and decorating/design staff were great. Siding is terrible, better quality from a wet napkin. Installer scratched it up and Happe will not stand behind it. The soffit and fascia is bent and scratched and piece-milled (of course Happe doesn't care). The paint used on the exterior is peeling after 6 months as it was not properly prepped. Finish carpentry is not the highest quality with unfilled nail holes, mismatched staining and gaps in trim. The deck builders are horrible also, our deck had to be repaired 3 times and looks like a mess from all the "re-do's". The warranty team seems to like to only repair what the feel like and offers no rhyme or reason as to what they feel like repairing. Bill in the office designed things incorrectly. You really have to stay on top of these guys. read more

Tim V works for Happe Homes. As a matter of fact, he is their Warranty Specialist. I will only say this. The only one I could ever get anything done with that worked for Happe homes was Spencer Fontana, and he no longer works for them. Tim V promised to get a pile of mud that Happe Homes pushed in front of a culvert on my property cleaned up and properly landscaped. I spent over 15 months trying to resolve this and kept getting told it would be taken care of. Finally, when I was forced to call the city, I learned that Hape Homes was trying to get out of doing anything with it. Then they came to my property 15 months after I purchased the home and moved the wooden stake that they told me was my property line inward 4 feet without letting me know anything about it. I called Happe Homes and they refuse to call back. Very dishonest company, All of the employees below the upper echelons of management have been fleeing for the past year!! The management of this company sucks, and they are on the verge of bankruptcy. read more

5/29/21 home built by Happe Homes They say that building a home puts a huge strain on a marriage. If the builders did as requested it would have nearly eliminated all of our problems. We moved into our home on Feb 29, 2020 and still the punch list has not been completed. The 6 week walk through was pushed back to 9 week due to COVID-19 but actually took more than 3 months to happen. The 11 month walk through still hasn't happened and we truely don't expect that it ever will. During the build process the wrong counter tops were layer on the island. This was corrected at no expense to us. The floors originally layer were the cheap vinyl floors that could not get wet. We had ordered vinyl LVP flooring. This was documented in multiple places in the Happe Homes build book. Ok mistakes happen. BUT WE HAD TO EAT ALOT OF THE COST TO RIP UP THE INCORRECT FLOORING in order to have the correct flooring layed. We informed Happe that there is a problem with a downspout that was set up to run underneath the walkway and dispense water gradually into the front yard after a rain. The problem is that when the heavy corrugated plastic tubing was installed they left a huge crack nearly 1/2 way around the tube. In the winter the water freezes in th tube thus allowing remaining water ro run out and onto the walkway. This causes a fall hazard when that water freezes on the concrete. Happe has been informed about the last year and we have yet to hear back from them! We chose to go with Happe Homes because we were told by many that they were the best contractor/builders in the area. They are very good at allowing the home owners to pick finishes and make adjustments to the layouts but there follow-through just does not exist. read more

Who are we supposed to be talking to about problems, now that our 30-day "Walk Through," is tomorrow? We've submitted several items to be taken care of, such as both the Master and Guest bedroom faucets are loose. Who are we supposed to be communicating with.....Karli Cooper was great to work with, but are we supposed to talk to Seth Wendell, or simply wait for someone from Happe Homes to come, assuming someone has looked at our concerns? Another concern I have is Northwest Bank. We thought our loan was going to stay at Northwest bank. Almost 2 weeks ago, we received a letter informing us that "Freddie Mac" has purchased our mortgage loan! I sent an email to Gary Presnall, the loan officer who we closed with on 7/31/20, asking for an explanation....no response! I called and left a voice mail msg. on his work #....no response! Would it not be common courtesy to call a borrower back and explain that it's common practice to sell a mortgage loan to another entity? I would not do business again, with one of Happe Homes preferred lenders....Northwest Bank! Save yourself the headache and search for a builder with higher quality and integrity. We rent a brand new build from them. In the two months we've been there, I've seen enough to know we didn't even want to see any of their homes for purchase. The bottom floor of the tri-level is absolutely freezing. It's definitely not well constructed. The second level is still noticeably colder than it should be (keeping in mind I keep the heat at 74 but it never gets about 68 on that floor) and requires a space heater to be at a manageable temperature. As a result, the third floor, where bedrooms and the thermostat are housed, stays a tad too warm. We have had several visits from electricians as circuits blow if you look at them too intensely and the furnace room has had alarms going off a few times. It's possible that it's because our building is rentals and not for sale, but the appliances are the cheapest available and don't work well. Finally, the shower and water pressure. They have the casing a tad too tall in the master shower, as a result, a standard shower curtain doesn't actually keep water in the shower, considering how long you'll have to leave the water on before it gets warm and how sad the water pressure is, you'll be in there for awhile so I'd suggest lots of towels right under the curtain. Oh! & don't forget all the walls are paper thin so you will definitely hear all of the conversation of workers two floors below! Then to the integrity of the company. They are still building in Norwalk, as a result there is ALWAYS workers of some kind. However, they like to honk back and forth at one another and yell in the wee hours of the morning. Including on the weekends and holidays. Calling the office doesn't help. A woman named Carley says she'll have the supervisors talk to them. A month later, still loud, still blocking entire roads, they left screws in the road. You guessed it! POP! goes my brand new tire. I heard the pop, the mechanic found the screw. Call back to Happe Homes, Carley and Randall both say it's not their fault, I can't prove it, their guys don't show up that early and if I see his contractors before 7, he wants me to call the police to report them trespassing. This company took 0 accountability in this entire adventure. Just another cookie cutter build more worried about making money than actually taking care of their properties. read more
