LUXE London - Modern living room design for students

The walls are so thin you can hear people across floors. You will get rinsed by rent, absolutely absurd pricing and everything is an upcharge. You will pay $7 or something stupid for each laundry cycle. If you ever lose your key you will pay $55 for a replacement. Don't forget a 3% surcharge if you try to pay with credit. Live somewhere else. Don't forget they literally bribe people to post good reviews so everything is fake.

The amenities are unbelievable for a student residence, and it is fairly quiet in the summer. I imagine the school year must be drastically different! The views are incredible, especially from the higher of the 19 floors, and particularly to the west overlooking the Western University campus, University Hospital, the Thames River, and all of west London!! And great long walking trails just behind!! The apartments are new-looking and clean. Great huge gym, fabulous 19th floor patio, free theatre, sauna, whirlpool, large hi-tech laundry, arcade. All the staff, mostly students, are extremely helpful, efficient, knowledgeable, and FUN! Best apartment I've ever seen and lived in. I'm begging to sublet next summer!!

The units are also very quiet. My roommate will try to talk to me while I'm in the kitchen or another room and I can never hear what they are saying. We rarely hear music from other units. The garage is not secure in this building. The gym is okay but the treadmills are broken often. At the moment there is 1 treadmill for 2 buildings so it gets very busy. The pool is quite nice, as is the sauna. The hot tub doesn't really bubble anymore and isn't really always full to the brim but it is very hot. When we signed our lease, we were asked to move in a week after the 1st to allow them time to clean and paint. When we arrived on the 6th, there was still toothpaste in the sinks, dirt in the fridge, and stains on the carpets. When we set everything up with the building manager, she never ended up coming up to do a overview of the unit. They ended up leaving about a month or two later. Since then we have had about 4 different building managers. The buildings at City Place are very nice, but unfortunately the managers never seem to cut it and leave so quickly, we barely get to know them. When new ones come in, they are scrambling to figure out where the last one left off.

310 City Place & 405 Waterloo are basically identical buildings operated by Drewlo Holding but City…read morePlace is what I will review as I have not lived in 205 Waterloo. In the heart of downtown this relatively new high rise apartment building is ideally located for the downtown worker. I used to work up the street and the BF works in Citi Plaza (formerly Galleria) so that's what initially draw us to the place. You have several layouts to chose from. 1 bedrooms & 2 bedroom units are inclusive with 5 appliances (dw, w/d, stove, fridge). You have self controlled heat in the winter and a/c in the summer months. There is an indoor salt water pool, community room, Sauna, Hot Tub and gym on the third floor that is shared by both buildings. It is a clean, and for the most part quiet building. When we first moved in our floor was mainly young professionals though the building is a mix of this, students and retirees. Unfortunately where it loses the last star is due to the economy the way it's been more and more students have moved in sharing units and In an apartment building there is such thing as respectful noise levels. (sidebar: not that all students are bad..don't get me wrong higher education is important and I'm fully supportive I'm strictly talking here about the ones who are more concerned with being social than their studies or neighbors sleep/work/living comforts) Our floor in particular has been impacted by this recently and my hope is that come finals they move on. That being said the landlords for this building are amazing!!! I can't say enough about them because you have anything you need to bring up they are there for you. It truly is a great apartment building overall.

I used to live in this building and really miss it. :(…read more I wound up renting from far away so hadn't actually seen the place in person before moving in. Nonetheless, I took a leap of faith and really appreciated how accommodating the Property Manager, Vicky, was. When I got there, the building and unit itself far exceeded my expectations. Craig and the rest of the care-taking team keep this place in tiptop shape. It's so clean and well maintained. The management team is really fantastic and obviously take pride in their work and care about their residents. They even went so far as to cat sit for me when I went out of town and help me lug heavy stuff up to my unit. That's really going above and beyond in my book. :) Even the convenience store downstairs is run by really lovely folks. The location of the building could not be more convenient. My only gripes are that (a) there aren't security cameras in the parkade and my car wound up getting broken into and (b) there was a lot of construction to improve the property and working odd hours, it took it's toll on my ability to sleep. With all of that, if I ever find myself living in London again I will absolutely be living in this building.

Don't expect the property manager in this building to help you or care about you in the slightest…read more Vicky McGraw, is absolutely 100% useless, unless you're looking to rent from her. I had my car broken into in the first week of moving here and she didn't even bother to return my phone call. She's passive aggressive and rather than discussing issues with you (we had to have repairs done to our unit due to water damage from the above unit), she will just shove multiple notes under your door and won't knock. The elevators are absolute deathtraps, and their rules for putting them on service are very arbitrary - if you have to move in you better be able to do it in 3 hours because they won't let you have more than that in one day. But its totally ok if Vicky McGraw puts them on service for hours for herself so she can go up one floor at a time to deliver notices. The lobbies of each floor absolutely reek like garbage as soon as spring comes along because the chutes are filthy. Expect to pay out the ass for hydro (+300/month) because the ancient windows don't keep the cold or the heat out for long. Depending on where your car is in the parking lot, you will have to go through 3 slam lock doors that all open in different ways, so bringing groceries into this place is hellish. Good luck, would totally not recommend. The only good thing about this place is the short walk to the Morrissey House. On a positive note, the facility management people that work for Larlyn and NOT VICKY (Craig etc) are very nice and will help you with whatever, and they do a good job in the common areas. The downstairs convenience store owners are the sweetest people you'd ever meet.

THEY ARE ABSOLUTE CROOKS…read more They'll make you pay to get your carpets steamed cleaned, and your walls repaired once you move out, but then they'll send you a 200-400 dollar invoice a month after you move out, saying that you still owe them money for the "costs they endured in order to return the unit back to original state." In the letter they sent us, they deliberately misquoted the Landlord Tenant Act, leaving out part of the clauses that don't align with their desires. Want to get an issue resolved with someone at head office? Good luck to you because theirs is "not open to the public", despite their address and business hours being blatantly displayed with a simple Google search. You will be escorted out of the building by their unprofessional "paralegal". When you sign your lease with them, they explicitly tell you that you are not allowed to have pets in their buildings - HOWEVER if you want to have them, you will have to pay a fee for it, and if they catch you with an "undeclared pet" they will sue you as per the terms on you sign in their ILLEGAL LEASE. Don't rent with this company, especially not in London. The building on Capulet and Beaverbrook may look nice, but they're a huge trap and its headache to rent with them.

We have heat in one room for months while they drill out concrete for new piping. I measure the noise, compared to heavy traffic all day long all week long week after week after week. OVER 90 decibals usually in the living room. We are retired and you cant talk or hear tv all day long. They come and go propping open peoples doors and give you notices they can enter every week anytime they want and as long as they have permits not one agency and we tried them all, will do anything about the noise or them coming at will anytime. They knew people wouldnt move over the hard winter months and they'd lose no rent $$ doing it now. We are in noise hell all day long endlessly. Drewlo doesn't give a damn about you.The extras they boast of, exercise room and such all closed for construction so you cant even use those to workout or have an escape. The supers are great here at King St. But the super at the sister building you have to deal with at times is nasty to people, not just my opinion but everyone I have ever heard speak of her.. just like Drewlo is. Nasty to good tenants. We had to move everything out of their work spaces for months now. In a one bedroom space it is hell now.I cannot stress how awful living here is now.
