Leasing…read moreoffice mishandles personal property and often times throws out your personal property without notifying you or properly reimbursing you for half of your clothes and severe emotional distress. The apartment we stayed in was in was Lofts at Mill One and it is so bad quality (infested with bugs, damage everywhere, windows not properly installed). Not to mention, the apartment started construction at 7am right outside our room which lasted for about a month even though we asked them to move it to the normal working hours of the day, the workers still decided to come as early as 7am. Things constantly broke and when we would reach out to maintenance to fix it, they would takes weeks to even fix a ceiling light. The apartment itself did not reflect the high rent of quality we were paying, it was honestly a scam and the amenities are not worth it (gym is very small with barely any equipment). Most of the Brady Sulllivan apartments that we have toured are like this unfortunately. Leasing office is also unprofessional when in correspondence with their residents. Believe reviews that are consistent about how slow maintenance is, or how bad parking is especially when it snows and you come back at work at around 5pm and they're telling you to move it two blocks away from here. Do your research and you will see similar reviews about very low quality, high rent, bad maintenance, and serious unprofessionalism. The leasing office says "everything is clearly stated in the lease and our rules are there to protect residents", it's up to you whether you want to live here but honestly I wish I had done more research and saved myself a year of giving Brady Sullivan my money. There are better apartments than staying at the lofts. Be smart and find the quality you deserve to stay in elsewhere.

Negatives: 1. Ventless dryer - will not dry your clothes, you have to use a hack, which I will no go into here. 2. No heat in the bathroom. 3. Have you always dreamed of living in the infield at the Indy 500? 875 is the place for you. Mostly Harleys and cars with holes in their mufflers to make them sound like a hot rod. It is quite literally uninhabitable for that reason alone. 4. They zapped me with a $400 late fee because I forgot to set up my online rent payment the first month I lived there. 5. They charge YOU, the renter for cleaning costs after you move out. Who does that??? 6 They claim there was a stain in the bedroom, which I honesty cannot imagine what they are talking about. They are charging me $745 to replace the carpet.

The…read moremaintenance people are always pleasant, very understanding and helpful even if the task is a simple one. They never make you feel like you are bothering them. The time from when I write the maintenance request until it is taken care of is almost always the same day and many times within a couple of hours. The property outside is also well taken care of. In the winter, I have never had to worry about the snow and ice. It is always taken care of. They provide doggy poop bags around the property and they have a dog area where the dogs can run around. We don't have any dogs, but there are many here. We have never felt unsafe because they are always on leashes. The residents are also friendly and kind. The property manager is also very helpful whenever necessary. We just renewed our lease for another year and plan to be here for a long time.

The "convenient" location is a LOCKED gate (by Carisbrooke) to the many stores and restaurants that abut the property. "On-site maintenance" is one man who is shared with multiple locations and lives over an hour away. And ... don't call after 4:00 - it's never an emergency. The heat is shut off April 1st, and the Air is shut off on September 1st-weather isn't a factor-it goes by the maintenance schedule. So on those 80 degree September days - no air - you need to go out! General cleaning for this 100+ unit building is done by one person only Monday to Friday. No matter the weather, you will walk into 3 "wet floor" signs - the residents move them for walkers, wheelchairs, carts, etc. Common halls are vacuumed once a month, glass doors and elevators cleaned mostly once a week and common trash at entries are overflowing by Saturday. You will walk thru trash on Monday morning getting to your car. The interior common windows have NEVER been washed. The fitness center is a room, with posted hours, no restroom or access to water (most of us pay for a gym). The TV is not connected to service. The resident function room and the common bathrooms are locked to residents the game room and library have been removed. For $75 per month you get under cover parking. Most residents park there M-F after 5:00 p.m. and all weekend for free. If you pay for a spot , it's your job to ensure someone in your spot is towed (that is not a maintenance call or an emergency). The property manager does park closest (because they can easily slip out the back door to avoid the residents) - that spot is not available to lease. The building is externally secure, however, any correspondence from the property manager (which oddly is more than a couple times a month) will be taped on your door. Its an easy way to tell which apartment has no one home. The security cameras are used against you ie.- "break down the box, you're on camera", etc.) Because everything is locked after office hours, there is no community - you walk in, go to your room and leave when you want to have fun. Essentially, you pay adult prices and are treated like an impoverished child!

The neighborhood had significant issues, including a major drug problem. Police frequently came to the building to bust dealers, and packages were constantly stolen due to the lack of a secure delivery system. Management's only solution was to put up flyers of the culprits caught on camera, which did nothing to prevent further thefts. The building claimed to have a strict "no pets" policy, but nearly everyone had cats or dogs. This rule seemed to depend on whether you had a lenient landlord. However, if you tried to keep smaller pets like rabbits, hamsters, or ferrets, you would be charged extra or fined daily until you got rid of them. The hallways always smelled like weed, and there was an ongoing bedbug problem that simply moved from one unit to another. When our neighbors moved out, the bedbugs spread into our apartment. Even though our unit was treated, the landlord did not compensate us for the hotel stay we needed or the brand-new couch that was destroyed during the treatment process. Nothing was done for the building as a whole because each unit was individually owned, and all owners would need to agree to a building-wide treatment plan. This meant the infestation continued to spread. While the building offered on-site laundry as a supposed perk, the reality was less appealing. The washers and dryers were small, and each load cost $2 to wash and $2 to dry, making it inconvenient and overpriced. Our landlord, in particular, was a nightmare to deal with. She frequently threatened to put the unit on the market to pressure us into buying it and avoided addressing issues by claiming she was giving us a "great deal" and that she always left us in peace. After talking to other tenants, we discovered she was definitely overcharging us by $300 to $400 per month. She also refused to cover basic maintenance expenses, like replacing expensive built-in lightbulbs, and ignored requests to fix or replace the microwave. Sure, she wasn't technically obligated to replace it since it wasn't built-in, but after six years of paying her inflated rent and receiving zero attention, you would think she might have the decency to do something so small. She frequently invaded our privacy, often barging in with little or no notice under the guise of "inspections." When we gave her over the required 30 days' notice to move (we gave 60), she guilt-tripped us into letting her into the unit early because she had holiday plans. My significant other had to step in to fix things around the apartment, like floorboards and other wear-and-tear issues, just to ensure we'd get our deposit back. She constantly whined about money, and we were so fearful of losing our deposit that we went above and beyond what was required of us. We were only responsible for patching a holes from hanging pictures, but we ended up replacing floorboards and doing repairs she should have handled. She even had the audacity to try and get us to fix her leaking tub, that was destroying the below units, and her fix was unsightly plumbers putty. Overall, it was a horrible and traumatic experience. Educate yourself on the area, search sex offenders in the area as one is VERY close by..... and vet your landlords. Some were nicer than others. Ours was a nightmare. The only positive thing about living here was the view.
