My family and I recently contacted Bonita Terrace while trying to help my mom find a new place to…read morelive after the passing of my brother from cancer. She had been living with him, so this has already been an incredibly difficult and emotional transition for our family. One of the main reasons we were interested in Bonita Terrace was the location, since it would allow my mom to live close to me while still maintaining her independence and possibly share a place with my sister as well. Initially, I spoke with Cassandra, who was kind, helpful, and informative. She let us know there was a one-bedroom unit becoming available soon and possibly a two-bedroom in the future. Since my mom's income alone would likely not qualify her, I asked whether either myself or my sister could co-sign for a 1-bedroom, or whether my mom and sister's combined income could be used to qualify for the 2-bedroom unit they planned to share. Cassandra took down my information and added us to the waiting list. Unfortunately, my later experience with another staff member was completely different. I simply called to clarify whether combined income from multiple applicants would be considered for qualification purposes. Instead of answering the question directly, she repeatedly responded with "we can't discriminate" and implied I was asking them to treat applicants differently, which was never the case. I fully understand that all applicants must meet the same requirements, including background and credit checks. I was only asking a basic question about income qualification for two people applying together for a shared unit. The conversation became unnecessarily hostile and dismissive, and I left feeling uncomfortable and discouraged. Families looking for housing are often already under stress, and a little empathy and professionalism can go a long way. I appreciated Cassandra's kindness, but the later interaction left a very negative impression. I normally do not leave negative reviews, and it's possible my experience was unique. However, I felt it was important to share because communication and compassion matter, especially when families are navigating difficult life situations and trying to find stable housing for a loved one.

I have visited this community since the 90s and let me say the grounds the maintenance is A1. Management office staff has a lot of negative reviews as I read through and there is a lot of turn over clearly. But to highlight the pros of living here. Grounds are clean and pet friendly. The renovations are at stunning. The upkeep of the maintenance is fantastic. It's close to the Claremont village and very convenient to alot of shopping, food and entertainment. The maintenance is friendly and takes care of everything. My favorite is the landscape and desert theme kept throughout with a mix of lots of trees and grassy areas. 10/10 review for maintenance team and the hard working staff that upkeeps this beautiful community.

I would not recommend living at this apartment complex. One of the biggest concerns is the lack of…read moresecurity. There is no fence around the property and no security cameras, despite ongoing crime. A lot happens here. In just one week, a car was stolen and another resident had their catalytic converter stolen. A lot of other incidents happen. When I was considering moving in, the manager told me the police "take good care of us," but I knew she wasnt being honest. I recently had clothing stolen from a washing machine in the on-site laundry room after someone appeared to tamper with the machine. When I reported it to management, I was essentially told there was nothing they could do. The response felt dismissive, and there was no concern for what had happened or for preventing it from happening again. If resident safety is important to you, I would think twice before signing a lease here. Management is more focused on filling units than addressing the ongoing security issues affecting residents. We're not even allowed to have cameras at our doors or inside!! There is no concern for us. They'll try to make up for their lack of security by taking care of most maintenance and repairs but if you care about your belongings, don't move here.

The community itself is beautiful and relatively new, but living here has become increasingly…read morefrustrating. My biggest concern is that management does not seem to communicate consistent rules to residents. When I first moved in, I was told there was no limit on the number of pool visitors, that the lounge could be used without a reservation as long as it was not already reserved, and that the courtyard was a common recreational area for residents, adults, and children. Last month, I went to the office and confirmed these rules again. I was given the same information. Before sending invitations for my 11-year-old son's birthday party, I specifically asked the office one more time whether anything had changed. I was told the rules had not changed. Based on that information, I invited his classmates and their parents to our community for a small pool party. We intentionally chose a Tuesday afternoon from 2:00-6:00 PM, when the community is normally quieter. There was no loud music and no disruptive behavior--just 11-year-old children celebrating a birthday. Some of the parents who came are homeowners and some are renters, and I was actually proud to show them our beautiful community. Then, at around 5:30 PM, a manager came over and told us that there were too many people. We were also told that if we wanted to use the lounge to play pool, we had to pay to reserve the lounge for at least one hour, and that children could only use the courtyard if an adult was present. If these are the actual rules, why was I not told this when I specifically asked multiple times BEFORE the party? Is the policy based on the actual written rules, or does it depend on management's discretion that day? What made the situation even more embarrassing was that the manager approached me about this in front of my family, friends, and guests, putting me in an extremely uncomfortable and humiliating position. I was also reminded afterward to make sure everything was cleaned up and the trash was thrown away. The way this was handled was extremely disappointing and showed very poor customer service. Everything Comes With an Additional Fee The community is beautiful, but it increasingly feels like management is focused on finding ways to "value-add" and charge residents for everything. For a two-bedroom, two-bathroom apartment costing around $3,000/month, residents also pay approximately $100/month for an additional parking space, plus insurance, water, trash, and other community-related charges that can easily add another $100+ per month. There are also frequent food trucks and other activities that often feel more like opportunities to generate additional revenue than resident benefits. I paid $50 for an additional apartment key fob for my 11-year-old son so he could conveniently access the courtyard and lounge. The office was very quick to collect the $50, but nobody explained that children might need a guardian to accompany them when using these amenities. The swimming pool was also closed to residents for approximately two weeks, yet the community fees were not reduced. Even Edison has recently provided residents with a credit because of the extreme heat. Parking Is Another Major Problem Having family and friends visit is extremely difficult because visitor parking is often completely full. There are only a limited number of curbside parking spaces, so people frequently have to wait for a spot. On top of that, street sweeping takes place every Tuesday morning until 2:00 PM, resulting in many cars receiving tickets. Honestly, living here has made it harder to have friends and family visit. People simply do not want to deal with the parking situation. Beautiful on the Outside, But Many Details Feel Poorly Thought Out The community looks beautiful, but some of the construction materials and design details do not feel particularly high quality. One positive thing is that residents can submit maintenance requests through the app, and maintenance staff generally respond and come out to fix issues. However, there are so many restrictions. Even placing a simple doormat outside your front door is not allowed. Because I have children, we were placed in a first-floor unit. Every week, dust and large amounts of leaves blow onto our patio. When upstairs residents wash their balconies, the water drains directly onto our patio. There is not even a proper gutter system to prevent this.
