Michael handled every issue quickly and strategically, coordinating between the lender, escrow, HOA management, and the buyer's side with total clarity. Throughout the process, he kept me fully informed, protected the value of my sale, and made sure every detail moved forward on time. What stood out most was that Michael never pushed for the easy route. He advocated for me, maintained pressure when necessary, and always explained both the strategy and the reasoning behind it. His negotiation skills were exceptional, resulting in a strong offer well above the list price. To make it even more amazing, this was achieved during the slowest time in the market: November/December! He created excellent leverage for buyers exactly when it mattered, turning an unprofitable sale into a very profitable one! Every part of the sale was handled well. His preparations for listing, pricing recommendations, marketing strategy, and buyer communication were spot on. His team was insanely responsive, organized, and proactive. Initially, she was tough to communicate with because she is very particular about what she expects from her tenants. However, after living there for so many years, Rosemary and I were able to understand each other very well. When you tell her about an issue, she will want to know every detail about the occurrence and will send help immediately (she has connections to many repair specialists) to resolve the matter. Furthermore, as long as you keep the place clean and she don't get receive any complaints from the neighbors, Rosemary will not bother you, and you'll be able to live very peacefully. Moreover, the monthly payment must be paid promptly. Overall, she puts a lot of faith and trust in the tenants she chooses to take care of the home. Lastly, Rosemary is a great person. She has a very keen sense of humor, and is a warm, kind person under her hard exterior. Being a young, college student at the time, she was very understanding and gave me a lot of good advice in many areas. She really wants the best for her tenants and hopes to keep a good relationship with them moving forward. I would refer any future prospects looking for a place in San Diego to Rosemary!

Rosemary has broken english, but I have never had a problem understanding her english because she speaks clearly. Her emails may not be "professional" in the sense that she, again, has broken english, but I feel it is unfair to judge someone on their accent or writing abilities if they are still able to communicate effectively, especially if they weren't born here. I still live in San Diego and Rosemary has told me she is happy to be my landlord in the future. She even offered to help me find a new place, and I appreciate her kindness. We have had a good business relationship and I look forward to doing business with Rosemary in the future. Rosemary is tough on renters who create drama, so if you are inflammatory and unprofessional when you interact with her, she will not put up with it. However, if you are polite and act appropriately, you will not have any problems with Rosemary. Due to the one-star review previously left by Celeste S, I felt compelled to write a counter review, especially because her review actually states my name, as well as others. I find it very inappropriate and passive-aggressive to air out your dirty laundry for a Yelp review. I hope that while you consider all reviews on Yelp, that you would also consider the source. This is exactly why I think Yelp doesn't work for smaller businesses with owners who dont use Yelp consistently, it can hurt their business with disgruntled people, while the owners are not even aware of it due to a generation gap.

I met him through a trusted…read morefriend, and I was impressed with his level of knowledge and the amount of data that he had about the market. I was interested in selling a family member's condo who was moved into assisted living, and had not maintained the property; the family wanted to sell the condo as is, since we were not in the position to put in the time or money required to sell at the market rate. Obviously, making informed decisions is the most important part of selling a home. The condo needed to be sold in a short period of time, and Rick suggested listing it as an investment property to best meet our needs. Rick had previously helped sell a home in a very similar situation, and I trusted his guidance. Rick went above and beyond, to ensure the property was listed with the best possible description and photos. Before listing the condo, Rick suggested cleaning out the clutter and garbage that was left in the condo to get the best offer possible. When there were concerns about how the property looked inside, Rick offered to remove trash to improve the showing- who does that?  But this just speaks to his commitment to making sure we were well taken care of. He listed the condo, and had two offers immediately; he discussed the pros and cons of each offer with me, and I took Rick's suggestion, leading to a straightforward cash sale, and quick close of escrow. His cool, calm mindset kept my anxiety low and gave me the confidence he would get the job done - and he did! First meeting to close of escrow in 3 weeks! I have bought and sold properties before, and I can honestly say that Rick was ALWAYS available for me to answer questions, and ensure agents were able to tour the condo. Rick made me feel at ease with the whole process, and demonstrated empathy and compassion for the challenging situation I was dealing with. Rick's responsiveness was incredible. If he didn't pick up, he always called back no longer than 5 minutes later, or if I texted him a question, he would often respond in 2 minutes or less. Seriously. I was selling the condo as is, and time was of the essence; Rick understood the current market, and understood the price needed. The delivery of the information was straightforward: present the info and talk about pros/cons/strategy for moving forward. He really cared about our family, and needs in a difficult situation - I felt like he looked out for me and had my best interests in mind. I truly appreciated his input and relied on it heavily. This is an invaluable quality to have as a service provider and not everyone has it. It's easy to push paper and get the signatures, but Rick is really focused on making sure people are satisfied through the process and with the outcome. But as you can see, based on the above, Rick went above and beyond (as I'm positive he does with all of his clients) and truly made me feel like I had a partner throughout. Rick Sauer is AWESOME! He made the selling process so easy and helped me understand what was happening every step of the way. Rick Sauer will work with you to make your desires a reality. Rick is also very well versed at dealing with other real estate agents. His promptness, knowledge of the market, strategic mindset, kindness, and good energy made a potentially chaotic sale process simple. I just happened across the review by "Mo F." and would like to set the record straight…read more I am the owner of this apartment, which serves occasionally as my private residence and is furnished with custom built-ins, Kreiss Collection upholstered pieces, West Elm glass table and Breuer-style leather dining chairs. Upon move in, Mo commented on the superior condition in comparison to places she'd seen, saying she would take good care, as she was a landlord, as well. At one point, I had the unit offered for sale, but soon observed that it was not in acceptable showing condition, although I had extended a generous rental concession to the tenants to cover any inconveniences. As it was obvious that I would not get an acceptable offer, I took it off market. However, I was totally unprepared for the condition in which I found the apartment when the tenants left, in a hurry, to go on vacation. The lease states very clearly that, minus normal wear and tear, the premises are to be returned in the same condition as when rented, any plumbing stoppages are the responsibility of the tenant, and any damages are to be quickly brought to the attention of the landlord. These are standard rental lease agreement terms. What I found was a severely backed up dishwasher with broken glass (which I had paid to have repaired once before), large red wine stains on the living room couch and etched into the Italian limestone flooring, soiled upholstered bedboard, frayed and cut dining room chairs, abundant dog hair over furnishings and floor, missing light bulbs, and a shoddy attempt to cover dirt spots on the custom cabinetry with mismatched paint. There was no attempt at cleaning, and the list goes on. The repairs were way in excess of the $2,900 deposit although, contrary to Mo's assertion, I did return $1,200 to them -- totally undeserved as it was. I am also appalled that she and her husband are attacking Pete Saxon Realty, since her dealings were always directly with me. She even asked, when she said she was engaging an attorney, if their complaint should involve Pete Saxon or be limited between landlord and tenant. I told her clearly that Pete Saxon had no part in the dispute. But, here she is placing blame on everyone but herself, and making the slanderous accusation that agents routinely keep tenant deposits. Although I am a broker, I have kept my license with Pete Saxon Realty because he has twenty-five years of exemplary service to clients and I value his knowledge and integrity.
