The staff is very friendly and helpful. 2. We'd been concerned with the name of the place that it might be filled with political signs (there is a park in Creede that is filled with hateful signage and it was scary, frankly) But there was no evidence of anything political, and everyone we met was nice. 3. We only needed water and electric hookups. They have a few spots like this, which were cheaper and the woman I made the reservation with advised me to wait to come by a few days to save money. The spot was pretty darned flat and, though close to others, worked just fine 4. The spots are shady. Lots of trees. 5. We don't have a dog, but the place is dog-friendly, and people pick up after their dogs well. 6. The women's bathroom was pretty darned clean. One evening there was hair on the shower drain, but they clean in the morning, so no issue. Semi-Cons: 1. The men's bathroom apparently wasn't as well maintained as the women's while we were there. They have 3 shower stalls for the men and just 2 for the women. Two of the men's shower stalls had broken hooks, and one was completely missing a shower head. My husband made due, and I reported the issue to the desk, so hopefully this gets addressed with whoever maintains the men's side. 2. It was extremely muddy when we were there, so we had to watch where we stepped and drove. It would be good if they would replenish the gravel in those areas during conditions like this with monsoon rains. 3. We had two nights with a couple near us running their A/C all night which was annoying. Especially since it was cold outside, like around 40 degrees! They could just open a window? But there's no rule against this. Maybe the noise rule could be expanded on colder nights to cover A/C when not needed? 4. We think blackbirds or woodpeckers ran over our roof every morning and evening for periods, waking us up. No one seemed to know what this was about, and I don't expect them to do anything about it, it was just scary when it first happened and we didn't know what it was. Weird. That's never happened to us before. So, if you hear tiny running sounds while you camp, it might be these ornery birds! :-) 5. The wifi was spotty. I was able to get on a Zoom, but it was a little wonky and on our phones, it was out as much as it was on. Most RV places have this issue, but the other reviews led us to believe theirs was better. Also, not theirs to fix, but AT&T sucks in this area. Better if you have Verizon or T-Mobile from what the office told me. 6. They have a cowboy statue outside the office and they place a radio thingy on it that plays country music all day when the office is open. I used to work in country radio so it doesn't really bother me, but it might bother others, so recommend maybe not playing the radio and let the campers choose what they want to listen to? So, you see, not much in the way of cons. We would go back if they'll have us. Their intent is good.

We were able to watch Netflix on our iPad and use all apps and internet on our phone and didn't experience one issue. The employees here were also really pleasant. We stayed here through 4th of July weekend and they hosted a BBQ on the 4th, ice cream and karaoke and pancakes over the weekend. The environment is really quiet and peaceful. The bathrooms are clean. Gunnison also has sooo much to do and offer especially if you're willing to drive an hour or two to explore Crested Butte, Crawford, Lake City, Black Canyon, etc. We saw a few nearby RV resorts and feel like we stayed at the best one with the best views, amount of trees and spacing between sites. Not that there's a ton of space in between but one campsite down the road looked like even less space. Pine Creek Trail is a MUST do. It's about 30 minutes down the road from the site. We will be visiting this place again.

No dump station yet but they're awaiting permits to build. Store has wood and some treats and medicine. Tom and Tina were wonderful camp hosts. Got last minute reservations on the 4th! Nestled next to a creek that flows into the crystal river the spot is gorgeous. Close to some world class fishing, tubing and water skiing in Paonia Reservoir. Not your thing? Well it's half an hour from wine country where you can visit and do tasting tours of the moment n pop wineries. You're right on the edge of BLM land and national forest. You're 30 minutes from Marble and the world class Crystal Mill hike.

Closest town is about 12 miles away and there are more parks closer to town than this one. We couldn't wait to leave and we booked a premium site! We would not return or recommend. No maintenance and bad management has this place messed up.

Nothing new in them but the price to stay has gone up. The place I stayed in was the most uncomfortable stay I've had since I was overseas in IRAQ for the military. The whole place was very hot and the AC could not keep up at all. Had to sleep in living room on the couch to even stay slightly cool. I was supposed to stay two nights to take care of some family burial stuff and reminiscence on past family gatherings but was cut short because I could not stay in a hot place and get very little sleep a second night. Requested a refund and was but charged a fee to do that. Stayed in town for less price at Wyndham where there was AC and free breakfast. :) Will most likely not stay at BM again unless in cooler months and there are some much needed upgrades. Was disappointed especially after all the years of staying here with so many fond memories with my parents.

Yes, they do have a lot of signs about where your pet can and cannot go, I would say if you plan on having your dog run around this is not the place for you. But they have plenty of spots to go potty, and they're conveniently located across the street from a beautiful trail! Your dog will love walking on that, instead!! Unfortunately, this RV park didn't match the vibe at all. For a place labeled as a resort, it's located in an industrial park and bombarded with "NO" signs - no this, no that - which set a very negative tone from the start. Surprisingly, the owner also runs a dog grooming business, but the park itself didn't feel welcoming to dog owners. That was a real letdown. The positives: the views are great, and each site has water and electric hookups. However, there's no on-site sewer -- you'll need to go into town to dump. There's just one bathroom and shower per gender, though they were clean and well-kept. Overall, it's adequate if you're just looking for a place to park in a beautiful area. But for dog owners or anyone looking for a truly friendly, "resort-like" experience - you might want to keep looking.

Effortlessly beautiful. This is the exact spot where you turn for the long, winding road toward Crested Butte, cutting straight through what is the greatest aspen stand in the world. I haven't been received by the hotel yet, but honestly, based on location alone, it's a future no-brainer. When those aspens go golden in the fall, this area is unreal. There's something magical about being right at the gateway to that drive. For anyone who loves Colorado the way New Yorkers love a great view and a great story, Kebler Corner already earns five stars.

Because we had booked so late, for our four night stay, we were in three different spots 70, 58 and 60. All were very good, but 70-72 are the best with wider spots. Definitely worth the extra cost. We were contacted by email and text as we got closer to our trip, giving us general check in instructions and what to expect, which I appreciated. We arrived after the office closed, but check in was easy with a packet waiting for us just outside the office. This park is well maintained with beautiful scenery and is surprisingly quiet. There were several campsites with dogs, but the owners were good about keeping them quiet. My husband and I walked the park when it cooled down in the evenings and everyone was friendly and welcoming. We even made some new friends who we hope will cross paths with in the future. There is a general store within walking distance stocked with basic non perishable items. The highlight of our stay here was our prime rib dinner at the Ouray Cafe and Restaurant located on the edge of the park. It's a must stop if you're here! We didn't go to the hot spring, but it's a close walk from the park, as is downtown Ouray. This was a great first trip for us and we'll be returning!

We stayed in a cabin, friends were in the motel, and RV park. All within close proximity so we could walk to each others site. While very rustic, they were very clean. Incuded was shampoo, conditioner, soap, dish soap, coffee, dish rags, kitchen towels, bath towels, wash rags and a swamp cooler for air conditioning. It even had a crock pot as well as your basic pots and pans. Full sized refrigerator with freezer. Stove and oven. The motel rooms were about the same, less the separate bedrooms, kitchen and living space. It also has an outdoor pool and a commons area. The owners, Aaron and Brenda, couldn't have been any nicer or more accommodating. It is right off the highway, easy to find. A stream runs through the back of the property offering a scenic view. Would definitely stay there again.

Leave the kids and grandkids at home though, because this is an over 55 RV park and only open from around the 21st of May until the 21st of September.
