If you're looking for a company that turns simple property management into a full-time stress hobby, congratulations: GuestReady may be precisely what you're looking for. They are professional scammer. Think of the sleaziest property agent you ever met and give him a tech platform. They have an entire team dedicated to squeezing money out of homeowners. My experience with them has been a masterclass in how not to run a service business. At one point, driven by sheer exasperation, I wrote to them: "You are hereby notified of the imminent threat of legal action towards your company." That wasn't a mood; it was a logical conclusion after the greatest hits that followed. Here are just a few highlights from the "GuestReady Experience™" -- quoted directly from my email to them: 1. **The Deep-Cleaning Odyssey:** "Upon onboarding, you charged me for 17.5 hours of deep cleaning for a 60 sqm flat. Scam charge. When I raised the matter, you claimed an honest mistake and returned the money." Nothing says professionalism like a 17.5-hour spiritual cleansing of 60 square meters. 2. **Unauthorized Entry -- Always a Nice Surprise:** "You sent repair people into my house, UNAUTHORISED, and messed with my electric setup and tried to charge me for it - until I challenged it, and you again waived the fee." Because who *doesn't* love strangers entering their home without authorization? 3. **Creative Accounting & VAT Fan Fiction:** "You tried to charge me VAT on the price of a vacuum cleaner, then again, claimed a mistake when I pointed out that this is not how VAT works." GuestReady: innovating tax policy one incorrect invoice at a time. 4. **The Miraculously Self-Healing Vacuum:** "My same vacuum cleaner, that you claimed was broken, magically fixed itself when I refused to buy a new one." Honestly, at this point I'd recommend them as faith healers for appliances. 5. **Key Disappearing Act & Worksite Chaos:** "You prevented my contractors from entering the flat to carry out the needed repairs because you had sent a cleaner in the middle of the repair works, and they disappeared with the key for several hours." A perfect blend of miscoordination and inconvenience -- artisanal, almost. To summarise: fees mysteriously appear, then become "honest mistakes" when challenged. Unauthorized entries happen. Basic processes break down. Appliances resurrect themselves upon refusal to pay. And throughout, the burden of proof and energy sits squarely on the customer. I also wrote to them, in another message, that: "You have cost me half a contractor's day... you owe me £250 + VAT." and "This £300 charge is illegitimate and abusive... All £386.40 are to be refunded... Failure to do so will result in immediate termination of this contract." None of these sentences were written lightly. They were written after repeated issues, repeated "mistakes," and repeated attempts to give the benefit of the doubt. So here's my review: GuestReady is exceptionally good at generating charges, confusion, and cortisol. If you enjoy unauthorized entries, constantly disputing invoices, and writing emails you didn't know you were capable of drafting, this is the company for you. WARNING - LANDLORDS AVOID- they will screw you over!!! I wish I'd been warned- please don't choose them, you'll regret it for years even after sacking them! **They offered me money and tried to make me sign a contract saying I couldn't write any reviews about them** - well, I didn't take the money and decided to write this instead- because I want to help any other landlords avoid this horrifying, dishonest, joke and money leach of a company. (Note- their good reviews are not from landlords!!) Here's why I'm warning you against them: This company, Guestready (UK) will cost you an absolute bomb - They charge loads of extra charges on top of what they quote you - my accountant was horrified when we did the tax calcs - they took half of what actually came in from the rental amount! (They normally don't share the full accounts report, but did by mistake and it was shocking) it's basically daylight robbery. They will be impossible to get hold of when you need to contact them (especially on weekends- when guests often change over!!) - they just don't answer the phone and leave you hanging with urgent problems- infuriating. (Some members of the team did their best, but their superiors were a joke.) They will screw you over if your property is burgled by guests under their management- they didn't notice and then did nothing. My very expensive speaker was stolen from my property by a guest (or possibly one if their cleaners) - they didn't flag it to me, even though they are supposed to do checks after each stay. I noticed it myself when I went to the properly a little while later, I had to tell them it was gone. After looking through photos after the cleans with them , we could see when it was taken, but they didn't want to do anything about it then as it was passed their window to approach the guests. (Or they knew it was taken by a cleaner so wouldn't investigate) Then, their insurance they had told me at the start would cover such things, had loop holes not to cover it (of course!!), so I just had to swallow the loss financially, they didn't care one bit. This completely negated the point in having them 'looking after' the place, as they claim to do. Also- if there are any breakages caused by the cleaners or guests, you'll never get them to pay out or refund you a penny- they will always find a loophole. When you finally want to get rid of them, they'll make it incredibly difficult - they'll charge you huge amounts for various things hidden in the contract suddenly, make you pay them for any future bookings that you have to cancel by sacking them, they will refuse to give you the tax information needed for HMRC, be rude, stop responding even more than before and generally make your life a living hell. The listings they create for you are not possible to be transferred into your name, so all the reviews etc you have built up are lost and you have to start from scratch, (they made it so difficult by saying they could transfer them, but making it soooo hard by doing everything they could to not provide the information you need to transfer it) All my bad reviews were due to mad management- not my property, it was all bad communication and bad cleaning etc. Please do yourself a favour and avoid these utter criminals- they really should be taken to court by running such a corrupt and incompetent business (I almost did take them to court, but was I heavily pregnant when all this came to light and I didn't want to start a huge legal battle and a huge amount more stress at that point.) So- that's my take on Guestready - every word is true and it makes my blood boil, still now, to think how much money they took, how difficult they made my life and how much stress they caused. read more

Firstly, I do not commonly write bad reviews as I tend to give the benefit of the doubt to good faith actors. I understand that mistakes can occur from time to time and try to be understanding. However, every once in a while, you come across a company that acts in such bad faith that it warrants a detailed explanation and warning to all other potential victims. Guestready is such a company and I cannot advise you strongly enough to stay away from them. I will break this review into numerous parts to explain this: Note that this is from the perspective of a host and not as a guest. Misleading advertising The first point to make is that their reviews are horrible. I flagged this to the team before onboarding and they reassured me by sending their Trustpilot ranking. The issue is that the Trustpilot rankings are usually from GUESTS and not from HOSTS. Please do your research and read the substantive review to see what hosts are saying about this company. Extremely predatory contract Guestready's contract is mind bogglingly predatory, but they manage to get away with it given that people typically don't have the time or care enough to pursue them in court for relatively small sums. The first point to note is that Guestready do not have an obligation in their own contract to inspect the state of the property after each guest leaves. In my property, as a result of poor guest behaviour, my carpets were ruined, my blinds broken, and marks were all over the walls. Guestready did not inform me that this occurred. I only found out when I returned to my property a month later. Upon requesting that these items be fixed or compensation be paid to fix these items, Guestready merely offered a carpet cleaning service and refused everything else on the grounds that they are not responsible for any damage. The issue here is not about responsibility for damage, but to inspect the property adequately following each stay by a guest. If they had done so, this would obviously be claimable under Airbnb's insurance, but according to Guestready, this does not fall within the remit of their responsibility. They even had the gall to suggest to me that AirBnB only has a 14 day window to claim for any damage, as though it is not THEM who is responsible for informing me that damage had occurred in the first place?! It is mind boggling to suggest that an Airbnb management service would not have responsibility for ensuring guests did not damage the property, and yet Guestready does precisely that. I have rarely in my life seen such levels of bad faith from a company. Lack of clarity with fees In addition to their dedicated app not working half the time, fees are exorbitant. I was charged over £120 to replace a fire alarm, and also charged over £200 for cancelling a booking that was made 2 months in the future. To suggest that I can be charged for cancelling a booking on my own property is madness. I could go on longer, but the point is this: do NOT, under any circumstances whatsoever, trust this company with your property. Do not be fooled by the menial welcome offers or marketing spiel, this is a bad faith company that charges exorbitant fees and does not fulfil the basic expectations of a managing agent. When challenged on this point, they hide behind their extraordinarily predatory contractual clauses to avoid liability. Heed this warning - stay far far away. read more

I paid for a month long rental in London thru GuestReady. As I was heading to the airport for my flight to London from the US I got an email from Guestready informing me they were canceling my reservation due to "scheduling conflict". This was after they had sent me an email the day before with instructions on how to access the rental. Since I was unable to book another rental, I ended up canceling my trip. GuestReady did refund my payment but if they were a dependable company they would have located another rental unit even if it meant a loss to their company. read more

We rented an apartment in Porto for 4 nights. On our 3rd morning the boiler broke. We had no hot water and water was flooding out the top of the boiker. We phoned at 7:30am - they said someone would come round. We had a trip booked so went out for the day. Returned to the apartment to find no hot or cold water. I phoned the company and dispite the agent saying they would solve the issue nothing happened. It is now 20:30 I have phoned 3 times and the issue is not resolved. read more

We booked with GuestReady for a stay in Fitzrovia, London. As it was a heatwave in London (this is July), the air conditioning was a much-needed addition as it's rarity in the UK! Once the keys had been delivered, we discovered the apartment was halfway through building work, ladders, plaster and tools everywhere! Attempted to charge fees twice, undisclosed fees, and poor management of my property. 1) They double charged me a fee of £200 for organising a handyman to repair a cupboard. It was only because I reviewed my statement that I caught it, and then had to have a lengthy exchange for them to review it and ultimately refund it. 2) They have this morning, without warning, invoiced me £1,264. Hence why I can be bothered to write a review. 3) The core of their work, managing my property on Airbnb, they have done poorly. A property which when managed myself averaged 4.9 from 20 stays at c. £115/night, has with them averaged 2.5 and for a rate of c. £68/night. read more

They are really bad property managers, my occupancy rate fell from 95 to 50%, and the worst is that they always find something to repair where they managed to overcharged you. Ie toilet leak you need to change to toilet, I had to send my own plumber... On top of that, when you send an email, there´s always another person that replies and nobody knows what is happening. They don´t care about your property, or doing a good job. I regret joining them and it costs me a lot of money on top of the damages of the property that I now have to fix. DONT USE THEM. We booked a 4 night stay through GuestReady.com for Paris in June 2023. Although we had multiple emails from GuestReady that our rental was confirmed- and after we submitted the requested identification- and the website confirmed we had successfully submitted everything, we still didn't get the required code to allow us to pick up the keys. They emailed us to confirm everything was in order and that they would email us 48 hours before checkin with a code we needed to get the keys - but the email never came. When we arrived at the place to pick up the key (Ibis hotel nearby) they could not do anything to help us without the code. We called and were on hold for over an hour until finally being given a code to get our key. The apartment we rented was 'as advertised' on the website, and once we had access to the unit, everything was fine. read more

Since August 23rd, this company has left my flat with a broken window and shattered glass, it's been over 2 weeks, and nothing has been done. Now that I want to leave them for terrible service and putting the guests and myself at risk, they're charging me £1200 penalty without apology since apparently I'm contractually obligated to stay with them despite the fact that they've ruined guests holidays and wasted my time by not replying to my emails or phone calls. (My review is specific to Dublin Ireland but couldn't find their Dublin page). Really disappointing company. Most of the reviews here are from guests and not landlords. We own a house in Dublin and rented it out through Guestready. They do less than the bare minimum and cash in on your rent's money. By less than the minimum I mean, we had weeds all over the garden after a couple of months. They didn't always bother taking out the trash, there was broken junk in the garden that they had just left here for over a year and we had some stuff disappear (that's not necessarily the end of the world; it's bound to happen for an airbnb). There was no response SLA and we often had to wait 5 days+ to get a response to our inquiries. They often didn't bother turning off the heating and so we'd end up with 600 euros+ bills. When we took the house back, the heating was on when we got in. Also, their so called adaptative price algorithm is junk. They were surprised when I told them we should bump up the price for St Patrick's day in Ireland Dublin. We were consistently renting a house in the city center way under market value during most holiday events. These kind of properties go for 800+ a night during events. Now cherry on the cake, what they were doing in Dublin was very misleading to landlords. There's some regulation where you can short term let your residence if it's your primary residence but they mention that it's fine if this isn't your primary residence as long as you rent it over 14 day periods. That's just not true according to the city council rep we had on the phone. We got multiple letters from the city council asking that we stop our activity but these were never forwarded to us after over a year and a half. I had to spend A LOT of time on the phone explaining the situation to get out of a 2500 euro fine. Once I got on the phone with the city council, they confirmed that the only two ways you can short-let in Dublin Ireland is with a planning permit or if it's your primary residence. Another thing worth mentioning, we eventually stopped our partnership and had "guests" keep showing up after we asked for the bookings to be canceled. Meaning we had guests show up when the house was empty and there was no linens. There's loads more but probably to long for a review; This is the service we got for roughly 15k a year. Seriously, if you're a landlord thinking of renting through them, I would advise to stay away. read more

Please do not use this company. It's run by a bunch of amateurs. I'm a host, currently have a beautiful property live on AirBnB and Booking.com. Given that I am really busy and do not have time to manage a short-term-let, I turned to looking for a good short term let agency. GuestReady popped up as an agency to investigate and it's one of the WORST business decisions I have made. The company is run, at best, by a skeleton team of staff. It's badly run and they do not response to customers. My property, which has had £10k worth of investment bringing it up to scratch last year, has been mismanaged by GuestReady, which has resulted in a 1 star review and lack of 'care' towards customers. Their Co-Founder and CEO (look him up) is not interested resolving OR responding to complaints and clearly does not care about end-users (travel consumers) or his direct customers (property hosts). I've had issues for months now... Poor communication, they withhold hosts money and delay payouts - rather shockingly, they make unilateral decisions regarding host properties. To be clear GuestReady is a software and hosting company, they do not own any host assets - these are owned by private individuals. In future, GuestReady should seek approval for decisions by the property owners. The issue: a couple booked my property and we unable to access the property as GuestReady did not send any entry instructions or follow-up communications. As I do not hold the guest relationship, this is held by GuestReady I was unaware of this situation and they continued to lie and filibuster - until the truth was exposed by a guest review... unfortunately that meant I lost out on £700 worth of bookings and received a 1* review. After many, many emails and being continually ignored - I was pointed towards the UK Country Manager at GuestReady and he suggested it was my problem and not nothing to do with them. His remedy was "pick it up with AirBnB, 'Cheers' ". GuestReady's reply to me was "it's down to AirBnB, not GuestReady". I would give them 0 star if that was possible! I am soo disappointed as the company was recommended by a friend as being professional but I guess it is all down to which person handle your call! I just got off the phone with a lady called Sophia Savizon and she is the rudest person I have talked to in long time ! Basically she would NOT present any of the services they are offering or their concept but just kept talking about the price they are going to charge when my prime concern was trying to understand the type of services they are able to provide !! She wouldn't listen to me and would cut me off saying that she was off work and " didn't have time for this call now "  well why would you be calling ME if you don't have the time to properly do your job!! They may get their hosts high rental prices but the picture is completely different for the guests. We found them very unprofessional and with no regard for the guests' safety. We stayed in a 3rd floor flat in Edinburgh - NO SMOKE ALARMS! Only 1 central staircase to get out. They hadn't tested the fridge - it didn't get down to a safe temperature (even on max). Thankfully we found that out from milk going off before we gave ourselves food poisoning. This flat should never have been passed as suitable for rental by GuestReady!! They were even unable to provide a new toilet brush (found broken on arrival) within our week's stay. And as for the Edinburgh rubbish strike which was on during our stay - GuestReady were totally unable to provide an alternative for rubbish collection. That is despite rubbish from commercial holiday lets being commercial rubbish by law, and unaffected by that rubbish strike. We took 90% of our rubbish home with us (GuestReady told us to dump it all on the street!) That is not the way to finish a holiday. I could go on further, with other things wrong, and don't let me get started on the outrageous terms and conditions, but that is enough for now... If we are paying stupidly high prices (which we were, as GuestReady certainly know how to maximise income for the hosts) - we expect good, and safe, accomodation and great service. We are a couple visiting London from Los Angeles. Guest ready neglected to send any instructions on how to access our accomodations. After having a reservation for months they hours before we were due to check in requested a 500 pound security deposit. Their website was not functioning to accept our cards, the customer service department stated they could not take a card over the phone, and refused to provide any information on how to access the unit without a security deposit requested at the last minute that we couldn't actually pay because their website was not working. No managers work or are available on Sundays to resolve the issue. The situation is beyond absurd and this company clearly incompetent. read more
