In my opinion, dealing with Chris Niland cost us the house of our dreams. Failed to meet deadlines and commitments - did not return calls - with no follow thru from Guaranteed Rate - they made a stressful situation so much worse. And yes I am well aware of what is going on in the market and how many people are refinancing. While I appreciate all of the above - I need someone in my corner who keeps commitments or if they can't, gets ahead of it and communicates - someone who understands a business interaction from my perspective (as the customer) - its how I treat my clients. I'm also a big boy - and understand that we might have lost anyway - but the broker we used is on the same team as the sellers broker (though was my buyers agent) and she told me we were fine on price - it was the conditions (e.g. financing). FYI - My FICO and major credit scores are all in the 800s. Update March 26, 2020 I called Guaranteed Rate customer support at their request in response to my review. Was told my case was reviewed by some mysterious higher ups - and that they had discontinued offering pre-underwriting. I asked as of what date. They didn't know. So I asked why I could be told that on 1/29 and Chris Niland not only didn't notify me - he ignored me until I chased him down. Customer Support promised me an answer end of day today. Silence. In my opinion, this is exactly the kind of sleaze that led to the 2008 housing crisis. Looks like I am going to have to file a complaint with the Massachusetts Division of Banks who issued these clowns their license. read more

I give three stars, and not fewer, because of Rick Waldron and his fantastic work. Rick was reliable, creative, very personable, and worked so very hard to help my husband and i obtain our first mortgage, on shaky ground, with moderate income and not great credit. Rick went above and beyond for us. Unfortunately, the underwriting policies and other staff working with him made clear to us that our possible loan was pennies to them, that we weren't worth their time or effort. I realize now that a big lender really isn't the right place for people in our situation. They'll eat you up and spit you out. At one point, they actually told me that I had to provide confidential client information (confidential per HIPPA laws) in order to back up my mileage log, that they also requested. Once I realized they were actually asking me to risk my livelihood to obtain, the loan I wouldn't get if I ended up losing my job... I decided to cut bait. We went with a small credit union and got a fantastic loan with a significantly more manageable payment and rate than we were offered with Guaranteed Rate. They weren't working with great circumstances- this is our first home, we have moderate income, a ton of student debt, and marginal credit history. But the way the staff handled us, we felt like second class citizens. That is, with the exception of Rick. read more

I just refinanced with Guaranteed Rate and am thrilled with the outcome and the process itself. With the current trends in the market my RE agent suggested I call Kevin which I did. Kevin was so absolutely clear on all the options, of which there were several. He knew the trends of the moment and suggested a I lock a rate that day. Good thing, as they went steadily up after that. The process also was very clear. Sara in the office was very helpful anytime I had a question. Additionally, Austin is extremely knowledgeable and will give his honest expert opinion. You can trust him. Lastly, he has an excellent team that legitimately made the closing process seamless. Erin (Austin's assistant), Nick (the montage consultant), Stacey (the loan coordinator), Margaret (the closing coordinator), Ali Alavi (the attorney), and the underwriter and the closer are the A++ team. My real estate agent asked me to consider to use her team and her attorney, and I'm so glad that I didn't. Austin's team communicate extremely well together, working efficiently and effectively to get the job done. My attorney Ali Alavi, who Austin referred (and I stalked his reviews haha) actually made the closing process on the final day the best part. He's extremely good at what he does and my fiancé and I had many laughs along the way signing all the documents. During the closing process I even went out of the country twice and in proceeding to felt very confident that the ball would rolling forward with this process and it did. I couldn't express my gratitude enough with Austin and Ali Alavi. In working with Austin and his team I felt like I was in the best hands. Kudos to this team! I've done 3 refi (2 for my previous home and one for the current one) as well as a purchase of the current home through Guaranteed Rate. Indy came highly recommended by a colleague and I can not say enough good things. He is an absolute professional, really knows his products and provides the best option given any situation. For my second refi, he actually reached out to me to let me know that the rates had dropped and it would be a good time to refi. I would use them again in a heartbeat and recommend him to anyone that asks. For this last mortgage, almost the entire process was digital. Chris Niland was amazing from start to finish. Helped us get our FHA loan and closed the deal in under 25 days. We were brand new to this process and he patiently walked us through everything. I've heard horror stories about how much of a nightmare it could be and it was the opposite. Ended up getting a better rate and he got my another 7k off of my closing costs. The whole team was prompt with follow up and we couldn't have asked for any better service. They really care about the customer and made sure we were taken care of from day 1 until the day we closed. They even called a week after to check in to make sure we didn't have any more questions or needs. Will use again and recommend to all of my friends. read more
