(For example, better quality windows, flooring, cabinets, faucets). -I rarely see my neighbors but when I do they are friendly. Many are students or young professionals. You can hear noise in the hallways/stairwell but not in the apartment itself. -There is TONS of storage space. I have a lot of cookware and bakeware and there is plenty of space in the cabinets. The stoves are easy to clean and use gas, which are much better if you are a serious cook. -My walk in closet is huge. There is plenty of room and shelving for storage, not just for clothes. I can even some small furniture/bookshelves/desks in the closet. -Great location. Tons of restaurants nearby and bars (Murry's, Taphouse) and Hyvee is right across the street. Takes me about 5 minutes to drive to downtown. -There is a security entrance where you must enter a code to get in the building. The neighborhood itself is very safe.. Green Meadows road is a great family friendly area. I regularly take walks at night on the main road. Overall a very ideal and safe living situation for a younger female living alone. -The apartment manager (Twila) is extremely professional, friendly, and resolves issues very quickly. She has been a pleasure to work with. She checks her email constantly and notifies tenants of inspections or any news by email. Utilities and internet/cable are included in your rent so paying your bill is extremely simple. Much easier to budget. Really the only drawback I have found living here is the lack of an in-unit washer/dryer. I take clothes to the neighboring Lilypad Laundry (a very nice laundromat) but obviously it would be more convenient to have them in the apartment.. other than that this place has been perfect for me. I thought U-Place was going to be a great option because it was affordable and close to both downtown and campus. For some context, my lease started the summer after my freshman year at Mizzou, and I stayed in Como to gain residency. I am originally from Wisconsin. The weekend I moved in, my boyfriend came to help me get settled. Upon move-in, the condition of the apartment was disgusting. It did not look clean at all. There was grease caked onto the walls in the kitchen, the vents were covered in dust, and the window in my bedroom was decaying and duct-taped shut. During the first weekend, I saw multiple roaches in the kitchen and bathroom area. I immediately emailed management and asked them to send an exterminator. I also sent them a picture of a roach, and they assured me that it was only a waterbug. However, a waterbug is a type of roach. They replied saying an exterminator was scheduled and said, "The previous tenant did not make us aware of this issue." In the meantime, I bought my own roach traps to set up. While installing them, I found previous roach traps that I had not placed myself, which immediately raised some alarms. Prior to the exterminator coming, the following weekend after I moved in, my parents drove down from Wisconsin to bring me some more belongings and help me get settled. They, too, were horrified by the condition of the apartment. They immediately spent over $200 on cleaning supplies, and my mom and I spent two full days scrubbing every wall, vent, baseboard, etc. During this process, we found several more roaches of all sizes. We found a few in the shower, and at that point, I decided to shower at my gym for the time being. My parents were concerned for my safety and went to management themselves to talk to Chris and Doug. They said they would send cleaners in again and assured my parents that they would take the proper measures to help solve the problem. Doug also told my father that the building was likely getting torn down. This raised even more concerns as to whether meaningful improvements had actually been made or would be made. My mom was concerned and contacted a local attorney to seek advice. He told me to reach out to Columbia Neighborhood Services and file a report. Prior to the exterminator coming, I also did an internet deep dive and found Reddit posts and reviews dating back to 2005 stating that University Place had roaches. Finally, the Monday after my parents left, the exterminator and maintenance guy came into our unit to service it. I had many questions for them, and as they answered, I noticed several discrepancies. I asked, "Can roaches travel from unit to unit?" They both replied that no, that shouldn't happen. However, about ten minutes later, they explained that in the past they had situations where they would spray one unit and the roaches would migrate to the unit next door. Then they would spray that unit, and the roaches would go back to the original one. They also blamed the problem on the fact that a lot of foreign exchange students live in the building. They said they were used to conditions much worse and that they didn't understand that these students had the right to contact management to send in an exterminator because they thought they were going to get in trouble. If that is the case, shouldn't they be educating these foreign students about their rights and making sure they know they can report these issues? Lastly, the maintenance guy and exterminator said that they were servicing seven other units that day. The exterminator also said that there was no set extermination plan, but that he usually comes around 20 times a year as needed. I asked if our unit had been serviced in the past. They said definitely not, and that if it had been serviced, it had been well over five years ago. This conversation felt very off to me. They were overly friendly, and I personally felt like I was being played for a fool because of my young age. After they left, Columbia Neighborhood Services contacted me back. They explained that they had gotten reports from University Place previously and had talked to management. They said management had informed them that my unit had actually been serviced two months prior to me moving in in May. This was the final straw for me, as I now felt that multiple U-Place staff members had lied to me. I wrote a letter requesting termination of my lease and threatened legal action if necessary. Thankfully, I was able to find new housing and get out of my lease. This whole entire situation caused me extreme stress, depression, and anxiety. I cried myself to sleep at night. I was scared to go to bed, and during the two weeks I was there, I often only slept around four hours each night. I was scared to use the bathroom, and I ended with medical issues pertaining to my bladder.

The front desk staff was beyond amazing, friendly, courteous, and very professional. The amenities were perfect and the apartments were so much larger than places charging much higher rent. Leasing was a breeze, didn't have to wait days, or longer, as we have experienced with other housing. Your child will have the best of both worlds, living on campus, and not having to live in a dorm. Take it from a parent, this is where you want your child to be!

But this insurance does not cover the renter or any personal items. Better insurance is easy to get but registration with the Domain is difficult. #2 credit reporting scam. This one is golden. "In order to help the student build credit, the Domain will report monthly to the credit bureau on payment of each months rent". This service is a additional monthly fee. And you need to opt out. Opting out was a hassle and the confirmation back to the Domain was frustrating. #3 Excessive fees associated with the electric bill. Renter's are required to put the electric bill under one of the tenants names or the keys to the apartment will not be given out. We'll that is the policy. This was not the case. Instead they just put a 50 dollar per tenant fee. That's right a 200 dollar fee to pay a 65 dollar bill. I think this is one of the nicest places in COMO for kids to live. Just such a shame that they nickle and dime them with these scams. Let the buyer beware!

The walls weren't that thin imo, I was able to play music from my speakers in my room without hearing it in the next. The pool, fitness center, study room and package room are all very nice. The shuttle is super convenient and almost always on time. The staff are reasonable and there's always a spot for me to park. Maintenance is quick to fix any problems that I have (the managers that were in charge during the 2023 review were both fired and replaced). The rent is cheeeap, you probably won't find a better package deal with utilities than this in Columbia. The bad: The rooms feel much smaller once you've moved in, mine practically feels like living in a closet now. The awful vinyl blinds for the windows and doors might as well be made of sand, because they disintegrated in under a month of use (and I was charged for replacements on all of them!). I would personally recommend taking down the ones provided and putting up your own, just to avoid damaging them so you get your deposit back. I had phorid flies in my room every summer no matter what I did (I suspect that having the dumpsters in close proximity to the units is a factor). The gigantic windows in every unit both let my room heat up into the 75-80 degree range during the day in the summer, and similarly quite cold in the winter, and the AC vent was installed backwards and directly over said gigantic window. Couches and loveseats in the common room, as well as the older chairs they provided for bedrooms, are made of the worst pleather imaginable, they might as well have been made from skinned Nerf footballs. They peel with normal wear and tear. Was also charged to replace these. The table and the drawers provided all have a ridged surface on them, making it impossible to write on them without a mat. Closet shelves are poorly secured to the walls, and the pegs came out when I put stuff on them. The tracks for my sliding doors in my closet were messed up and the door wouldn't slide, maintenance at least took the doors out for me. Kitchen is extremely poorly ventilated, and any cooking will suffocate every single bedroom and set off every smoke alarm in the unit, even with both the balcony and front door open. Common room has an injurious head-level ceiling lamp, the most outdated non-CRT TV they could find, and more ridged tables. Overall, I'd recommend Campus Lodge if you're looking for a student apartment, this was a direct upgrade from my dorm in Hudson at Mizzou for sure. It's not the greatest, but it held up for my whole undergrad program.

When you move out, their "billing agent" will send you a stack of dark, blurry photographs to justify an invoice containing hundreds of dollars of charges. To make matters worse, the same pictures that literally show ZERO damage or dirt are used multiple times to justify separate "painting," "trash removal," and "cleaning" charges. It is an unethical SCAM! And for the places where we make out actual paint chips, scratches, or stains, The Quarters completely ignored that these exact conditions were photographed and reported on the move-in inspection report. They are now attempting to bill for literally the exact same paint chips and scratches that we reported and photographed at move-in. They assume that flustered parents and distracted college kids will just pay the ridiculous and unethical bills and move on. Again, BEWARE!!!!!!!
