Zero stars is the rating for Gregg Nichols. Renters BEWARE!
I would be extremely cautious and do your research before considering using this ReMax agent for rentals or for buying.
He has very questionable business tactics, hires extremely un-professional and un-skilled contractors (I've experienced the electricians, KB, show up intoxicated to work on electrical issues after hours because it's cheaper, & that's who Gregg uses) but more seriously, however, he has no respect nor understands boundaries and tenant rights (especially female tenants).
I am a tenant and when I was not home I caught Gregg on video entering my apartment without a reason or purpose, and without any notice, which by law he must provide. He of course was extremely defensive and aggressive after getting confronted and denied it until I explained I have proof. He then claimed the power went out & that was the "emergency". Power outages are not emergencies (I went 3 weeks during hurricane Sandy and he didn't once check in).
PSE&G confirmed the power had not at any point during the day gone out & my camera, which didn't loser power, does not run on batters. There was not any emergency of any sort & I believe his intentions to enter were perverted & sinister.
I am a single young female, living alone, and do not know what would possess him to think it is alright to enter my unit for no reason, and without informing me. What if I were in the shower? What if I were sleeping? I also noticed some very personal affects (under garments) were missing. I cannot express enough how intrusive & violating he is and to make it even more disturbing, he is under the impression he is allowed entrance whenever he chooses with out asking me and he lives on the premises in the second story unit. The police (Montclair, NJ) were called and according to them, were unable to do anything (not to my surprise) and told me it is a civil matter. They basically said it has to get violent for them to step in; breaking & entering and stealing are not enough...that makes sense. With his disturbing & intrusive behavior combined with his extremely hostile attitude, I now feel very unsafe.
Then there's Jerome Sahlman, his partner & the "money guy" in Gregg's own words.
He is also unbelievable aggressive, unprofessional & rude. Once instance, he insisted on entering my apartment b/c he claimed he heard water running at 6 am (Gregg said he only handles the finances not maintenance so why did he want in)? He doesn't text me until after 8 am as I was pulling onto Rt 3. Why? Because he thought he was going to enter without me. And why was he there so early when he does not live there? This ReMax realtor, who I have on video, was in my face yelling at me after I demanded he get off my chair & leave my apartment once he confirmed there was not water running anywhere in my unit. He only left after the police were called.
This is always their pathetic excuse to harass me (bully me). They claim water is running and insist on coming in then every time are confronted with nothing wrong & no water running. There is also no hot water almost once a week for the last 2 years and the housing department is now involved.
I can only warn people stay away! These are terrible "landlords" and the place shows it. In Upper Montclair you would hope to expect more but they are like most landlords, or I should say slum lords. read more
