Having Damian as our real estate agent was the BEST DECISION my husband and I made when we…read morepurchased our third home. He was the third agent we worked with so we had a few people to compare. Damian is like GUCCI in comparison to the other two agents (target, coach?). What separated Damian was that he truly cared for his clients and he fought for us. When the lenders put up roadblocks, Damian brought creative solutions. He took our likes and dislikes when looking at properties on our behalf. He always came prepared. He had spoken to the seller agents prior to showing us homes and looked out for pros and cons to each home to help us make the best decisions for our family. He was there every step of the way. He was a buffer to the mean sellers' agents and the difficult lenders. He was more familiar with even the loan process and how to help us navigate that than the lenders themselves. His partner, Christine, was like the cherry on top. It was like having two agents for the price of one. They work well together and complemented each other. He has our business until the day he retires. He is someone we would feel CONFIDENT referring acquaintances, co-workers, friends, family, strangers. Thank you Damian for taking what could have been a daunting and stressful experience into a manageable and pleasant experience! We are grateful for all your help and advocacy! They got me a better sale price than I was even expecting and sold it very very quickly. They were extremely helpful with any issues that came up that needed to be cleaned or repaired and really went above and beyond to make things convenient and effortless for me, even when the buyer asked for seemingly silly little things at the last minute! This was especially important because I had already moved out and was living out of state so I really needed someone to be there for me since I couldn't deal with these requests myself. They were always super friendly to deal with and had a great positive vibe. I am happy I got the chance to work with their team and meet some of them and I highly recommend!

The Full Story: We met Brian at an Open House and, without any commitment from us, he started trying to match our needs with a house. We were impressed with his diligence, attempt to understand us and openness so we went with him as our agent. It took us awhile to find a house so we had a lot of house visits with Brian and some of the things we appreciated included: - Area Knowledge: In an advantage over the online services, Brian frequently had the tip on homes prepping to sell. In a market where there's only a few days between a showing and a sale, this is important for giving a bit more time for diligence and prep a bid. Brian also occasionally got us into homes before they went on the market. - Diligence / Responsiveness: Brian doesn't stop texting. I don't think he sleeps. I'm not sure. But we appreciated the low bar of formality on communications, texting back and forth when convenient, trading links to new homes, etc. - Frankness: What I've not seen in a lot of RE agents is the frankness to call a lemon a lemon. When we'd do walkthroughs, Brian would proactively flag the negative for us even if I never would have known (ex: brands for things like water heaters). - Creativity: We were always open to fixers and Brian was always a valuable sounding board in walkthroughs for ideas on how easy/hard it would be to fix up a particular place. - Network: If you need a thing related to a house, Brian's got a person in the contact's list. Six months after close, we're still texting Brian for his advice on household problems or recommendations for a X to fix a Y. Brian also hooked us up with a loan agent who gave us a better rate than we were able to find ourselves and who provided exceptional service (Satish Dadral). - Soft Sell: We never once felt like Brian was encouraging us to spend more than we wanted to on multiple home bids we had with him. One time we even missed a house because he encouraged us to not increase our bid any further because the house wasn't worth it ( ... it turned out the house had major water damage and would have been a lemon anyway). - Enthusiasm: Brian's not a bubbly agent like many others, but we always felt like Brian really enjoys his work and is nerdy about it (a high compliment from us) and was always up to check out a new listing. - Thoroughness With Documentation: When it came to disclosures, Brian always read them and gave us his expert thoughts. He helped us learn how to focus on the important parts in the documentation. - Family Background: Small point, but maybe rarely mentioned ... Brian's got a family and for parents of very young children his experience helped us think through what we're going to need in a house as our kids grow up.

We attempted a home refinance with Loan Factory and worked with Arton Chau as our loan officer and…read moreAnder David Herrera as our processor. Our refi did have some unique circumstances given I was on maternity leave at the time and I wanted to give some grace for that, but the issues we had went far beyond a complicated refi. Additionally, when we decided to go with another company, the process was so smooth that it proved the situation never should have been viewed as that complicated to begin with. The main issues were: 1) Information would be asked for, we would provide that information, nothing would happen, we would ask questions then they would share they needed information that we had already provided that was right there in the same email thread. 2) The information they claimed to need from my employer kept escalating. They asked for a letter verifying I was still employed despite being on leave, my employer provided it, nothing happened, we checked on progress and they said we needed more. They asked to speak with my manager to simply confirm my employment, they didn't contact her for over a week, then they asked HR type questions she couldn't possibly answer. Then they claimed they just needed HR to confirm verbally that they had issued the letter, then they finally talked to HR and asked a bunch more questions. It was bizarre and honestly, my employer was apologizing to me by the end of it while I was apologizing to them. 3) They didn't care about official loan deadlines, because it seemed to be their plan to keep asking for extensions. We initiated everything on 9/8 and as of 10/17, past the 30 day mark, they were still "gathering information." Working with the company we ended up going with, we started with them on 10/21 and everything was completely wrapped up by 11/14. 4) When working with other loan officers I've had experience with, they will do things periodically on weekends or in the evenings as necessary to hit deadlines. This team seemed to never work weekends and at one point Ander went MIA for over a week of the process and was supposedly on vacation with no back-up. This wouldn't be a big deal if it were a longer process, but over a week out of 30 days is pretty extreme. From what I can tell, these people just aren't that skilled. They clearly have a big company and Factory is an apt name for it as I think they just get as much business as they can get, turn and burn, and don't really care about the service they are providing.
