When you are selling/buying a house, the buyer is supposed to find and pay for the attorney and all of their fees. This was the first time that I have ever had an attorney state that they needed the seller to come out of their own pocket for expenses. They sent us an email with a bunch of the closing paperwork a couple weeks ahead of time asking that the seller print them out, sign, and have them notarized, then mail the packet back to them. I know it is a nominal expense of maybe $10 or so, but still, not the sellers responsibility. I guess it is a great option if the seller isn't going to be present at the closing, and is out of town, or just doesn't want to run into their ex. But if the seller states that they want to be present at closing, so that they can also pick up their check the same day, there is no need to have the paperwork done ahead of time. After my client did their first batch of papers having them signed, notarized, and mailed back, we got another email for more paperwork to do the same. I reached back out to the attorneys office and asked them can't they just do all that paperwork at the office during closing? They replied back that they didn't need the originals back, but a scan would do. I let them know that since they have notaries in the office we would just do it with them. I wasn't trying to be mean, but I wasn't a fan of having a bunch of paperwork signed out there in case the lending fell through, or the buyer changed their mind the day of the walk through. I will say that Sam in the office was great. She put up with all of my emails, and phones to make sure the deal went through. She did have a great attitude the entire time. #490

She sold all of my fathers personal items and that was NEVER brought up in court. Literally all I was asking for was my fathers grill that he made with his bare hands. A Lawyer at Western Wake Law Group in Cary did a poor title search on our home. In panic, we contacted our lawyer at WWLG and she assured us that she would handle everything. I had a very hard time getting her to return my phone calls and emails. And when I did reach her, she stated that she was handling everything and we would not loose the house. We continued to get foreclosure notices and our new house was to be foreclosed on in less then 2 weeks. No response from her. I contacted her partner who also said they were handling it with no other info. I finally called our Title Insurance company who halted the foreclosure immediately. The title insurance company had to sue my lawyer to cover the lien. My advice, always have title insurance and don't use Western Wake Law Group.

I assume they are a legitimate layers office, but that sounds very much like what a scammer would send. When I replied to their email saying I did not know who they were, and that I did not feel comfortable sending the information over unsecured email, the person who responded said "I clearly stated who I was in my email below, please take the time to thoroughly read it over." Lockamy Law Firm is making me strongly consider pulling out of the deal until the buyer gets a lawyer with a little more professionalism and courtesy.
