He knows the Ruston / Lincoln parish market like no other and gets the job done and we would have had a deal had the state legislature not taken action to right a grievous wrong against the People of Louisiana right in the middle of our transaction. I've complained many times and apparently the entire complex is like this. The management just says to "keep the hot water running until the brown stuff is gone" ....I worry about possible health consequences? I never drink the water, for it is often dirty and ALWAYS has a FOUL SMELL. Also, they sometimes disconnect the water (and toilets) for hours at a time for maintenance issues with NO warning. I have been mid-shower and had my water cut off and it did not come back on for 3 hours. One of the big issues I had with this place is the lighting. The lighting is VERY poor inside, with every light on it's very hard to see at night. It's that awful yellow low-lighting that gives me a headache from straining to see. The outside area, between buildings and parking lot is VERY POORLY LIT also. Management is poor, and they do not even have office hours at this complex AT ALL. No one is ever here. The property manager overseas at least 3 other apartment complexes, so getting in touch with someone can be difficult. There are some pros: Close to Tech campus, spacious for 1 bedroom. I chose this place because I needed a 1 bedroom, pet-friendly apartment (this is one of the few places in Ruston that satisfies both accommodations).

When we finally did get in touch with someone, we were told we would have to pay a $25 fee just to VIEW a property. Not to apply, but to VIEW. I tried to clarify this with someone there, and was again told this was the policy. On our third attempt, we were told someone would call us back--they never did. Martin Presence is either a scam, or a very poorly run business. Either way, I wouldn't want to rent from them or let them manage my property.
