We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.

Julie helped us break it all down in a way that was easy to understand. She was very knowledgeable about different neighborhoods, school districts, and what each area actually offers. That helped us narrow things down quickly without feeling like we were guessing. One of the biggest things she helped us with was understanding the pros and cons of new construction versus existing homes. She walked us through taxes, long term costs, and what to expect in each scenario, which gave us a lot more confidence in our decisions. She also did a great job balancing both my preferences and my wife's. That's not easy, but she stayed patient and helped us find common ground without ever pushing us. We also spent part of the process renting, and she supported us through that phase too, which we really appreciated. We had initially sought to retain Alice's predecessor, whom we learned had retired. Alice lobbied hard to convince us that retaining her was equal to retaining her predecessor, and she went on to prove that that was the case. Alice knows this real estate market well, and provided us with two hours with a stager to get our house into tip-top shape for marketing. Her comprehensive market analysis was spot on, although she was willing to work with our request to list the house just a bit higher. In the end, she was right, and the house sold for the amount she had said the current market was at. Throughout the entire process, Alice was very responsive to any and all questions, returned all calls, texts and emails promptly and kept us informed of the process and of market conditions. We found her to be smart, decent, truthful, fair and a tough negotiator. We would work with Alice again in a heartbeat.

Both experiences were rather unpleasant and I would recommend using anyone else for realty services. As a tenant Steve is extremely passive aggressive to a childish degree and trying to request any maintenance work the few times we did in the two years we rented was always a hassle and an ordeal. He was so unpleasant to talk to I avoided it most of the two years we rented and luckily only had to do so a few times. During the buying process our realtors worked with him and through him the buyer and we had several delays due to him not getting paperwork ready in time and they complained to us several times how unhelpful he was during this process. They had worked with him before but never had the issues with communication and gettings things in on time like they did during our process.

Steve is extremely rude, was extremely difficult to work with, was very belittling, and mansplained to me the role of a property manager when I have myself owned and rented out a house before. He tricked me into thinking that he was the kind of property manager that cares about working with people and their circumstances, which was one of the reasons I chose that house. He was very hard to work with when I had to relocate home to Colorado for a few months for brain surgery (and what I was asking was not a lot, not even to end the lease.) When the lease was over, I reached out for a scanned copy of the deposit check and he never got back to me. When I followed up over a week later to ask more sternly for the copy I was entitled to, he presumptuously assumed I was asking because of roommate issues and told me to leave him out of it. He was belittling, presumptuous, rude, and unprofessional. And this is on top of his general lack of help with maintenance requests and overall unhelpful attitude with inquiries over the 2 years renting from him. I'm praying he doesn't respond to this review and attempt to gaslight me or justify his poor behavior as he's done with other reviewers here. Do not rent from him if you want to be treated respectfully or professionally.

The AC unit for this is not equipped for this cabin. Now allow me to address the mice problem. I understand it is country life and this happens. When I sent a text to the management group I got no response. It was not an emergency, emergency so I didn't call the emergency number. Stewart little and friends were not on my guest list. The hot tub needed some attention. The filter at bottom of the tub looked like little worms coming out of the holes. They have not mowed around the cabin in about two months and the trails were over grown. House keeping needs to wash the towels with some baking soda, vinegar and laundry soap. Those towels have a horrible odor to them. The propane grill needs some maintenance on them. We tried to clean it the best we could but hey it is what it is. Other then all of this it is a quite little cabin, clean (except for mice droppings and towel's stink) and cute

Ive been leaving messages since early November 2022 and have received not one call back or email response. This had been purchased by a family member and gifted to us as a wedding present. This company is DEFINITELY a SCAM. We will now be contacting the CCA, authorities and anyone else that can get the purchaser's $900 back. (The property is normally $265/night or $530 for the 2 nights that was purchased for $900 at the CCA auction) DO NOT USE THIS COMPANY(?) as they are A SCAM
