After handover they do not want to take responsibility to correct all the defects. They do not have any site supervisor who actively checks on all the things happening. I don't know how they still have their license. They are very unresponsible. I would strongly recommend people not to go with Bramwell to build. You will lose peace of mind and time with them.

Cornerstone is just the sales agents For Bramwell homes and will tell you whatever you want to hear, dont believe a word they say. We signed for the fixed house and land package in August/September '21 and told with out any hesitation we would be complete and have tenants in buy end of January '22. When we asked Effie and Cameron directly, clearly and without any room for misinterpretation what happens if the site needs piering, hit rock, needs cut or file due to the lay of the land etc what happens, without any hesitation we were told and i quote "it's the builders' problem not yours, it's a fixed price house and land package" this was confirmed at least twice. They told us Bramwell build in the area, Tamworth, and know the land and would only purchase land they know they can build on without problems. Awesome sounds great, they offered to do our taxes, manage our finances, have our main house and the investment paid off in 8 years, signed contracts and never heard from Effie or Cameron again, zero follow up, zero contact whatsoever. Chasing Effie and Cameron about the build from about November as we had heard zero about start date, or council application etc, got ignored, then when finally contact another member of cornerstone got given Bramwells Client Manager, Tricia. Chased Tricia up from then on, ask simple direct questions via email, e.g. has the building application been put into council, only to be given generic run around answers. after 6 or 7 emails with the same generic response and zero actual answers, Tricia never got on the phone once or even had the balls to answer my calls leaving the reception to make excuses. then get a call from another member of Bramwell, James who is the new client relations manager, this is in late December. Still zero application filed with council, and we were promised a finish date by end Jan '22. James offered a generic apology, made excuses that we were never going to be complete by end Jan '22 and blamed Cornerstone for saying that, Remember Cornerstone is Bramwells sales agents, and they work all together in the same office so they know what each other is doing. Again still chasing 6 months later to be finally told the block is in bushfire zone, but they are are playing with the design to make it work, ok why not tell us this 8 months ago seeing you claim to know the land and the build, zero response just generic blame game. Finally get Bramwells managing director, as well as Effie and 2 others on the phone in June '22. Clearly asked what the hold up is and why we have been told nothing, to get a generic apology as per usual. Ask what the story is as we were supposed to be complete 6 months ago at this stage and yet the building application hasnt even been put to council, to be finally be given the actual answer. The block not only is in a fire zone -- rating unknown, the block now is at a bad gradient which now requires the slab being piered, the duplex design now to be split level, more surverying needs to be done etc etc, and it will take another 18 months ooh yeah and another minimum of $350k!!!!. Remember this is a block Bramwell/Cornerstone knew and sold for the house and land package, and it's fixed price dont forget. Effie from cornerstone, when ask straight out, this is a fixed priced package you sold us, how is this our problem? didnt even answer the question just blatantly ignored it and talking about something else and gave excuses ask to why she never contacted us again even after numerous emails. If a builder puts this in their building contract, do not go anywhere near them, and i quote from the last page "The owners shall not make, in any shape, form or manner, an announcement, blog, public statement or article for publication in relation to or connected with the builder or the work under this contract without the builder's prior written consent" Lucky for me Bramwell void the contract so i can post the truth. contact me if this has happened to you bramwellcase @ gmail. com

These guys were competent in that they could work on-site unsupervised during the entire job, and the work was excellent. Not only were all 200 piles dead-plumb vertical, they finished inside the scheduled period of works. They were professional in the manner that they dealt with all personnel on-site including the architect, certifier, engineers and other contractors. Finally, they were responsive to the unforeseen challenges that arose during the project, co-developing solutions with the engineer. We have used them several times since, and they have never failed to impress. I have no hesitation in recommending LC Civil for any hand-piling, shoring and underpinning jobs.

He accepted responsibility for the delay, explained how he had injured his back, and informed us that he had implemented new document/customer management systems which would improve his professionalism. Our details are now in the system and we are under 7-year warranty. He also issued us with an itemised invoice and a note that it had been fully paid. We are just relieved to have our roof fixed and hopefully our insurance claim can now be finalised. I am leaving a modified version of this review here for future reference. *** In April we hired Brendan to complete maintenance work on our roof which was requested by our insurer. Specifically we asked Brendan to complete three (3) tasks. When he came, he suggested pressure cleaning our roof before doing the maintenance work. After completing the pressure clean, Brendan said everything looked fine and he would come back after the next heavy rain to make sure there were no further leakages. There were indeed more leakages. Our insurer inspected the roof and said that the 3 tasks hadn't been completed, so they couldn't finalise our insurance claim. Over the next 3 months (from April to July) we contacted Brendan almost every week, but he either didn't show up or gave us a reason why he couldn't come. We were sympathetic to his reasons but as the situation dragged on, it became extremely stressful for us. After another no-show on 17/07/2021, we gave up contacting Brendan and sought other avenues of redress. On 13/08/2021 I submitted the previous version of this review. In response to my review Brendan has been in contact and completed the work (see above).

He repaired several cracked ceiling cornices and also repaired the lounge room gyprock wall that once had a box-type air conditioner. He professionally painted all gyprock and cornices. Brad was very accommodating to also paint the roof gable and finial of my parents house. Brad also repaired a damage gyprock wall in my garage, he also painted my roof gable and replaced my roof finial. My special thanks to Brad for his expertise and professionalism, as both my house and my parents house are now restored to its former glory. Brad's excellent workmanship is a true reflection of his passion for his trade. To top it all, his excellent customer service has made it so easy and very pleasing to deal with him. He turned up on time, every time as promised. I have no hesitations in recommending Brad and would definitely be calling him again for my future renovations.

The furniture could be removed out of the room in less than 15 minutes (or less). Not professional and would not trust him.

The…read morepricing they provided was very competitive and I was doubtful of them because of that, but their bamboo floor boards seemed very strong and conviced me otherwise. Nearing completion, the installers realised they were missing some door trimming and would return tomorrow to complete it off, however, my daughter was holding an event tomorrow and the owner had promised me to have it completed by today. I spoke to him over the phone and he was quite clear he did not have the resources to complete it. An hour later, he called me and informed me he would be coming after work to fix it personally. Around 6pm, he arrived to glue down the trim and completed the installation himself. I was delighted by the customer service he has provided and I would definitely recommend FloorVenue for any flooring installations.
