    Living at the Apartments at PineBrook is great! The office…read morestaff & maintenance crew are exceptional. I'd like to give extra kudos to Mark & Darinda they always go above & beyond! We love our home here at Pine Brook. Its great living in a safe neighborhood with friendly neighbors. The Maintenance staff take care of the building and any maintenance issues very quickly. The landscaping is beautiful and the property is kept clean. Also it's a dog friendly property and they have ample doggy stations as well as a dog park.. The area is so convenient to everything. You have restaurants three blocks away a little farther down is Main Street for shopping eating etc. The Reservoir is behind the apartment complex. There is not much more to ask for The Apartments at Pine Brook is a great place to live!

You can hear neighbors upper and below through the walls/floors. Washing and drying is excessively costly and you have to use apreload" provided "preload" provided card rather than just change. It seems like an okay neighborhood, but there have been 6 cars with stolen catalytic converters in the lot in September 2022 (I was one of them). There is absolutely no security on the premise, so if you are robbed or you car broken into there is no recourse. The dog park is pathetically small, and the pool is mediocre. I stayed here for a year after staying in Southgate for 5 years, and Southgate was a much better deal/package! Southgate had security, more responsive maintenance, a much better gym, and was cheaper. Brandon Craig also made my experience terrible. In short you couldn't pay me to live there again. There is a whole list of apartments in the area that are either a lot better or a lot cheaper than this dump. Don't pay 1650 a month for a shanty. The only redeeming quality it the reservior

I have had no issues on my end until I was inbetween jobs and was late on my rent for a month. I got a new job and caught up on that month immediately and I am still playing catch up until my next check because of how much I had to dish out from the original late month. I make this clear because I am unsure if this is the reason why that is why I have had no maintence help or not but I literally have been without heat for almost a month now. I also have had a fast leak for about two weeks straight now. I put the maintence request in for the heat issue about going in 3 weeks now. I also put the leak request in about 4 days ago. I have yet to have any maintence help with these situations and when Maintence does come; they continuously do a half ass job. For the amount I pay in rent why do I have to do my own pest control, fix things most of the time myself and etc. and deal with a broken down apartment? This is not where you want to move, even down to the people that work in the office. I have had nothing but run ins with unnaproachable staff here. Danielle has to be the most approachable and most respectful person in that office, she does her job and answers any questions with eager to do so. The last thing to make known is also the fact that there is never any parking. I have lived places where they take down the license plate number or give you a parking pass to show you actually are a resident at the apartment complex. However, here that is not the case. There are people with literally 10 people in 2 bedroom apartments that all have cars parked here. This is unfair to the tenant that actually pays rent here and follows the rules of the contract via parking and alloted card per household.

We would absolutely have renewed our lease if we were not moving out of the area. Should we return and need a home here, we would again rent here. There were no problems but maintenance was quick to reply and fix minor things. We enjoyed the pool in the summer. Parking was never a problem. Again I would not hesitate to rent here again.

Carpet was normal wear and tear. Quoted for over $700 and claimed our deposit fee. Tried talking with management who never responded. Typically this would be disputed in the court of law. Any excuse to nickle and dime you on the way out. Rent is absurdly over priced compared to other local apartments. $1440 monthly + $500 for 2 months (60 days) + $700 to replace a cheap carpet with normal wear and tear. I'm no mathematician, but Cheryl (manager), Alison, and Jeannie have no problems with ignoring when issues arise (we had mice, cracked tiles, horrible insulation, and bees surrounding our area) and ignoring emails. Only care to collect your money and claim their dues. Avoid at all costs unless you don't mind shelling out more than what your contract actually says.

    I lived here for 3 years (2017-2020) and LOVED it. Especially compared to the other apartment…read moreoptions in the Newark area this is the best for student living. I paid the same or less compared to most friends and had way more space and amenities. Living space: very spacious with nice appliances, nice vinyl flooring in the kitchen and living room, and marble countertops. The rooms each have their own bathroom which was life changing for me coming out of the dorms. The bedroom doors all lock from the in and outside like a front door lock so if you really don't trust your roommates you can lock your door everyday when you leave. There's a lot of windows so we had a ton of natural sun light come in everyday. The furnished apartments have perfect furniture pieces for students because they're virtually indestructible, not the comfiest tho. The TVs were really nice. The PORCH is luxurious. We had an end unit so we had a nice big porch and by our third year had filled it to the brim with plants (I mean Home Depot is rightttt there) Roommates: I see a lot of people on here complaining about the roommate situation. Yes, unless you sign a lease with enough people to fill every room, they can assign someone to any empty room. And yeah 1 of the 3 girls I lived with was basically evil. But again the doors all lock and you can fill out a form with anything they're doing that's not great for the living space and start a conversation with the apartment management about it, which was enough to keep her out of our way for the time we shared in that apartment. Maintenance: they will absolutely barge in to your apartment with not much warning besides one knock and annoying as that may be, you agree to it in the lease. Just don't walk around naked in the living room and you should be fine. The maintenance responds to most requests within the week which is nice and they fixed any of the problems we had with no issue. Bugs: for 95% of the time we were there we had no problems. I'm talking 2 years 9 months with not a single bug getting in, not even an ant. Until wasps suddenly were able to find their way directly into my bedroom through air vents for the last month or two I lived there, about 11 total wasps. Not sure what was up with that but hairspray works quite well to get em. Area: you shouldn't live here if you're not in college. Simple as that. Because college students are the most tolerant to basic annoyances. You will hear music blaring from cars sitting in the parking lot at 4am. You'll smell weed all around all the time. You'll see dog poop everywhere. You'll hear parties 3 or 4 nights per week and drunk people tripping up and down the steps. Nothin crazy, just very annoying if you're over the age of 22. The UD bus stops there which is nice. The parking is ample so we never ran out of space. BUT, beware of guests that come. They will tow a car with no pass that's not in a guest spot so fast it's crazy. And the fee to get the towed car is like $130 so save yourself the trouble and park in a guest spot or at the Home Depot. The fire pits and pools are really nice. The little events they put on are fun and usually result in free stuff. And the package office is nice to have, until the Amazon guy decides to deliver to "your door" directly except it's not your door at all and you have to check every door in the whole complex...yup happened several times. They charged a couple obnoxious fees in terms of how much of the security deposit we got back. But I basically had an amazing time living here and my friends and I all miss it dearly.
